Noida Master Plan 2031 creates more scope for high rise projects and group-housing societies
The NCR Planning Board has recently approved a new Master Plan 2031. There is a lot of scope for infrastructural, residential and commercial development like widening of roads with elevated structure and underpasses, flyovers, greenery, high rise buildings, hotels, major Metro and road linkage projects to ease traffic, etc in the new plan.
According to the new master plan, it is estimated that the population of Noida will go up to 25 lakh, 19 lakh more than the current population, in the next 20 years.
As the land bank report says that Noida is almost saturated, the focus of realty development will be on high rise building in Noida.
The new master plan proposes to widen roads connecting the sectors, from 30 meters to 45 meters. Land for greenery is also increased in the plan. The space for green areas has been increased by 40%. No construction will be allowed on 60% of the new allocation.
The new master plan has put emphasis on group housing projects, as Noida is gradually getting saturated and there is no scope to extend its area.
The new master plan envisions the construction of 2.5 lakh new houses along the expressway and adjacent to Noida Extension in the next three years. Out of this, approximately one lakh houses are being constructed along the expressway under group housing projects.
