Real estate in Noida gets a boost with infrastructure growth
Noida which was once the hub of industrial development has quickly transformed itself into a real estate hub. The increasing number of infrastructural and real estate projects sketches the proximity of Noida to become one of the largest industrial townships of India.
In the past three years Noida has witnessed, many residential sectors and industrial sectors within the city. For further development around 3400 hectares of land will be acquired. According to sources, 430 hectares have been earmarked for residential, 620 hectares for commercial, 650 hectares of industrial and 200 hectares for institutional purposes. Also 125 hectares of land will be dedicated for road transport facilities including bus terminals.
Infrastructural development:
According to Noida Master Plan 2021, there are plans for transportation and infrastructural development such as, Noida –Greater Noida Expressway, Rail connection with Ghaziabad at one end and Tughlakabad at the other end. It is been predicted that within 2021, from industrial area Noida will soon turn into a metropolis.
The city is been complemented with business, trade and commerce, residential, recreational and institutional activities.
The connectivity of Noida has improved as the longest 6-lane expressway “Taj Expressway” also known as “Yamuna Expressway” pass through Noida connecting Greater Noida with Agra. Noida–Greater Noida Expressway is another 6 lane which connects Noida with Greater Noida and is under expansion to Taj Economic Zone. The citizens are relieved to have eight-lane DND flyover with Toll Bridge for to and fro in the city.

Roads and expressway:
The authority has already approved many link roads and expressways with long boundary roads which will make the intra-city-road-traffic much easier and comfortable.
Noida further plans for a second new bridge which will run parallel to the Kalindi Kunj Bridge near Okhla Barrage and will be a great ease for the commuters traveling between Delhi, Noida and Faridabad. This is a proposed project and Central Power Water Research Station is studying and is expected that within six months the final model for the project will be ready. This proposed bridge will be 575 meters long and have three lanes on either side and will be a six lane bridge.

Metro:
The much awaited metro line between Noida and Greater Noida have received approval for extension of the Metro line to Greater Noida. This will be the fastest connectivity between Noida and Greater Noida and also connect these places to Delhi and Gurgaon on this rapid access corridor. It will be 30 km-long Metro line will directly connect Noida City Center in Sector 32 to Greater Noida.
Another metro extension plan has been submitted by the Delhi Metro Rail Corporation (DMRC). The 2.7-km Metro line connecting Noida’s Sector 62 to Indirapuram was proposed by the authority in June last year to provide better commuting facility to the people living in Indirapuram, Vasundhara and nearby areas and if the project goes through, then it would become the third link within Ghaziabad.
Also the extension of Indirapuram Metro link to the proposed Noida City Centre-Sector 62 route, will have six stations at sectors 34/51, 71/72, 61, Mamura, Fortis, and Electronic City.

Realty market:
Due to the metro lines and expressways, Noida and Greater Noida has become one of the hottest places for investment for both residential and commercial real estate. The mid-end residential segment is the major investors for residential projects.
Noida has become one of the attractive land for investment due to the property value appreciation and demand. Real estate prices in Gurgaon has crossed the budget for the investors and end user, hence Noida has become one of the affordable land for investment in and around NCR.
As per reports the property prices in Noida is 30% annually, thereby earning large capital returns for the investors. The connectivity of Noida has accelerated the real estate growth of the city. Developers like Amrapali, Supertech, Jaypee, Lotus, Nimbus and many more are coming up with projects around Noida.
New Metro lines and extensions of metro lines is also another reason which will bring more than 1.5 lakh homes in the next 1-2 years. Overall Noida is booming efficiently and has become one of the top destination for real estate investment.
