Guda allows the plot owners to merge plots to build bigger houses
The Gandhinagar Urban Development Authority (Guda) has proposed to introduce the amalgamation strategy for the municipal corporation limits. Various plot sizes of the same area can be amalgamated into larger plots and bigger bungalows can be constructed on them. This news has brought major relief to private plot owners in Gandhinagar.
Since the new development plan now includes special provisions that will encourage owners to make their homes more accommodative and spatial dwellings, the plot owners are busy buying adjacent plots to increase the sizes of their own dwellings. Hence many plot owners are charging hefty amounts and are making very good profits out of this new provision.
Guda is also offering another option to individual house owners to construct an extra floor, which is apart from the option of amalgamation. A Guda official mentioned that this provision will allow the small plot owners to pool in and construct larger dwelling units.
There are a total of 22,586 private residential plots within Gandhinagar city and nearly 82 % of these have an area 50, 80 and 90 square metre. These plots only have a scope of building only a maximum of 90 square metre because of margin space and ground coverage constraints and have to omit parking space from their plans. The owners of such plots, under the present regulations, cannot expand or construct more carpet area space as heights of buildings have been fixed.
This move was welcomed by the plot owners as now they can build bigger houses or sell their small plots to buy bigger plots in another area.
