L-G Najeeb Jung likely to approve DDA housing units along the ‘Facility Corridors’

Lieutenant-Governor Najeeb Jung is highly likely to give green signal to the Delhi Development Authority’s plan to set up residential units along ‘facility corridors’ in the Capital. Once passed, this amendment in the Master Plan Delhi 2021 will open new areas in the city for housing projects. Regions located on the outskirts of Delhi including Khanjhawala, Ghitorni, Najafgarh, Burari and Bawana will be mainly focused in the plan.

 

After being passed by DDA’s board of directors, the proposal will then be moved for the final clearance to the Centre. The committees reviewing the master plan have approved the proposal and it had now been put up for suggestions and objections from the public. An official said in a statement, “The final public suggestions and objections have been taken and the proposal with amendments will be put up in front of the board on Monday.”

The initiative, in addition to prevent unplanned and unintended growth in the city, will certainly give a major boost to residential real estate development in outer Delhi. The plan envisages allowing residential units along ‘facility corridors’ earmarked in the MPD 2021 for urban extension. These corridors, which are a part of the larger Transit Oriented Development (TOD) of the Capital, were originally meant to be commercial and recreational centres, and strictly non-residential.

The housing and land owing authority has so far received over 300 suggestions. Out of these, only one has been picked up. The suggestion talks about increasing the floor area ratio (FAR) of community centres and district centres to bring it at par with the commercial centre in developed areas that have 250 FAR. MPD 2021’s chapter 5 — Trade and Commerce — will be amended accordingly. The term ‘non-residential’ in para 5.7.1 will be changed to ‘residential’ in the definition of land usage in the facility corridor.
