Real estate to have relaxed green building norms
New Delhi- With more and more number of green buildings sprawling across the country, the environment ministry has decided to relax the green building norms in an attempt to foster which has been impacted with the high interest rates.
A large number of buildings will be de-linked by the ministry as the buildings can come up on roads which have a particular width. The co-relation of the buildings was suggested last year by the ministry which further resulted in oppositions by the realty firms which stated that most of their new launches were impacted.
According to the ministry, a building between 15-30 metres high can come up on a road with a minimum width of about 15 metres. And buildings with 60 metres and above will have a minimum road width of 30 metres. This proposal was taken forward on the recommendations of the ministry’s expert appraisal committee (EAC) which urged that such a link will be mandatory for quick help for the unexpected disasters.
Henceforth a prescription by the ministry was made that a no-objection certificate should be taken from the fire department at two stages, i.e. prior to the construction and after occupation. Apart from this, they also suggested a project proponent to take a no-objection certificate from the local disaster management authority.
As per a senior government official, demand for innumerable approvals has caused unnecessary licence system followed by the relaxation of the norms by the environment ministry. A committee has been constituted by the ministry and has been headed by the planning commission member who will examine the issues which are being raised by the real estate sector followed by those related to road widening projects and SEZ.
