Elevated roads influence development of Bangalore real estate

Bangalore- Elevated roads in Bangalore, along with minimizing traffic issues and giving an elegant look to the region, have also influenced the real estate development of areas along the corridor.

Some of the important elevated corridors that have transformed the real estate scenario of the city include Tumkur Road, Hosur Road and Bellary Road.

Tumkur Road- Being located close to Peenya industrial area, the region has seen extreme real estate development in the last few years. It has an elevated road over the National Highway to Pune. Metro connectivity up to Hesaraghatta cross and the Y-shaped C N R Rao Road underpass too have added to the development. The proposed Intermediate Ring Road which will connect Dabaspet to Devanahalli and the NICE corridor also has influenced transforming the area to one of the city’s realty hotspots.

The region includes Rajajinagar, Malleswaram, Mathikere, Jalahalli, Mahalakshmi Layout, HMT Layout, Hesaraghatta Main Road, Nandini Layout and more.

Hosur Road- The continuous IT boom in the region has changed the suburban area into a most-sought after area in the city. The National Highways Authority of India (NHAI) constructed the longest elevated road in the country leading to the Electronic City, which also links to many other prime roads.

It is in vicinity of industrial belt of Harohalli Phase III in Kanakapura which is in turn connected to the Bangalore-Dindigal NH 209 running through.

Some of the areas around the elevated corridor include Begur, G B Palya, Singasandra, Somasundarapalya, and Kudlu Road.

Bellary Road- A six-lane elevated expressway is being developed by the NHAI, from Hebbal to the Yelahanka railway under-bridge. Excellent connectivity and proximity to Bangalore international airport led to various developments in Bellary Road. NHAI has planned to construct more flyovers, underpasses and pedestrian underpasses on this road.

Metro Rail Phase II would connect the region with international airport and Peenya. Outer Ring Road (ORR) corridor is expected to make the stretch from the Hebbal flyover to Beninganahalli, a potential hot spot for commercial development.

The residential belts served in this part are Hebbal, Hennur Road, Yelahanka Satellite Town, Bagalur Main Road and Doddaballapur Road.
