Properties in Noida Sector-82 witness 20% appreciation
Noida- Owing to the good connectivity provided by proximity to Noida Expressway and Yamuna Expressway, the real estate market in Noida’s sector 82 has been witnessing fast-track growth.
Located in proximity to national highways such as the two expressways, the area is linked well to the rest of the state. Sector 82 has registered a 20 percent capital appreciation during the Oct-Dec 2012 quarter. In September 2012, the rates were around Rs 5,100-5,400 per sq ft while it rose to Rs 5,600-6,700 per sq ft by December 2012. The prevailing rates of properties in sector-82 are between Rs 7,000 and Rs 7,500 per sq ft.
A property with 1000 sq ft which was available at around Rs 50 lakh in mid 2011, is presently available at a price around Rs 70 lakh, and this shows the speed of appreciation in that area.
Sector 82 has smooth connectivity as it is located adjoining Noida-Greater Noida Expressway and the Dadri Road. The area is also linked the Yamuna Expressway, which is also flourishing in terms of development and is a hotspot for buyers. The neighbouring Sector-110 is also good and this ensures that buyers find the locality livable.
Mostly the buyers of properties in Noida Sector 82 are people working in Delhi, Noida, Greater Noida and Noida e-way. The workforce commuting to and fro from Yamuna e-way has also driven the realty market of the area.
Sector 82 is divided into five colonies, namely, Vivek Vihar, Udyog Vihar, Kendriya Vihar, Swarnim Vihar and Greenview Apartments. The area also houses Janta flats developed by the Noida Development Authority.
Maximum rise of property prices has been recorded in two cooperative colonies- Vivek Vihar and Kendriya Vihar. There are around 1,100 housing units in Vivek Vihar and 2,700 units in Kendriya Vihar. The two colonies have good amenities such as power backup, round-the-clock security, basement parking, community hall, lift and garden.
Sector 82 has adequate open space, which is generally prefered by most of the buyers. Other sectors adjacent to this sector are also seeing good development in terms of new projects. Reputed developers such as Eldeco Group, Omaxe Ltd, ATS and 3C Lotus Panache are bringing their projects in adjacent sectors such as 92 and 93.
