Strong demand pushes property prices up in Thanisandra

ThanisandraThanisandra, a locality in north Bangalore, has witnessed a 15 percent hike in the property values during the October-December quarter 2012. The highest and the lowest price for the properties stood at Rs 4,228 per sq ft and Rs 3,992 per sq ft, respectively in this area.

According to a property adviser, many good projects by reputed developers are coming up in the area. Good infrastructure and projects by renowned developers lure buyers to this area. Buyers invest in this locality looking at the future prospects. Rates have moved up by Rs 500-600 to Rs 4,000 to 7,000 per sq ft depending on projects and developers.

The presence of various multi-nationals in this area had greatly contributed to the development of housing. By the end of 2013, property prices are expected to increase by 15-20 percent. About six months ago, property price per square feet was Rs 4,450 which has now soared to Rs 5,300 per sq. ft.

Some of the projects being developed in this area by major realtors are – Sobha Chrysanthemum by Sobha Developers, Monarch Serenity, a 16-storey tower by Monarch Group, Nitesh Estates’s new project Columbus Square, Central Park and Equinox Waters Edge by Equinox Realty and Provident Harmony by Provident Housing Ltd.

Other localities of North Bangalore such as Hebbal and Yehelanka are also enjoying decent appreciation. Thanisandra is well connected to Hebbal, Yalehanka, Nagwara, Hebbal and HBR Layout.
