An amendment to the zonal regulations of Masterplan 2015 won’t allow change of residential land use to commercial. The Bangalore Development Authority (BDA) is bringing in an amendment to the zonal regulations of Masterplan 2015 that will bar the change of land use in areas that have narrow roads.

According to the proposal, no change of residential land use is permitted on roads whose width is less than 12 metres (about 40 feet). Normally, the width of roads in residential areas varies from nine metres to 12 metres and they can’t handle high-density traffic. During the IT boom of the early 2000, residential areas of Koramangala, HSR Layout, BTM Layout, Indiranagar and Jayanagar witnessed many tech firms springing up. But not anymore.



The amendment to the zonal regulations of Masterplan 2015 will bar the change of land use in areas that have roads less than 12 metres in width. A masterplan is a development map for 10 years. During the IT boom of the early 2000,independent houses and residential areas witnessed many tech firms springing up as the rents and overheads are low. But not anymore. The amendment will be placed before the urban development department for its final approval. According to the proposal, no change of residential land use is permitted on roads whose width is less than 12 metres (about 40 feet). This means the residential properties cannot be converted and used for commercial purposes.
