Real estate in Noida e-way continues to lure builders, buyers

Noida-Greater Noida ExpresswayNoida- Demand for residential and commercial properties in Noida-Greater Noida stretch is increasing at a fast pace.

Owing to the developing infrastructure and good connectivity, the properties in Noida-Greater Noida Expressway continue to lure both builders as well as buyers.

The stretch further connects to the 165 km-long Yamuna Expressway which is also developing at a high speed. Location is the main advantage as there is rapid access to Noida and Delhi through one side and on the other side there is access to Greater Noida.

Residential developments have been happening on both sides of the Noida-Greater Noida e-way. Leading real estate developers have come up with large housing and township projects in Noida Expressway stretch. It is right time for investors to buy properties in this stretch.

As of now, the mid-segment apartments in Noida e-way are quoting around Rs 3,500 to 5,500 per sq ft. Rates of luxury apartments are in the range of Rs 9,000 to 15 ,000 per sq ft. Real estate experts say that Noida Expressway is a good investment destination as the area is yielding good returns.

Some of the residential projects in Noida expressway by leading realtors include Supertech’s Supernova, Paramount Floraville, Amrapali’s Heartbeat City and Hanging Garden, Unitech Grande, JP Wish Town, Ajnara Daffodil, Prateek Edifice, Gulshan Ikebana and ATS Pristine.

The area has been witnessing around 30 percent annual appreciation which is a good return for one’s investment and this is the major reason for increasing demand for properties on the Noida Expressway. Sectors along the expressway like Sector 94, 95, 96, 97, 100, 101, 110, 107, 137, 142, 143, 150, 151, and 168 are exhibiting huge potential for strong and sustained growth for all segments of the real estate.

Noida Authority has planned many infrastructure development projects in this region which would further increase the real estate scope in this place.

As per the new Master Plan, the recently approved Metro alignment will be developed to link Noida with Greater Noida, and later on with Yamuna Expressway. The line begins from Sector 32 catering to other residential sectors lying along the expressway.

The authority has also planned to build a 3.9 km Metro line between Kalindi Kunj and the Botanical Garden crossing through Noida Expressway. And a 6.6 km line is planned from Sector 32 to Sector 62. Arrangements have been made to supply Ganga water in this area. Other proposed  infrastructure development projects include a road network of over 20 km, a 126 MW captive power generator, and sewage treatment plants with a total capacity of 30,000 kilolitres per day.

70 percent of the total area along the Noida and Yamuna Expressways will be kept for green spaces. And land has been earmarked for 40 educational institutions and retail development. The area is expected to get a boost with the planned Export Promotion Zones (EPZs), together with the Taj Economic Zone along the Yamuna Expressway. There are few more infrastructure developments projects that have been proposed so far.
