Viman Nagar – Wagholi Corridor witnessing maximum real estate developments

Viman NagarViman Nagar-Wagholi corridor in Pune is observing high rate of real estate developments. This 7 km long stretch is betting high on the proximity with the Hinjewadi, good connectivity to the main city and fast developing infrastructure. Wagholi is attracting buyers due to the affordable offerings, while Viman Nagar is catching the attention of the end-users due to its proximity to the well developed and premium areas like Kalyani Nagar, Kharadi, Koregaon Park and Magarpatta.

Infrastructure and connectivity:

However, compared to Viman Nagar, the infrastructure in Wagholi is still at developing stage. Viman Nagar is bordered by Air Force and the Army camps in three different sides and is the safest residential locality in Pune. However, the infrastructure is still developing but it has good and easy road connectivity to the railway station and airport. The airport is just 2 km and the railway station is just 6 km from Viman Nagar.  Viman Nagar is also surrounded by IT parks like Panchsheel, Commercial Zone, Wakefield and Eon Park, the cosmopolitan crowd from these it parks is making the Viman Nagar the most desired residential locality in West Pune.  

Wagholi is going to see a lot of infrastructure developments in near future. A road connecting to Eon IT park is under construction and a flyover connecting Wagholi to Shikrapur is been proposed

Upcoming projects:

Almost 30 projects are under construction in Wagholi. In Pune, it has the maximum project launched in the last financial year. Most of the projects are 2 & 3 Bhk, varying in different brackets of price range.

The developers who are coming up with projects in this corridor are Chaitanya Group of Companies, Mangal Group, Dhavel Projects Pvt Ltd, Bhandari Associates, Rohan Builders, Gagan Global Developers, Tiruupatee Vastu Nirman Pvt, Sai Properties, Ltd, Marvel Realtors, WS Developers, Blue Sky Builders and Promoters, Patil Group, Manav Housing, Pristine Properties, Suyog Group and Agarwal Constructions.

Sky Belvedere, Sky Prive  byLunkad Realty andMystique MoodsbyNaiknavare and Developers Pvt Ltd are some of the upcoming projects in Viman Nagar.

Belvalkar Solacia byBelvalkar Housing Company, Tree TownbyEiffel Developers and Realtors Ltd, Suyog Nisarg Phase IIbySuyog Development Corporation Ltd and Omega CountybyOmega Promoters are good projects to invest in Wagholi.

Price trends:

Viman Nagar is more expensive and the property prices ranges from Rs. 7000 – 6500/- per sq ft. It has seen an appreciation of 15% percent in the last financial year. Whereas the property prices have dropped by 6% in Wagholi and the present, property prices ranges from Rs 3750 – 4000 per sq ft.

Advice for buyers:

According to real estate experts, the property prices in these localities will see a price rise of 10 to 15 % in the present financial year depending upon the social and civic infrastructure of the specific locality. For end buyers Viman Nagar is better option due to its good connectivity and already improved social and civic infrastructure.
