New rules for high rise apartments in Kerala
In the new guideline for high rising apartment in Kerala, the Ministry of Environment and Forests prescribed 15-30 meter road access for buildings of heights ranging from 15 to 60 meter. Anything above 60 m, the minimum road width shall be 30 meter-plus. It also stipulates that a fire station should be located within 2 km.
According to the guidelines, all necessary fire-fighting equipment should also be in place for buildings taller than 15 meter are ready for occupation.
According to builders association, these guidelines made it impossible for any high-rises to come up in the State. They also feel that these guidelines might be good for construction of apartments in Kochi and some cities, but could not be applied to Kerala because of a severe land scarcity.
Since almost all roads in major cities in the State are of less than five meter, such restrictions based on road width will adversely affect the State’s development at large.
According to the new rule, projects can be constructed only in the side of highways that meet the road width criteria.
