Vadgaon-Budruk locality witnesses new construction activity

Pune- There are about three to four new projects coming up and a few on redevelopment basis focusing only on 2bhk and 3bhk apartments in the Vadgaon-Budruk locality, located in Western Pune.

The new construction activity in the residential segment is in the range of Rs 2,300-4,500 per sq ft. and the area has witnessed 30 percent rise in the property value in the past one year. Besides completely new properties under development, the region had experienced quite a few resale in residential items.

The new buildings coming in the area provide brand new architecture along with increased usable location and increased facilities such as gym, club houses, activity area along with wellness centers.

The cost of these units starts at Rs 50 lakh approx for a 2 BHK (about 870 sq ft), and Rs 70 lakh for a 3 BHK unit (about 1400 sq ft) approx. Vadgaon-Budruk is located in the heart of the city and is popular with the mid-level income group because of affordability and good connectivity.

According to the recent survey by Knight Frank India, since 2009 Pune has experienced the launch of around 1, 30, 000 apartments and also market vacancy level are comparatively healthy at 21 percent in comparison with other cities such as Mumbai and Delhi-NCR. Proceeding by the indicators, demand for housing is expected to rise in the Vadgaon-Budruk location.
