No Comments Sub Category:Hyderabad,Realty News Posted On: Apr 02, 2014

Location is everything, and when a new city is to be founded, getting in early on the action is a smart thing to do is a known fact to anyone who has ever dabbled in real estate.

Therefore members of the committee of urban planners and urban policy experts were stunned to find their mailbox flooded with suggestions when the Central government on Friday notified them to identify an area where a new capital for Seemandhra might come up.

Professor K T Ravidran, a member of the committee and head of department of urban design in School of Planning and Architecture says, “We got the information of notification on Friday and I have already received many emails with suggestions as to where the new capital could come up, not just from some of my former students but just random acquaintances and even strangers.”

He adds that “To my surprise the suggestions are detailed and even maps of certain areas have been attached to the mails.” The committee is to be headed by K Shivaramakrishnan, former secretary urban development, Jagan Shah head of the National Institute of Urban Affairs, Aromar Revi who heads the Indian Institute of human Settlements and Rathin Roy of NIPFP.

The speculation has been prevalent on which city would get to be the next capital, from the time when it became clear that a separate state of Telangana with Hyderabad as its capital would be declared.

For a probable capital of Seemandhra; Nellore, Tirupati, Kurnool, Ongol, Vijayawada, Guntur, Amaravathi, Visakhapatnam and a new Greenfield city are already doing the rounds.

Sekhar Reddy, president of Confederation of Real Estate Developers‘ Associations of India says, ” In Ongole (in Prakasam district) and Vijaywada we have already seen an at least seven fold jump in real estate prices.”
