Property tax likely to increase in Vadodra

property taxVadodara- On 24 January, 2013, the Vadodara Municipal Corporation (VMC) presented the budget for the year 2013-2014 before the standing committee.The budget suggested 82 percent hike in property tax , 41 percent hike in water charges and increase in street tax of 10 percent of general tax or Rs 120, whichever is lower.

Few days back, the Ahmedabad Municipal Corporation (AMC) also proposed a 100 percent hike in tax for residential properties and 45 percent for non-residential properties in Ahmedabad.

The commissioner of VMC proposed increase in property tax of domestic assets from Rs 11 per sq mt to Rs 20 per sq mt. Like for domestic assets, he also suggested an increase in tax for commercial properties by 23 percent (from Rs 26 per sq mt to Rs 32 per sq mt). Through this hike, the general tax collection revenue will rise by Rs 50.6 crore.

The proposed increase for water charges is from Rs 850 to Rs 1,200 which will increase the collection of corporation by Rs 16 crore. Along with this the commissioner also proposed to double the annual cleaning charges from Rs 25 to Rs 50 for households thus increasing the collection by Rs 5 crore.

Besides this, an increase of 20 per cent in the gas price was also proposed. This cooking gas will be jointly distributed by VMC and Gas Authority of India Limited (GAIL). The proposed increase in the price of household gases is from Rs 15.84 per unit to Rs 18.99 and that for commercial users hike is from Rs 25.03 to Rs 35.05. For domestic customers the minimum charges are proposed to reduce from Rs 317 (23 units) to Rs 247 (15 units).

The suggested increase in all tax would increase the revenue by Rs 62 crore more annually. This fund will be used for the development projects in the city. The commissioner pointed out that these increments are required to to provide improved amenities to citizens and maintain basic services.
