Hyderabad illegal buildings may get approval
Hyderabad – A new provision has been made in Hyderabad Metropolitan Region (HMR) master plan which will control unauthorised buildings.
According to the new master plan, the structures which are constructed illegally will now be regularised by metropolitan commissioner of Hyderabad Metropolitan Development Authority (HMDA). Although the rules go as the same but the owners are also supposed to pay penalty amount and other additional charges demanded by the commissioner.
This has become a major concern for the people who are protesting the Building Penalisation Scheme (BPS). The size of plot and height of the structure will not be taken into consideration while regularization.
There are lots of pending Building Penalisation Schemes (BPS) to be cleared by Greater Hyderabad Municipal Corporation (GHMC) and HMDA. This is because the cases of illegal buildings or structures have been increasing every year.
Some Welfare Association members feel that this provision will automatically promote developers to construct more illegal buildings. It will also be advantageous for those builders who have constructed many illegal buildings in Manikonda, Nizampet and Boduppal.
Recently a clause in master plan is opened which is related to continuation of Layout Regularisation Scheme (LRS). This clause stated that if the land site or plot is not a part of valid approved layout or scheme or it is not managed by concerned authorities then the builder will not get nod for constructing building from sanctioning authority. On the other hand if such is not the case then the sanctioning authority (HMDA or any other body) can impose penal amount or other fees for approval.
Some GHMC officials expressed that this provision is very much appropriate for properties in Hyderabad which have less than two floors or for individual houses in smaller plots.
