Walhekarwadi in Pune to have more than 1000 low cost houses

Low cost housingPimpri Chinchwad New Township Development Authority (PCNTDA) has planned to build around 1164 low cost houses in Chinchwad. The body has about 4.5 hectares of land in Walhekarwadi of Chinchwad.

The flats will be of two sizes measuring 280 sq ft and 390 sq ft. Clusters of six to seven buildings will be built. The authority has planned to built around 1212 flats on the plot.

But as per reports, tenement density is expected to be high. So only 1164 flats will be built on the plot. This initiative has been taken as there is a demand for small, low-cost houses in Pune and builders do not construct such flats.

Also, the railway stations located at Akurdi and Chinchwad are close to Walhekarwadi which is also a reason for high demand for the locality. There are many private schools and colleges also in the vicinity of the project which is an added advantage.

Another advantage is its proximity to all major parts of the city with good road connectivity to the entire Pimpri Chinchwad city due to the Spine road and Chinchwadgaon-Ravet road.

Already, two reservations have been made on this plot and the process of shifting the reservations have been started. The architect has prepared the design. A detailed proposal will be prepared which will be tabled before the executive committee of the PCNTDA.

This will be very first project of the PCNTDA for the poor after several years.

Furthermore, amidst high demand in properties in Pune main city area, there has been an increasing demand for properties in localities far from hustles and bustles of the city life as well. Ambegaon is one of them.

More and more buyers are interested in buying properties in Ambegaon which offers hilly surroundings and generous greenery, and the availability of land still permits construction of large township projects.

In terms of real estate developments, Ambegaon stands at par with areas such as Bavdhan, Bhugaon, Wagholi, Kondhwa, Undri and Katraj.

In the past two years, there has been price appreciation of 20-25%. Also, with development of Sinhagad Road, Ambegaon will witness more demand. The current residential rates at Ambegaon range from Rs 4,500 to 5,000 a sq ft. Ambegaon also draws a lot of investors and buyers from cities like Satara, Sangli, Kolhapur and Shirval because of its location.
