Farmhouses, a value add for real estate in Gurgaon
With the new farmhouse policy in the final stage of formulation by the Haryana government, Gurgaon is now all set to develop farmhouse colonies as the latest entrant to its real estate kitty.
As per the draft policy a farmhouse colony would be a cluster of 20-30 farmhouses, spread over at least 100 acres, each with an area of 1 to 2.5 acres.
The colonies will be developed in form of gated communities with 6 ft. high boundary walls around it. The individual plots will be distinguished by barbed-wire fencing and hedges, and no boundary walls will be allowed. Moreover, there will be no commercial development that may hinder the peace of the area; although amenities like banquet/party halls, will be allowed.
Before the construction, the authorities will make sure that the colonies are well equipped with infrastructure such as water supply, electricity, security and proper roads.
According to sources, a separate policy for farmhouse colonies will be prepared for the low-density eco cities.
A Gurgaon-based developer Ramprastha Group has planned to start a farmhouse township here.
Presently the company is in the process of buying land. The project is expected to be over within two years. Although the blueprint for the proposal has already been released, the company is waiting for the final policy.
The main reason to set up farmhouse colonies is to increase demand for change of land use (CLU) for farmhouses. According to the existing policy, an individual interested in setting up a farmhouse on his farmland in the agricultural zone can apply for CLU permission with a minimum area of two acres. Even people with no prior farming background can prefer to set up such farmhouses.
In recent times farmhouses have been used in different ways such as party destinations, holiday homes and even as property investments along the outskirts of urbanized areas.
Hence these, combined with security issues, could have become hurdles for the state’s successive development plan revisions.
Gurgaon presently has maximum farmhouses located around the city. Other farmhouse areas in NCR include Faridabad, Rohtak, Hisar and Ambala.
According to the experts, the infrastructure has been a major concern for the existing farm houses in Gurgaon and nearby areas that are constrained by lack of proper connecting roads and essential amenities.
