NCR realtors to clear stock this navratri season

Gurgaon and Noida realtors this navaratri are concentrating on clearing inventories, moving with their independent strategies. Noida realtors are doling out freebies and discounts to rap up inventories on the other hand Gurgaon developers to expedite sales, are doing every possible effort to meet their project completion deadlines.

Some well-known Gurgaon-based players taking up the challenge are Ramaprastha and CHD developers. Nikhil Jain, chief executive officer of Ramprastha Developers alleged we do not require relying upon auspicious events for our business fortunes or any launches as we believe in brand value, recognition and loyalty. We stick to quality and timely delivery.

Ravi Saund, COO, CHD Developers said, Untill you pay attention on your buyers to resolve their problems, No freebies work. Ultimately what buyers expect is a home at reliable cost with best services.

Projects lined up in sector 32, Dwarka Expressway are the matter of focus for Ramprastha. By next quarter, The View, Edge towers and The Atrium are scheduled for delivery whereas Premiera is under construction. CHD also has some projects whose completion is expected by end 2014 and has also invested in the property in Sohna Road of about 300-acres land whose launch is yet to be announced.

Chairman and managing director, Noida-based Amrapali Group, Anil Kumar Sharma and president, CREDAI (Confederation of Real Estate Developers Association of India) -NCR is a strong propellant of festivities as a tool to recover losses. He mentioned, in a festive season gifts have a major role and therefore it is the correct time to offer discounts and incentives on houses.

Project Aranya

Project Aranya, located in sector 119 is of another Noida player, UNNATI Fortune Group. It’s sponsoring free parking facility and power backup on bookings along with free club membership. The approximate cost f special offers are around Rs 4.5 to Rs 5 lakh. CMD, Unnati Fortune Group alleged that, “Since time immemorial, most Indians tend to link property acquisition with auspicious dates.”

In Gaur Properties, two attractive payment plans are been offered by Realty firm Gaursons of Noida. Out of which first scheme offers buyers a plan where buyer will pay 15 per cent of the cost at the time of booking and rest 85 per cent at time of possession. As per the second scheme the criteria is 40:30:30 in which buyer can pay 40 per cent now, 30 per cent after six months and the rest on ownership.

Manoj Gaur, MD, Gaursons India alleged that in last navratra our sale was converted into more than 500 units by the buyers. He added we were able to clock nearly 20 per cent hike in sales growth and so expect to do the same this time too.

This year Amrapali Group is offering 1 to 3 per cent discounts for booking in all its ongoing projects in Noida, Greater Noida (West) and Yamuna Expressway and along with that also sponsoring some gifts such as home appliances, electronic gadgets  etc.

A prominent realty consultancy firm, Jones Lang LaSalle has been decisive of offering in festivities and the real estate scenario in both NCR townships. JLL India’s spokesperson said artificial demand is created by Freebies and festive offers that normally prove to be counter-productive as they represent the anxious position of the developer and in turn hurts their brand value and status.
