Small realtors looking for hotels to increase project value
While big realty players like DLF and Unitech seem likely to sell their non-core assets like hotels smaller developers realize an advantage in developing hotels as it increases project valuations.
According to industry analysts, real estate players can extract the best valuation by doing mixed land development where they build hotels along with residential and commercial space.
Added to developers spreading their risk among various kinds of assets, hotels bring in leverage on the land cost. Compared to earlier times, currently fewer developers are into the hotel industry.
Greater Noida, Gurgaon, Rudrapur, Bhubaneswar, Raipur and Gwalior are the primary places where new projects are coming up. Assotech Realty and Orris Infrastructure are among the big players who have projects in the pipeline.
