Q: I am totally pissed off with Pruksa Silvana and the marketing peoples strategy. They are not mentioning at all in the sales consultations that a 24 Meter road will be cutting the property in future. Also, in the coloured brochure that they have provided, they have not mentioned this road at all. Also, if the road is going to be made public, it cannot have the landscape that they are currently having in there. This issue should be raised in all the public forums and need to send letter to the BMRDA authorities. A foriegn company with 100 % FDA cannot fool around with people in India. They do not give any copy of the agreement in advance also, they are just trying to take 1 lakh as registration. This information should be made public and they should get a legal notice. Jigani is a superb locality, for IT employees working in either HCL Sez or Electronic City or working in companies like Biocon, Otis and many more industrial units situated in Jigani. The area has good schools, hospitals and is also gaining easy accessibility with the elevated toll way already in place. Frequent buses are also there. I feel it is a perfect hub for investment and future best stay.

They have illegally constructed 6 floor without permission . Also construction quality is pretty poor . Owners are getting ready for police complaints . But have decent amneties .

Well Neha, I have discussed with the developer in their office and I was told by the builder, this property is A Khatta & the clients will get all necessary papers at the time of possession. All seems good except the fact that SBI has not approved the loan which seems to be the case since they haven't signed the agreement with owners yet and that there are so many flats available still available, though the property has been practically out since June 2012.

Yeah..earlier there was no VAT, only the service tax was to be payed for buying an apartment under construction. But after recent Supreme court ruling, there is possibility for them to demand VAT also. VAT is payable on value of goods at the time of incorporation of goods in the works and not the purchase value of goods by the builder/developer. Further, VAT is not payable on value towards immovable property, that is, land.Yeah..earlier there was no VAT, only the service tax was to be payed for buying an apartment under construction. Hi Krupa, Yes the construction work on full pace and hope that the resident owner will get their possession on time. Even, i have booked 2BHK flats in Ozone urbana, seeing the location and the amenitites they are providing. I read lot of negative things on this project but I still believe they will come up for sure as they are building this near BIA and looking at the no. of projects running in North Bangalore. If they fail to do this project they should move out of real estate sector .

Phase I ( Tower B) will get completed by 2015 June and the rate going on is Rs 4200 Phase II ( Tower c) will get completed by 2015 December and the rate going on is Rs 4000 Phase II ( Tower D&E) is in pre launch and expected possession is by 2016 December. The current rate going on is Rs 3800 Tower A will have exclusive 3 bhk apartments and the possession is expected by June 2017.

According to government reports, most of the housing projects do not comply with rainwater harvesting. To add to it, the increasing number of housing projects has also adversely affected the water table. Around 90% of the buildings in the city bank on water tankers and borewells. In accordance to a survey by the stamp and registration department, a number of flats are lying vacant in Bangalore, since homebuyers are afraid to purchase them due to water scarcity. Lack of water connection and tankers in such buildings have significantly contributed to the decline in possession of flats in Bangalore
Water availability issue, within the city and its outskirts, is a matter of great concern. There are a number of ways by which owner associations and homeowners can become more water efficient and help cut down the unnecessary water usage of a building. To add to it, the government has also advised people not to fall for the blitzkrieg advertisements of the developers for properties near city outskirts.

A good or a bad decision depends on what kind of property you are purchasing, the area, and the future prospects of the area and any trigger points of an expected increment in prices. Just a builder’s name alone is no guarantee for success or failure.

Attibele is a periphery and panchayat town in Anekal taluk, Bangalore. The Karnataka-Tamil Nadu border is also settled in this locality which is marked by an arch. Initially, the locality was a small village and after 1990s the development of NH7 was done under "Golden Quadrilateral" project. If you are looking for long term investing than go for this locality but the locality is not good for short term investment.

The Bellandur lake pollution problem started long back and till date there has been no solution for it. People staying near by the lake is facing lot of health hazards. Pollution board is not taking any kind of action to control effluents being discharged into the water. Will it be wise to invest in KR Puram as i ma not so familiar with the area?
KR Puram is located on the National Highway 75. The Baiyappanahalli metro station is just 3km away. The proposed Peripheral Ring Road and widening of the Old Madras Road will improve connectivity which is also increase the demand. I feel KR Puram is a better option as the area is close to the IT hub of Whitefield and Manyata Tech park makes it a desired residential destination for IT professionals.

For the payment of the service tax it is always advised to make a payment by cheque rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. Q: Hello All, I had brought a site (agriculture land converted into site)in Magadi taluk of Karnataka in 2005 under my wife's name since i couldnt get a Pahani/RTC under my name. i have done proper registration, but havent done any sort of Khata transfer, pahani transfer, paying property tax for this property till date. My wife passed away and now i want to transfer this site to my name. I visited taluk office many times and have been advised to first make Khata under my late wife name and later transfer that khata to my name and next apply for transfer of the site to my name. I applied for khata transfer under my wife name around 6 months back and still couldnt close on the transfer and i have been asked to visit village account and i am not getting proper support in order to close on this issue. Would like advise from this forum on what is the right procedure to transfer the gram panchyat property from wife to my name and whom to contact for each aspects and how to handle delay in service provided. Q: BBMP waste processing units are creating problems for Arudi & Gorur residents.

Hi Tamana, Yes ,you are right. Those places where BBMP planning to plant waste processing units will affect health & nature both. BBMP started establishing waste processing units in villages as per Revenue Department issued a notification identifying the village for setting up of a waste processing unit in June, the land acquisition process has just begun. So one such place is Arudi in Doddaballapur taluk where residents are gearing up to stage protest against the proposal to establish one such unit in their village.
Hi Tamana, Despite all the opposition it is facing, BBMP officials claim that there is no setback for their plans. BBMP is confident of setting up waste processing plants in a few places, and it has already got the green signal from the government. As per BBMP, the civil works at various sites is under progress and most units will be functional in two months time.

Last saturday in property expo I saw about atz properties and heard that they have ready to move in as well under construction apartment near manyata tech park the marketing guys said that they have 2 property one splendor and another rock view. Where splendor is ready to move in looks fantastic and rock view is under construction. Both are near to manyata tech park I went for site visit in the both project in which splendor is ready to move in looks awesome and well maintained on the other side rock view is under construction and they was saying the project will be completed by this year end.
The project started in 2013 and the expected delivery of the project is by 2015 mid.

Attibele is a periphery and panchayat town in Anekal taluk, Bangalore. The Karnataka-Tamil Nadu border is also settled in this locality which is marked by an arch. Initially, the locality was a small village and after 1990s the development of NH7 was done under "Golden Quadrilateral" project. If you are looking for long term investing than go for this locality but the locality is not good for short term investment.

Q: Please could someone give a holistic view on Purvankara builders. I have seen many comments stating that there have been several delays at the time of possession. Although, they are reputed builders, they have delayed projects by 1 to 2 years. Any idea if this trend will continue or change for the better?

Hi, A delay in giving possession can be due to various reasons such as pending municipal approvals or some dispute. Or if property prices are rising, the developer may intentionally not give possession in the hope of making buyers pay more even if the agreement has been signed at older rates. This will not reflect in the sale agreement. I think it will only change if there will be strict guidelines set for the developer.
I agree with you Mr Dharmaja. Purvankara is one of the top class builder in the real estate industry and they always provide top construction quality. Every developer has some pros and cons so do they.

As far as I know is it an ongoing project by Axis Capstone. The project is located at JP Nagar 7th Phase, near Brigade Millennium. The project offers 2.5 and 3 bhk apartments with area ranging from 1930 sqft to 2015 sqft.
Apartments in Aspira are categorically divided floor wise. First floor's plan suits customers who don't like dirt but want the view and proximity to a garden. Lotus offers 2 and 3 bhk apartments. The price of the apartment starts from Rs 12 lakhs and there will be 54 units and it is a G+5 floors structure. All the approvals are under process. You have to pay Rs 3 lakhs down payment for 2bhk and 4 lakhs for 3 bhk.

I invested 5.6L in a flat that didnt get permissions and they havent refunded money for over an year now. They define harrassment. The CRM head, his boss (who is a lady - can you believe that), and all the way till upper management are all absolutely unethical and want to make (and keep) that money at any cost. These people are bound for a big fall eventually.

Hi Naveen, I am not telling that there is a delay in possession in prestige projects. I am saying that it is a common problem now-a-days. Why don't you directly talk to the builder about the possession date?

Hi jyoti, take a look at assetz east-point. Their quality of construction is good with decent amenities.
It is an ongoing project and the project will get completed by end of 2015 or first quarter of 2016. The project is spread over 7 acres of land. East Point comprises of ten contemporary towers of 12 floors spread across three blocks (namely block A, B and C). The project has got all necessary approvals from BBMP, BDA and banks like Axis, ICICI, SBI, LIC and HDFC.

Q: Hello, I need help on property registration rate in Bangalore. I am getting conflicting messages. Somebody says it is 6.7%. Somebody says its 6.7% for stamp duty and then, additional 1% for registration. Somebody also says there is additional 1% TDS too. I want to know what is exact rate.

Bangalore does not have a very high percentage of unsold inventory compared to other Indian cities. Bangalore is proving to be a shining spot for investors in the real estate.
According to JLL Report, if you are looking for price appreciation than you should go for localities like Varthur, Sarjapur, Attibele and Jakkur.

Q: I have been renting here for about 1 year. Sharing my experience. Tenants are treated as aliens here. In the common forum & discussions, strategies are discussed on how to extract the maximum maintenance from tenants. The comment from association members like this is quite common. "Our recommendation is that the Federal bank virtual account is like a destination account of the association 1 for each apartment hence owners can create in their name and provide to their tenants to avoid going thru a change process". And this is being talked about a huge 7K amount. As per owners & the association, all the wrongdoings like dog poops, high water consumption is all blamed on tenants. Anyways I will be getting out of this place in few weeks. Good luck to all my fellow residents..

Q: I wanted to invest in land and wanted 3-4 sites in a row and was planning with Upkar as I thought the prices were fine. I really want to thank all the reviews and I found that they are indeed land cheaters.The papers are completely fraud and I met a lady, Sindu who was very good marketing, but to realize that the entire company is completely fraud. Again, thanks for the reviews that helped me save my hard earned money. please save your money
