House for Any Budget in Nyaykhand, Gyankhand in Ghaziabad

Lying in the heart of Ghaziabad, Nyaykhand and Gyankhand are localities with good physical and social infrastructure. The residential sectors here are developed by Ghaziabad Development Authority (GDA), which is why electricity, water, and roads are maintained by Ghaziabad Municipal Corporation (GMC). Several kinds of property are found here, including studio apartments and builder floors.

Nyaykhand comprises the Nyaykhand I and Nyaykhand II areas. Nyaykhand I is well connected, with the Vaishali metro station located just 4 km away. Gated communities are few in number. The semi-furnished and furnished flats are available in mid and luxury segments. Most typically, people opt for 1 BHK and 2 BHK flats for rent. The maintenance charge in these flats ranges from Rs 1,000 to Rs 1,500 per month. Even Nyaykhand 2 is situated close to the Vaishali metro station. But its connectivity to NH-24 is the icing on the cake. Indirapuram Public School is a popular landmark in the area.

The monthly rent for a 450-950 sq-ft 1 BHK unit costs anywhere from Rs 7,000 to Rs 9,000. For 800-1500 sq-ft 2 BHK and 3 BHK units, one would have to pay a monthly rent in the range of Rs 11,000 to Rs 20,000.

Gyankhand I is a sector developed relatively newly by GDA. It’s well planned, and has spacious individual houses and builder floors. The area has a lot of recreational facilities and parks, while the roads are wide and clutter-free. However, Gyankhand I doesn’t have adequate social infrastructure such as hospitals, schools, and malls.

Monthly rent rate for a 450-600 sq-ft 1 BHK unit lies in the range of Rs 7,000 to Rs 9,000 per month. Builder floors, and 2 BHK and 3 BHK units, on the other hand, command rentals in the range of Rs 11,000 to Rs 20,000. A few 4 BHK units are also available at rent rates ranging from Rs 18,000 to Rs 30,000.

The prices are extremely reasonable in these areas of Ghaziabad, and will suit almost any budget. However, social infrastructure is the need of the hour in Gyankhand I.
