Invalid conversion documents for lands in Bangalore
It is recorded that in several areas in urban and rural Bangalore, residential sites have been formed and sold by creating fake documents.
So, the inspector general of stamps and registration has directed all sub registrars, especially those in Bangalore, not to register any property that does not have valid conversion certificates.
The authority has requested the property buyers to contact the tahsildar’s office to cross-check the authenticity of land records. As the real estate lobby has spread into villages of Bangalore where land specified as green zone and agricultural fields is sold as residential plots.
The situation aroused as earlier the gram panchayats used to issue a house list number that separated agricultural land from residential areas within a village. During registration of sites in the green zone, the real estate mafias came up with some khaneshmari number and produced a fake khata receipt to establish ownership. The government authority has informed that both village panchayat’s officials and sub-registrars were involved in this scam, and the victims are the buyers.
The stamp and registration department has asked the property buyers to check the land usage conversion order from DC’s office, layout approval from local planning authority like BDA, and BMRDA the development authorities of Nelamangala.
