Property tax increases in Ahmedabad, Vadodara

Property taxThe standing committees of Ahmedabad and Vadodara have declared hike in property tax by 60 percent and 50 percent respectively in their revised budget 2013-14.

The standing committee of Ahmedabad Municipal Corporation (AMC) accepted the proposal to increase residential property tax rate by 60 percent (from 10 per sq m to Rs 16 per sq m) and 27 percent hike in commercial property tax rates (from Rs 22 per sq m to Rs 28 per sq m approx).

Earlier the Ahmedabad Municipal Corporation (AMC)  proposed a 100 percent hike in tax for residential properties and 45 percent for non-residential properties.

The accepted hike in taxes will add extra revenue of worth Rs 500 crore to the civic body. A total budget of Rs 4,951 crore for the civic body has also been approved. Earlier the civic body commissioner proposed a budget of Rs 4,425 crore.

The vehicle tax in Ahmedabad has been reduced by 0.25 percent on loading rickshaw and auto rickshaw. The standing committee also approved AMC’s proposal to make water meter installation mandatory in all non residential and residential properties in Ahmedabad.

The standing committee of Vadodara Municipal Corporation (VMC) increased the residential property tax rate by 50 percent. The civic body proposed increase in property tax of domestic assets from Rs 11 per sq m to Rs 20 per sq m. But it has been increased to Rs 16 per sq m.

The VMC proposed an increase in annual water charges from Rs 850 to Rs 1,200 which will increase the collection of corporation by Rs 16 crore. But the standing committee increased water charges to Rs 1000 per year.

Proposal to increase 20 percent in gas price has been accepted by the committee. The increase in the price of household gases is from Rs 15.84 per unit to Rs 18.99 and for commercial users, hike is from Rs 25.03 to Rs 35.05. This hike in various taxes by standing committee of VMC will help in increasing the revenue by Rs 62 crore more annually. However, this collection is still less from the set target of Rs 92.33 crore by the VMC commissioner.
