Q: We have booked a flat with Shriram Suhaana (expected completion Aug 2014) a month ago, now they have informed us due to MoEF new proposal of 100 ft. wide approach road the project approval G+13 has been stalled. Would like to know whether other customers have also faced such problem who have recently blocked flats with G+8 and above projects?

Hi all, The company's website doesnt have much details about approval, the payment scheme doesn't look good. There are two active group common floor and facebook groups, they are discussing on the project but dont see much activity though. How is the builder's reputation in the Bangalore real estate market?

I am planning to book an apartment in this project. What is the amount they are taking for booking, what is the cost of covered parking and how much is the floor rise cost?
They are charging rs 1 lakh extra for covered parking and parking is only available for 2 bhk Type II and 3 bhk apartments. 2bhk Type II means the size of the apartments are bigger than 2 bhk Type I apartments and the size ranges from 1060 sqft to 1140 sqft.

Hello.. as far as I know this builder has both happy buyers and unhappy buyers.. This is quite common for most of the builders in industry.. Any project cannot fetch 100% positive feedback. Q: Hi, Looking at the skyhigh rates of properties in Bangalore today which of these would be the best option to buy a property in Bangalore from investment perspective: 1. Go for a life time loan and invest on a residential plot in a developed area where the cost is ~Rs 6000+ per sqft today. or 2. Q: Guys, according to agreement this project (SAI POORNA HIGH END) is suppose to finish by June 2012 and with a grace period of three months it should be finished by End of Sept 2012. If builder is not able to finish by this time then he has to pay Rs. 10,000 (for 2BHK) and Rs. 15000 (for 3BHK) monthly till the project is not finish. Did anyone of you receive the amount as per your flat because of the delay for October 2012? Firstly, when I contact the builder regarding the payments if delays in July at that time he said he will let me know about this and the progress by end of Sept 2012. In October when asked when they are making the payment to buyers because of the delay he said they are scanning who has made the payment on time and they will give them the amount as per their flat in coming days. I wrote them formally by mail my bank details etc and asked them to deposit the amount in my account because of the delay. till date (27 Oct 2012) there is no replay. It takes them so many days to identify who has made payment on time when they have to pay, if it would have been the reverse way (buyer has to pay builder) I am sure buyer will be have busy time while answering their (builder) calls regarding payment within days of exceeding the payment dates. I am sure it is not the case they are not identifying who has made the payment on time but they really do not want to make the payment.

Q: Hi guys, While reviewing the sale agreement, I came to know that the power back is not available for the flats. It's there only for the common area things like elevators. However, they initially promised about power backup to entire flat, which is very common in gated communities. Also, they are not giving piped gas connections. According to market survey reports, the east zone of BBMP is brimming with maximum defaulters. Out of 7601 defaulters, 2180 hail from the east zone. The BBMP has set a target of Rs 1800 crore via tax collection during the financial year 2013-14, out of which only Rs 700 crore have been accumulated

Q: I purchased a flat few months back and have applied for a khata at BBMP. Since i was not sure if my property is A khata or B khata, so i approached my builder but he told me that we because of the deviations in the plans the apartment is not getting an occupancy certificate. Please advise.

Q: A villa/rowhouse ~4000 Sqft is costing me 1.53 cr. The model house is a beauty, the project is coming up good. I am almost about to decide. Two issue, they are not ready to negotiate and 500 mtrs stretch from Wipro gate are only concerns. Any suggestions? Neo Mall, Metro station at Electronic City, Peripheral ring road and the project completion will easily bump up the price to 2.5 cr within an year . Is that a fair analysis? Considering , it is a luxury and large villa, is 1.5 cr a good deal? 2.5cr after an year seems to be reasonable . I ran this through my friend who works for real estate large PE fund, he does think 2.5 cr in 1 year is a reasonable expectation. Any other experts?

I heard that BBMP is planning to revise the TDR. Any idea why are the planning to do so?
Yup it is true, BBMP is all set to revise the transferable development rights rates to lure property owners in the city to part their land for road widening. Presently the TDR rates are low for which property owners are not giving their land for road widening.

The project was taken up by BBMP in 2009 but they could not move beyond few roads because of the opposition by the resident welfare associations across the city. Widening of 216 roads identified under the project is essential as the traffic congestion has become a huge problem in the city

Q: I recently booked an under-construction apartment (95% work done) of super built up area 970 Sqft. in Bangalore. The builder sales guy calculated Service Tax (12.36%) on 25% of construction value ( Flat Cost + Car Parking - Land Cost). But after booking during agreement he is saying that norms has changed now and service tax will be charged at 40% of the construction value. He is saying that norms changed since 1-Jul-12 however they did not get confirmation and now only got the confirmation. Please suggest what is current service tax rule is. He is making 2 agreements (1 for land and another for construction). And he did not reveal the modified service tax till I paid booking amount. Also he is asking for 4% VAT on Construction Value. Is it correct and is saying that later on he may charge service tax on maintenance cost as well. Please advise.

I agree with Gajendra but the thing is that if you are buy apartment which is ready to move in will cost you more than buying an under-construction flat. Can anyone help me out with the guidance value in Kudlu, near Electronics City and Sarjapura?
As per my knowledge, the current guidance value for apartments (with mosaic/ceramic flooring) in Kudlu, near Electronics City, is Rs 2,100 per sqft compared to Rs 1,800 a few days ago. :( :( In Sarjapura (Anekal taluk), the guidance value in some places was Rs 880 sqft. The market value of flats here is on the higher side so the guidance value has gone beyond Rs 1,000 mark in most areas of Sarjapura.

@Diwakar, In 2013 the guidance value in Begur road was Rs 2000 which increased to rs 2600 in 2014. Begur is a prominent locality for investment in Bangalore, especially now that demand is increasing. However, supply of residential apartments is usually greater than the demand for it and that is why prices are cheaper here. The dominant property type is in the form of apartments, which constitute 60% of the total land property.

Q: Hello, I have also done my research regarding this. I was looking into buying an apartment at Raja Aristos. The builders are misled with the factual situation. In my understanding the release and the confirmation deed were executed by the GPA holder of the sister of the landowner after nearly 7 years of the partition that had taken place and that too without giving her the deserved legal share. The dispute is the regarding the execution of the documents itself and the partition that had taken place. My lawyer on scrutiny of the papers advised me that it appears that the partition itself is in question and contemplation. (continued in the next post due to the 1000 character limit) My lawyer on further scrutiny of the title suggested me the JDA (joint development agreement) between the land owner and developer was executed based on the partition document and other documents. He has advised me to think twice about purchasing the same since we do not know whether the partition is legal and the JDA would stand on, and in case it is illegal then the title under which I purchase would be defective in law. I understand that any property under litigation would not transfer proper legal title or rightful ownership to the purchaser. Therefore my legal counsel has advised me not to risk investing in the same. Hence I'm thinking twice about it and voicing my opinion here in this forum. Regards, Vidya

This will help on two ways—vehicles in the city, as well as those passing through the city. There are many builders already acquiring land and promoting housing projects along this stretch. More housing projects on outskirts will hopefully help decongest the city to some level .

PRR has faced endless delays. What is the current status of the project?
Yeah I agree that the peripheral ring road have faced endless delays because of litigations and fund crunch but now the project is ready to take off with the help of foreign funding. I read in some news paper that the Japan International Cooperation Agency has come forward to assist the PRR project with a loan of Rs. 3,800 crore.

Once the project gets underway, it will roughly take 36-40 months to get completed. However, the project has made a number of farmers unhappy, due to low compensation schemes for their lands. Farmers involved in land acquisition for PRR project are left no choice other than going for the 60:40 ratio, cash or TDR. As per market reports, uncertainty about the future of the sites has led a number of farmers to sell properties at low rates.

Q: Hi, I am about to book an apartment in Bangalore. The deal is yet to be finalized. I had some questions in mind before going for the property: 1. The list of documents that I should ask from the builder before getting into an agreement. 2. The builder openly said that "he would not provide the occupancy certificate since there are deviations". One of the deviations which he stated was, the balcony. Ideally there should a 8ft set back around the building, but there is a set back of only 4ft including the balcony. The approx deviation would be around 30 percent. The building has G+3, and few pent houses and a multipurpose hall on the terrace. I am interested in the first floor. 3. The builder also said that due to akarma sakarma scheme, I need to pay a sum of around 40K towards the reqularization of the deviation for my flat since the deviation of my balcony would be around 150 sqft. Please advise.

Hi yes this project is approved by BBMP and BDA. The price for 3bhk is around 1.85 crores to 2.22 crores. The size would be around 3019-3715.

@Anusha : The price per sq ft will be around Rs 5,500 currently, as it is in prelaunch stage..so they are giving offer. I think this offer is valid till October. After prelaunch stage the price per sq ft will be around Rs 6,000.

As far as I know the project is expected to get completed by end of this year. The project is under construction and Occupancy Certificate will be given when the flat is ready to move in. I do not think it is a good idea to buy a flat where the builder is not providing occupancy certificate. :)

I get to understand that the first one is always deemed self-occupied and hence tax benefit of 1L for principal and 1.5L for interest paid is given. Thank you so much for your response. My thoughts have slightly changed and I am looking to buy only one apartment and this is my first one. I will be letting this out on rent. How would the tax benefit work in this case? Will it be capped 1.5L (as in self-occupied) or no maximum limit? Thanks again.
Hi Mr Murthy, yes, i believe that you will get home loan benefit s of 1 lakh pricipal amount. but since the property is not self occupied as per Section 24 of the income tax act there is no maximum limit prescribed for interest paid deductions. The rent will still be taxable in your hands...

Q: Mantri's 72-acre SEZ-cum-township near Bellandur Lake. I heard that project is affecting many things in that area.

Not only Mantri is coming up with a 72 acres of project, even a 27 Acres project is promoted by Coremind. The project include residential apartments, Office blocks (SEZ and non-SEZ), Retail Space (Mall) and Hotels (5 and 2 star). The development of these project will damage the network of drains and Kaluves feeding Bellandur lake.
I second you Afzal. Slowly the lake will die which will lead to serious consequences on other issues including ground water. It is also going to impact on bore-well water as well as the borewells from where tankers supply water to these areas. :( :(

Better you check 10-20 times before booking PSR builder properties. Read reviews, Check with nearby location peoples, occupants there before booking with PSR Aster. I recently booked (Jan-2015) one 2BHK flat nearby PSR Aster (PSR Flora).Check throughly for deviations from the blue prints, especially for floor area. Price wise also you will get better options from nearby builders. Another main thing is while dealing with any cash transactions with PSR Builders, make it clear. Always prompt for bills or receipts as soon as you pay them. If you are not taking steps carefully, you will be in mess like me and my collegue. (Even though we had receipts, Me and my friend suffered a lot) Just send legal notice to them for getting our money back. Check the floor area and make sure the carpet area and floor area are good as mentioned take care

Registration is the process of recording the documents with a registering officer and it is the last stage of the agreement between the seller and buyer of the property. After that the buyer will be the legal owner of the property.

Hi everybody, SNN Raj Serenity by SNN Builder being the first flagship project he could have delivered it as per agreement and on time with reasonably good quality. After on overwhelming response to the phase 1 (sold out), SNN Builders are all set to launch Phase 2 of SNN Raj Serenity. So, You Still Can own an apartment in this great community which has everything on it..
HI Nagesh, My relative had a good experience with SNN for the same situation. Got the money back within a week as promised. I don't think SNN is a kind of builder who behaves like this in a gentle manner. My suggestion to all those customer who wants to cancel their deal. If you want to cancel your deal, you should have done through builder as you had committed a cheque to them. Its not good to tell that builder is bad.

Q: I am planning to book a flat in VS Sai Ashraya. Have anybody booked any flates there? Any idea how the developer is? I have seen the site and the plans and it looks good to me. They have already started construction and expected completion they are saying Dec 2015. They have said all documents are clear and they will be giving the CC and OC. The price of apartment in this project starts from Rs 36 lakhs on wards. Kadugodi couldn’t be more different now. Lying in proximity to the IT hub of Whitefield in the north-eastern part of Bengaluru, Kadugodi comes equipped with large land parcels, good connectivity infrastructure, and reasonable property prices. The main reason behind the development of Kadugodi from a small village to a residential hotspot is its proximity to the IT and commercial hubs of Whitefield. There is huge demand for residential apartments in Kadugodi, owing to the young IT crowd.

Hi All, I have booked the apartment in VSR Ventures on Apr 2015. So far experience is good. I got loan from SBI. Before booking the apartment I have verified all the documents with lawyer. Everything is fine. But only concern about completion of the project. When I booked initially they said Oct 2015 but now seems to be wont be completed by Dec 2015 end. They are saying work is slow due to sand unavailability. But I need to figure it out, how much true this info. I will update you further info. Suresh Kalaga, Bangalore
As far as I know there is no deviation and the builder is going to provide A Khata for this project. The same was told to me that the project will be completed by January 2016. @ Suresh... Please keep updating us.

No I have not booked a villa in this project but I am a real estate enthusiastic and I do online researches. As far as I know the rate per sqft they are quoting is Rs 5000. About the approval I think you have to discuss about the builder.

The project consists of 66 villas spread over 7.25 acres. 4 Bedroom villas are of two types - Earth Villas (with 4 Bathrooms) and Sky Villas (with 3 Bathrooms). The expected possession is by 2016. :) :)

Construction work is yet to start and they are telling that the expected possession date of the project is by March 2018. Approvals are under process. Is it worth investing money on pre launch projects?
The biggest disadvantage of buying a property during pre launch is that projects can be delayed either deliberately by the buyer or due to some other legal reason. Such a delay means escalating costs and mental harassment for the buyers.

Friends Nest is an ongoing project by MK Builders. The project offers 2 and 3 BHK Luxury Apartments @ Medahalli ,Off Old Madras Road, KR Puram, Bangalore East. The size of the apartment ranges from 925 Sq.Ft. - 1370 Sq.Ft.
As far as I know the rate per sqft going on is Rs 2850 ( basic price). It is a B+G+4 floors structure with 18 flats on each floor.
