Kalindi Kunj bypass: better connectivity between Noida and South Dehi

Kalindi Kunj Bridge was built in 1984 and since December 23, 2012 this carriageway was closed for repair work. Kalindi Kunj Bridge connects the south Delhi with Noida. The Uttar Pradesh state irrigation department has written to the Gautam Budh Nagar SP (traffic) and the authorities in Delhi had to divert the traffic traveling every day from Delhi to Noida and vice-verse to DND as the repair work was on progress.

Proposal of Kalindi Kunj bypass:

In 2002, Kalindi Kunj bypass project was prepared  by Public Works Department to Unified Traffic and Transportation Infrastructure (planning and engineering) Centre (UTTIPEC) to reduce travel time between Delhi and Faridabad and decongest Ashram Chowk, which may finally  take off now after 11 years.

According to the PWD official, they have already submitted three proposed alignment possibilities for the project and expect to get a positive nod soon. The long unsolved issue of land acquisition in Noida was the primary reason for the project to get a halt. Uttar Pradesh government had to ask the PWD to discontinue the work in 2007, after an expenditure of Rs 52 crore. This bypass road is expected to begin at Ring Road near DND flyover and end near Badarpur Border.  This will be 27-km long bypass which extends from Kalindi Colony in Delhi to Palwal in Haryana.

Connectivity between Delhi-Noida:

The bypass will start from Ring Road near DND flyover with Badarpur Border. However it will not only provide additional connectivity between Delhi and Faridabad but will also decongest NH-2 besides helping in easing congestion at Ashram junction. The bypass will be an additional road between Delhi and Faridabad which will cover the 13.2KM distance between DND flyover (Delhi side) and Kailgaon village along the Yamuna bank.

Among the three alignments, the first alignment will be he Jasola bird sanctuary is coming in the way and the affected colonies will be Abul Fazal, Shaheen Bagh, but in alignment-2 the disruption is minimal. In alignment-3 the Holy Family Hospital and few colonies such as New Friends Colony, Zakir Nagar and Haji Colony will be affected.

Already Rs 100 crore has been sanctioned by the government, to construct the 14-km stretch of the bypass that falls in Delhi. Although 13 km road has already been constructed in Haryana.

2002-2013; sanction period:

During 2003, construction on 6.5 km bypass from Kalindi Kunj Colony Ring Road to Kalindi Kunj Road was approved. The project was supposed to start in May 15, 2003 and was expect to be completed by May 14, 2005. However the UP government denied parting with its land.

The Government sanctioned the 6.5-km bypass from Kalindi Kunj Colony Ring Road to Kalindi Kunj Road in March 2003 at a price of Rs 63.41 crore.

The Delhi High Court in 2006 passed an order prohibiting road construction within 300 metres from the edge of the river. According to reports last year the court revised the order and allowed road to be built 120 m away from the river. Although UP government refused to give away land in and around the bird sanctuary and sand mound near the Yamuna, bringing the project to a halt in 2007.

Real estate view:

Kalindi Kunj road will be a benefit for the residents staying at sector 35 Noida and beyond this sector. This new bypass will smoothen the heavy traffic moving to and fro from Noida to Delhi. This bypass will connect the developed sectors on both sides of e-way at Mahamaya flyover.

It will start from Jaypee Aman is Sector 153,  then a thin road goes onto various sectors via villages etc 155, 156, 158, 159, Villages, 161, 166, 167, Villages, to 168.

From 168, hence the real estate with in this sector will boost up with no time. However the price appreciation is likely to witness a steep hike among these sectors in future.

Projects like Paras Seasons, Sunworld Arista, Metlife, Accenture etc. commercials, Noida flats in 135 sector 127 (Shipra Site), then the whole commercial area ahead of 127  will be affected by this bypass.

Hence the Kalindi Kunj bypass will encourage real estate investment in Noida. Looking at the graph of Noida, investment is slowly picking up the pace and soon will turn to one of the most structured and planned areas among National Capital Region.
