High Hopes of Patwari Farmers want better Compensation instead of Land
The Patwari farmers got what they wanted. It was their 600 hectares of land which was acquired by the builders and was given back as per the Allahabad High Court order to Greater Noida Authority and developers. For about 600 hectares in Patwari, the total compensation paid to farmers was over 450 crore. Yet they were not happy.
The farmers here do not want their land back as it cannot be used for farming in the next 10 years with all the concrete having gone into it. The water table too has dropped from 30 feet to about 120 feet in the area. The farmers want the authority to compensate them better and also make them shareholders in the future development of the area. “We want compensation equal to 50% of the value at which the developer was given land from the authority,” says Pradeep Yadav of Patwari village, who has 250 bighas in the village. Apart from this, according to the rehabilitation policy, they want a fixed share in the land price increase in the area for the next 33 years. They also want the village land (abadi land) that was acquired earlier to be given back on lease without pre-conditions by the authority.
In Patwari, of the 600 hectares denotified, only 15% land was given to builders. About 15% were Noida authority plots, about 15% was IT parks and another 15% for educational institutes. The rest 40% went for roads, bridges, parks, and other public services.
Homebuyers, who have bought flats in the area, though do not want their money back. They want to own homes. Now the Noida Extension Flat Buyers Welfare Association, which has about 2,600 members, has put in its application in the Allahabad HC to be made a party in the pending cases related to Noida Extension so that their voices are also heard by the court. “We don’t want our money back. We want our flats. Today, there is no other option to buy a home at this rate. If we take our money back, our dream of owning a house will be shattered,” says GL Sagar, secretary of the association.
