Mumbai: Cluster development plan finalized by Thane Municipal Corporation
In an evident attempt to solve the ‘unauthorized housing’ problem in Thane, a cluster development plan has been finalized by the Thane Municipal Corporation (TMC).
According to a proposal put forth by civic chief Aseem Gupta, the problem of illegal chawls and buildings in Thane can be effectively solved if the cluster approach is adopted and double FSI is granted in the city.
With over 15 crore sq ft of land currently occupied by illegal housing structures in Thane, unauthorized constructions are using two to four FSI. If Maharashtra state government gives approval to cluster redevelopment plans for Thane, an expansive 30 crore sq ft will be covered under redevelopment.
Since policy planners are apparently focusing on a complete makeover of Thane under the Urban Renewal Plan, all of the city’s illegal housing and authorized buildings – more than 30 years old – will be covered. In addition, the proposed overhaul of the city will also cover all state-owned buildings built three decades back, and unsafe and ramshackle structures less than 30 years old.
Revealing that a 10,000 sq m area will be demarcated for the cluster redevelopment and will include all buildings, a TMC official said: “If an authorized and structurally sound building is an obstacle in the redevelopment process, it will be brought down and anyone refusing to be a part of the cluster plan will face legal action.”
