TN government to redevelop housing board flats
Chennai- On 29 January, 2013, the Tamil Nadu government has declared that around 17 housing board residential enclave will be redeveloped in various parts of Chennai city.
The government earmarked 2,238 apartments at various sites for redevelopment. These areas are Peters Colony and Lloyds Colony in Royapettah and Todhunter Nagar in Saidapet. These apartments in Chennai are in very bad condition.
The government is planning to construct 6,254 multi-storeyed apartments at these locations. The cost of these apartments will be around Rs 1,740 crore. Out of the total apartments to be constructed, 3,646 apartments will be for rental purpose for government officials. And the left out apartments (2,608) will be sold under self financing scheme to public.
Currently, the buildings in these areas have less height. The builders have not utilized the permissible floor space index which is the ratio of land area to built-up area. During redevelopment, government will make sure to use the permissible limit and shall build more apartment units.
Government was also planning to construct multi-storeyed buildings at Foreshore Estate. But redevelopment of this 25 acre site was repressed by the new Coastal Regulation Zone notification.
A government release pointed out that only 6,950 sq km area of the total 1,28,869 sq km under the jurisdiction of the Directorate of Town and Country Planning (DTCP) saw planned development. It also said that the remaining 1,21,919 sq km will be taken into consideration for planned development very soon. In this regard, the procedure of developing master plan has initiated.
The master plan in Coimbatore, Madurai, Trichy, Tuticorin, Tirupur, Erode and Hosur occupying an area of 8,447 sq km will be prepared by Bharatidasan University. DTCP tied up with this university with an expected cost of Rs 4.92 crore.
The maintenance work will be carried out at government officers quarters situated in Thanjavur, Erode, Hosur, Trichy, Madurai, Ramanathapuram, Villupuram, Tirunelveli and Salem. For this purpose the Rs 10 crore will be spent by government.
People can now submit their application online to DTCP for getting permission to construct buildings. For this purpose government sanctioned around Rs 2.20 crore. It is expected that this step by government shall cause no delay in processing applications.
