I've booked a flat booked at new property coming up at marathalli by Innovative constructions. For this, I googled and found some past history about builder or promoter (Mr Malla Reddy) committing some nuisance in Hyderabad after absorbing 70% of flat cost. My questions:
1) Did you guys ever had a problem with this builder on money front?
2) Any issues encountered on promised and actual construction gap?
3) Any construction quality issue...like electrical switches/ sanitary ware quality?

The existence of large potholed roads is also a common complaint from the localitys residents, as they pose a lot of danger on pedestrians and motorists alike.

I have stayed in the area (parallel to mahaveer) for many years. Here are the reasons why I did not buy. 1) Goods train shed is nearby. The engine change, continuous horn at midnight, train noises will take away your peaceful sleep. 2) mahaveer builder has got so many complaints for quality. I felt the vibration of our 3 storeyed building every time with each train pass. God knows what will happen to king's place in the long run. By default the life of any railway side building is not much compared to normal. 3) Paying 4000+/sq ft to mahaveer construction with the above issues, not my cup of tea. 4)It's not peaceful or calm/quiet area. Hustling bustling always goes on around the project.

Hey, ... I have been to the site and they have told me that they are sold out with the 3 Bhk apartments and they only have 4 bhk left. . They are asking for Rs. 8000/- per sqft. + floor rise charges. Which make it around 3.5 to 4.5 crore for a 4 bhk apartment. I personally believe it is too much for an apartment and around a crore to be charged only as a floor rise charges is again too much. It is going to be 1 year now, but still the builder has not started any work except some digging and piling up earth at the site. IBC Knowledge Park has been charged by BBMP for not fulfilling the guidelines and not completing a multi-level parking facility, which was to be completed by January, 2013. The other tenants won't be affected by this case. A villa/rowhouse ~4000 Sqft is costing me 1.53 cr. The model house is a beauty, the project is coming up good. I am almost about to decide. Two issue, they are not ready to negotiate and 500 mtrs stretch from Wipro gate are only concerns. Any suggestions? Neo Mall, Metro station at Electronic City, Peripheral ring road and the project completion will easily bump up the price to 2.5 cr within an year . Is that a fair analysis? Considering , it is a luxury and large villa, is 1.5 cr a good deal? 2.5cr after an year seems to be reasonable . I ran this through my friend who works for real estate large PE fund, he does think 2.5 cr in 1 year is a reasonable expectation. Any other experts?

I have seen the model flats in Sai Poorna Heights and I liked the quality of construction. But the only concern is the possession initially they said June 2012 plus 3 months grace period. Then they changed to October. Then they again changed to December and this week they told us January 2013. I recently booked an under-construction apartment (95% work done) of super built up area 970 Sqft. in Bangalore. The builder sales guy calculated Service Tax (12.36%) on 25% of construction value ( Flat Cost + Car Parking - Land Cost). But after booking during agreement he is saying that norms has changed now and service tax will be charged at 40% of the construction value. He is saying that norms changed since 1-Jul-12 however they did not get confirmation and now only got the confirmation. Please suggest what is current service tax rule is. He is making 2 agreements (1 for land and another for construction). And he did not reveal the modified service tax till I paid booking amount. Also he is asking for 4% VAT on Construction Value. Is it correct and is saying that later on he may charge service tax on maintenance cost as well. Please advise.

I completely agree with Mr Sagar. India has always been a sluggish market when it comes to civic infrastructural development. Bangalore being the premier IT hub of the country has been facing this problem for a long time. The five signal free corridors were expected to reduce travelling time, traffic bottle necks and provide good infrastructure to the residents. Sadly the project is delayed. There are rumors that it the government is unlikely to reduce its minimum bid prices and hence real estate development companies are skeptical joining hands with the government. Since the projects have already been delayed due to miscommunication between various government departments, I think it is unfair to pin any hopes of real estate prices unless the road widening work is completed.I completely agree with Mr Sagar. Hi myself ABC, from Bangalore.
I booked a flat in Bangalore, at Chandapura. The project name is Palm Groves by Aryan Hometec Pvt. Ltd and Karsten Homes Pvt. Ltd. They say they are joint ventures and they are building this project together.
Therefore I would like to know the details about this builder along with the background and how the quality of the work they deliver to there customer, when am checking online complaint forum I see almost 90% of negative reviews saying deliver of the project will be delay by 1 one year also the infrastructure is not up to the mark as they agreed on the sales agreement. When contacting this people they say, they are there competitors who provide baseless comment to make the customers go away.
So as far my concern and already made a payment of 1 lakh. After seeing the review of this builder and do I have to still go ahead and make the further payment. Please suggest me, for further course of action I should take.

I heard BALAJI casablanca project, whitefield , Bangalore is too delayed. Builder and his team are not even attending buyers who have already paid money, without work done builder is asking 100% money. I have been enquiring about few properties in Electronic city and that's when i came across Pragathi Royale 2 where the builder promises high deliverables at a decent cost of Rs.3050 including all amenities for a 2BHK. The property is also approved by Panchayat and not BDA or BBMP. I was wondering if this approval is valid or not.

The ex-land owner on which our apartment was constructed, owns about 14 out of total 40 flats. This ex-land owner intimidated others and took all the posts of president,secy and treasurer. He is uneducated but has loads of property and has good influence in the locality. Now he along with another owner, have gone monopoly and corrupt and eat up all the money toward maintanance. He doesnt show records and when forced he showned all stupid calcualtions. Basically he has eaten up more than 1Lakh. He is intimidating others by plugging out fuses, scaring other people. I visited two residential site projects (first one named Raja Honeydew- BMRDA approved) before Pride Vatika, Rolling Hills, Nirman Nisarga and it have been just 1Km from the main road (Bannerghatta jigani road). They are quoting for Rs:1550 per square feet and they are coming down for Rs1525. There are lots of villas around by this project and I am thinking of buying two sets. Is it good to invest in this project and can someone let me know how much maximum I can negotiate. Please visit the below link for more details.

• Located just 4 kms before the Bennerghatta National Park.
• lies in the midst of a very well-developed residential and commercial locality.

Second one is the Nirman Layout which is built by Nirman Shelters close to (6-7 km from Electronics city and close (5-6 km) to Bannerghatta road) and in Koppa Gate. This layout is built in 1995 so it is a DC converted site with A/B khata certificate and have built plan approval. I heard they are coming close to BBMP limits and quoting for Rs:1400-1650 per square feet. Already more than 100+ houses built into this layout.
Nirman Layout’ formed on the lands of Koppa village, which was formed during 1995 when the BMRDA act was not in force, and this layout as per the then existing rules was approved by the authorities of local village Panchayath. Some more newly purchased lands have been added to this layout and the proposal to get the approval by BMRDA for the revised Layout plan including newly purchased lands is under process.

Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder.
1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land.
2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that.
3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront.
4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date.
5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession.
6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders.
7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

Our builder has provided Generator Backup for lift, common areas and individual apartments (1 KVA for 2 BHK and 2 KVA for 3 BHK). The same is mentioned in the brochure and sale deed. I considered this as a key feature when purchasing this apartment and my flat is on 5th floor. However, the association is denying generator utilization in case of power failures and has made a rule that generator will be turned on only from 5 pm - 9 am). This is wrong considering every flat owner has already paid for generator and is paying for diesel in monthly maintenance. Our association is registered under Karnataka Owners Association Act. Is there a legal way to stop is harassment by association? Are there any provisions of law that can help me in this case.

The association cannot put timing for the usage of generator as it is a common facility. Usually the power lies with the district collector or any other officer assigned by him. So, mode is to approach concerned revenue authorities and apply for conversion, which usually happens in due course upon payment of requisite fees. I bought a flat with them in their project BBCL Ashraya, delayed by more than 2 years, still not completed , may take until end of 2018 / start of 2019. No compensation at all, some owners were forced to sign documents which state they have no issues with BBCL in order to apply for possession. I personally know some senior citizens were insulted by their staff , not shy of rowdyism used on them. They will lure you with a low rate, get a deposit , then slam you with more taxes , charges and more money, it is almost close to extortion.
So BBCL are not builders , MAFIA.
