Just a thought but with so many constructions coming up in wagholi and lots and and lots of money to be earned, i don't think the politicians will let wagholi stay out of PMC for long. Interestingly PSF rates in Wagholi are still high irrespective of poor water situation. I don't agree with you guys.. I think West Pune is more residential while east is mix of residential and commercial. West Pune is bit more peaceful than east. It is more like one society ends & another starts. In east, you see nice residential complex & out of sudden there will be some IT/BPO/KPO office in between. Remember in west Pune like Wakad, Balewadi, most buyers will be ITGs, while in east, it will be more mixed. I don't agree with you guys.. Wagholi is under gram panchayat and there is no surety when it would be in PMC limit. Moreover there is water problem in this area. You might have to pay one percent extra stamp duty. I confirmed it with registrar's office today. In the Jan-Mar quarter of 2014, the locality price s have remained to Rs 5310 per sq. ft. The micro market is located on the Pune-Solapur highway which connects the city to other parts of the city and also by extension outside the cities to other cities in the state. Other important roads like MG Road, Nagar Road and Sholapur Road also connect the locality with other micro markets in the city. The locality is 13 km away from the Pune international airport and 8 km from the railway station.

Q: The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. How many are such agreived parties? Can we join together and issue a notice to the builder?

Last time too, when the BJP came to power, realty prices fell sharply. This time too, p[eople are thinking that there will be a correction of policies and speedy approvals with regard to environment clearances in case of a change of government at the Center. It will help increase the supply, resulting in price correction too.

Hi, Today the entire scenario has changed with many financial institutions providing home loans with lower rate of interest. It was a time when property was purchased by people who were in their early 40's. Now with many job opportunities flowing in and young generation of people getting employed in many IT and ITES sectors, drawing fat salary packages, youngsters in their late 20's and early 30's have started buying property.
Hi, Since the pay scales were also low and moderate during the 80's, there was little incentive for developers to be adventurous in unit sizes, specifications and locations. Property rates - and therefore property investment potential - remained low as the city awaited new market triggers. But due to changing times, the effect of the IT revolution on Pune's real estate market has indeed been tremendous. Today, Pune's developers are catering to an entirely different set of demographics than they did 15-20 years ago. The onus is now large flats with ultra-modern amenities, and on locations which offer fast access to the city's IT hubs.

Hi Piyush, Even i am planning to buy a 3BHK units of this project and had a word with their sales person. As per the conversation the expected date of possession is September-2015. There is no such issue with the project as the construction work in full speed. So, stop worrying. Your invest is good as it lies in the prime area of the Pune.

Bavdhan also offers excellent connectivity all round the city, with it being the entry point from the Mumbai-Bangalore highway to the city. It is also well connected to all major areas in Pune. Moreover, the city railway station is located just about 10 km away and the airport about 15 km away. Hi leena ..as far as i am aware all major banks are fundin the project both private and nationalised ones. some that i am sure are Axis, HDFC,ICICI as well as SBI and LIC. they all have approved upto 80% loan but that also depends from cutomer to customer...

Hi Pravakar, Project approved by leading financila institutions such as HDFC, Union Bank Of India, State Bank Of India, Central Bank and Bank Of Maharashtra. Yes, they have already given possession of Ph-1(Dasve) on time. So no need to worry about the possession. Even they are giving possession of Ist lot in May'2015 and the 2nd and final lot in November'2015.

Very good question Pravakar, I had a discussion with their sales head and he said that banks will provide only 75% as a home loan and rest of the 25% you have to pay at the time of booking which includes Stamp Duty and registration charges. It is 6 kms from Dasve, A proposed exit from the Mumbai-Pune Expressway via Lonavala and Tamhini which will reduce the travel distance Mumbai and Lavasa by an hour. It is 3 hrs from Mumbai, 1 hr from Pune.

It also lies in close proximity to Talawade IT Park. Yes I came to know that the flats have full 24 hrs water supply from PMC muncipal water. Hi Wasim, If you are taking home loan from HDFC then you have to pay the 10% of the total cost and from rest of the banks then you have to pay 20% of the total cost. Not only this if you are taking home loan from HDFC then you have to pay the rest of the amount within 1 and half years. The funding bankers are SBI, ICICI, PNB Housing Fin, HDFC etc.

Hi all, Few days back i visited Dynasty, Wakad, Pune. Dynasty Phase-1 has already successfully completed and people have started staying there. They have launched phase 2 with two new towers (8 storey each) in the same society campus. It offers 2/3 BHK residential flats, 2BHK from 1005-1100 sq-ft and 3BHK from 1300-1480 s.ft. 1st floor roof has already been developed. It is a G+8 storey flats consists 3-towers.

Over all living standard is execellent in Dhanori. Road are very wide, educational inmstitutions and international airport are near by. The area is well connected through bus, shared auto and taxis, much traffic is also not there. It is a pure residential area. The proposed Sahara City is just 3 kms from this locality. Many reputed builder are coming up with their project in this locality. According to me the area is good for both investment and end use.

Hi all, My question is that TOI carries news today about possible agitations in Phursungi because of garbage dumping. Would that garbage dumping or agitations affect people staying in Infinia? I am planning to invest in Infinia soon but such news are quite discouraging. I would appreciate any information from Infinia or nearby residents.
@siddharth, If in future Fursungi comes into PMC limits it will affect you the same way as the people living in any part of the pune city. And if it doesn't come intoPMC limit then this agitation should not affect Infinia because its Gram Panchayat will carry out the garbage collection activity on their own. In that case it will affect pune city, not fursungi or say Infinia.

have booked here in 2014 and papers and loans are cleared. Possesion promised is dec 17 but in agreement developer adds a clause that possesion is 36 months after full payment. My oversight that I saw later, but basically developer gives agreement for 2019 possesion if you calculate 36 months from 2016.
Hello Sumit, I can understand your concern. I would like to suggest you to have a thorough discussion with your builder and ask for the forward plan. Also, you can consult a reputed lawyer to know about the legal aspects of your purchase and what is mentioned in your property agreement.

Even for thr open plot the developmental charges will be set at 0.50% of sale deed value. In all cases, the sale deed value will mean cost on which stamp duty was paid during sale deed and will be the deciding factor between the seller and the buyer.
There is also proposal to regularize water connections of as many as 77000 illegal connections by waiving off penalty, usage charges and charges of the new meter.

Hello, According to the new order, the premium will be charged according to the demand for change in land use. For conversion of agricultural land to residential land, the premium would be 50% of the total value of land as per ready reckoner rates. For agricultural land to commercial land, the premium would be 75% while for semi-public land to residential land, it will be 20%. For residential to industrial use, the premium would be 20% while for forest to agricultural, it would be 40%.

Q: I have booked a flat in IRIS BAVDHAN in Pune by Skyi builder . He has not received Occupancy certificate . He has got only partial completion certificate. The builder is saying as its in Bavdhan budruk, it does not come under PMC and comes under regional planning rules. So it does not requires occupancy certificate and partial completion certificate is enough to occupy the flat after possession. As far as I understand without occupancy certificate I can not stay in the flat and without completion certificate builder cannot demand for possession. Will property tax be thrice if i do not have occupancy certificate ? Is the construction might having some legal problems or disputes ? I will like to have everything legally clean and clear before taking possession and occupying the flat. Kindly advice.

Hi, The area was supposed to be included in the PMC limits not under regional planning rules. So, check the project approval and related document before investment. There is no legal issue with the project and the flat is ready for possession. Q: Plz Suggest : 2 bhk from KUL Nation vs IVY Botanica vs Nyati Elan vs Guardian hill Shire vs Rohan Abhilasha. I am living outside pune and don't know exact locality nearby which can help me to decide in. Looking to purchase in this area as price is ~4000 psqft and all above are small townships and looks promising. All of above f these are coming in similar price range and i need to book a flat. IVY : +ve : near to Nagar road, in township -ve : no dry balcony Nyati : +ve : reputed builder. -ve: 2+ km from Nagar road highway. [ in prelaunch stage]. Rohan Abhilasha : +ve : reputed builder, good floor plan. -ve : far inside somewhere. & in prelaunch stage with almost all sold out [ what they told]. Construction stopped till further notice because of water shortage,and that is for all builders in Pune. Kolte Patil IVY Botanica is a ready to move project but don't know if they have airport clearance yet - will have to find out. Water is through tankers vs Ivy Botanica which has a dedicated water line and water treatment plant. Hi Siddharth, Lifts have become a crucial lifeline for all people staying in flats. It is always seen that people have been blaming the builder. But one more aspect which needs to be looked into is the maintenance. Not sure how old the building is , but if the building was handed over to society, then there is very little the builder can do. It is very important these these lifts be maintained and the society has to ensure that the annual maintenance be carried out as per schedule. Mont Vert Seville is located about 3.5 km from Rajiv Gandhi Information Technology Park also known as Hinjewadi InfoTech Park, about 1.4 km away from Mumbai-Banglore National Highway 4. It is a PMC approved project and HDFC, Kotak Mahindra, ICICI, LIC Housing Finance are the leading housing loan provider.

Beware MSR construction quality is very bad
It is my personal advice to you all that if you have sufficient documents/papers to prove your allegations, If not, collect the same like brochure. After collecting all the evidence, file a complaint case before the local District Consumer Dispute Redressal Forum alleging deficiency in service and unfair business practice followed by the builder.

Even the builder doesnot respond to the complaints once he receives the payment.
Better to visit the developer's office and discuss on the issues otherwise nobody will reply after receiving the payment. If they still behave like that file a complaint in consumer forum.

Q: We are a group of 4 individuals. Some working i.e. Salaried and a few in Business. We plan to buy a plot approximate 4-5 Ghunta within the PMC limit and construction a Building having 2BHK Flats within the permissible limit - may be 4-5 units. We want this to be a financed project and AFAIK Banks offer something called a Composite Loan (Plot + Construction). Few queries based on this. The Loan has to be taken by all 4 of us to buy plot and construct. How is this possible? will the banks allow a joint borrowing based on our Income Tax from our source of income? How does the Down payment etc work. Does the Bank expect us to have a project plan etc and then approve this? For Disbursement, Does the bank pay us off in one go? We may take 2 years to construct the property? no use of having all the money at one time. We also welcome any VC's who may want to invest with us. We are planning to construct it at A quality. How easy is it to sell such properties? Is there anyone who has done projects like these? could you please get in touch with me. Could get to learn from your "Lessons Learned"

Q: Vista Luxuria project near Manjari has been rejected EC certificate. This has been approved by SBI and many other banks. Builder has not provided possession letter yet though 50% have already moved into apartments. is this true? Shall I go ahead and buy from this property OR wait till all things are sorted?

Hi, If the builder has not received OC then he can't allow buyers to stay in that building in first place. But this is rarely followed. He will charge for maintenance as he will incur costs for various agencies. If no cc is there it means some violation has taken place. Find out exact reasons. the property is way inside from the main road. it was surprising to know that with such kind of reputation he did not have even a brochure to present nor a sample flat to show. further he has already appreciated the rates which means he has eaten up the profit which the end customer could make it in next 3 years. think 100 times before you buy such project. further please examine and heed at all the legal documents, often fine prints makes a lot of difference. good luck.

Hi Saurav, Positive about this area is its distance from magarpatta, amanora, eon it park, koregaon park, kalyani nagar, pheonix mall, inorbit mall with comparatively reasonable rates. They are all in range of 3-5 Kms. Negative about the project is Water problem. But hopefully it will be resolved in 1-2 years. Road construction already started but I think near Florida estate will remain for one more years. It's a patch of 50 meters but creates problem sometimes during morning hours.

You are absolutely right saurav, The key growth factor has been the development of IT Parks / IT SEZs on this side of the city. t has seen a huge amount of infrastructure development in the last three to four years. Being in close proximity to important social infrastructure like the airport, railway station, good schools and retail high streets, areas in the eastern part of the city have seen maximum growth in all real estate asset classes.

Hi Rohit, I would like to suggest few thinks that should keep in mind before renting out your property, if you are an NRI :- 1. Ensure a proper background check of the tenant before letting out the property. You should try and check details such as employment records, previous address of residence, etc. 2. Finalize the agreement only after ensuring that proper documentation and background check has been done from your side.

According to me, one major factor which give preference to the land regulation bill is the improvement of 13 Acts ruled out in the December 2013 draft, including some important ones such as Coal Bearing Areas Act of 1957 and the Atomic Energy Act of 1962. Their exemption could have made the bill appropriate in a comparatively small number of cases.

Hi, Kul Nation is developed by Kumar builder one of the promising builders in Pune. Big project having 1250 units and the project is developed in phase manner. Right now phase 1 is open for booking. The project is launching in 2011 and possession is in Dec 2016. The project is a bit slow in terms of construction work.
@ Shweta, I have a word with the builder and he told me that the current rate per sq ft is 4250 with garden facing and Rs 4050 per sq ft without garden or pool facing. There are also floor rise charges from 4th floor onwards with Rs 25 per increased in floor. Right now the builder is not providing any discount in this project.

Hi Neha, This project is launched 3 yrs back and the project is developing in phase manner. Almost 70% of phase 1 are complete and builder agree to deliver phase 1 in July 2016. @Shreya, I can nor forget specially, because i made a lot of money selling my plot there at a higher rate. With the airport's construction finally on track, the real estate markets around are likely to wintess a recovery. Experts believe that in the future, there will definitely be price rise in these areas, especially after the current inventory is cleared.
Enjoy buddy, The base price of land plots in Navi Mumbai have recently gone up by 20-25% as per CIDCO. The exact land pricing for all the city nodes has also been leveled, which shows that Vashi has the highest base land price of Rs 12760/sq.mt while the Ulwe node has the minimum land pricing of Rs 4950/sq.mt.

@sankalp, Don't you think that financial bids are long drawn process and they do not want the project to get delayed because of procedural reasons. The manufacturer too will need to adequate time to deliver the rakes in time to ferry commuters.

Hello dear, I think your budget is quite low to get the good builder project in this locality, if you try and search some local builder in this area, might be you get one or two projects.I am not so sure !! The average rate per sq ft is approx Rs 5500 to Rs 6000 in this area.
Hadapsar, a thriving suburb in East Pune is basically driven through financial or economic activity in two major IT hubs in the vicinity - the SEZs at Magarpatta city and Fursungi IT Park (SP Infocity). Today it boasts gigantic real estate projects such as Magarpatta city and Amanora in its neighborhood.

Q: Hi, I have just given a token amount to builder for a 1 BHK under construction property(possession Dec' 17) and later that evening i came to know about a resale flat in same building but at a lower rate(difference of 5 lacs all incl.) but at a lower floor. So guys need your help in what should i do and what will be the procedure considering below points? 1. I was told that token amount will be refunded if there are any genuine reasons(but it was verbal) 2. Seller is also having a running home loan and i will also go for home loan(with same or different bank). 3. I gave token amount for 19 floor and resale flat is at 11 floor and difference in amount(from builder - resale) is 5 lacs(63L from builder and 58L from resale)

@Awar, The Union and state governments have already clarified that the Maple Shelters projects in Pune had no sanction or endorsement under the Pradhanmantri Avas Yojana (PMAY). Now, the Maple Group clarified in an email to the media that it had begun refunding money to applicants on producing the receipt of payment of application fee with ID proof at the head office of the developer.

Q: Hello, I have bought 2 BHK flat in Pune before GST implementation. Agreement of my flat is registered on 5th March 2016. I have already paid more than 50% amount to builder before GST and paid service tax as applicable. (VAT was not paid.) Before GST, service tax and VAT was applicable but after GST service tax and VAT is replaced by GST. My builder is charging me GST @12% and VAT @1% both after GST implementation. My question, Is VAT applicable after GST? Do i have to pay GST and VAT both after GST implementation? I have asked same question to my builder and they replied as below. VAT is applicable if agreement is registered after 1st April, 2010 and is to be paid in subsequent month from the date of registration of agreement. Your flat agreement was registered in March 2016 whereas GST can into force in July 2017. Hence it was mandatory to pay VAT in your case. If VAT is also replaced by GST and older service tax @4.5% and VAT @1% is covered under GST @12% then please share me any goverment link or document where it is mentioned that Service tax and VAT both are replaced by GST. Hi, Undri is a prime residential area located in the southern part of Pune. The locality came into limelight after saturation on the NIBM Road. It is very close to Hadapsar, which is one of the major commercial zones of Pune and has three SEZ - Phursungi IT Park, Magarpatta City, and Amanora Park Town. There are a few major roads which run through the area - Kondhwa Road, Mumbai - Hyderabad Highway, Solapur Road, etc. It takes about 45 minutes from Undri to reach the airport in Pune. Bhosari, Alandi, Chimbali, Chikhali, Vitthal Nagar, Kelgaon, Jadhav Wadi, Datta Nagar, Dhyarkar Wadi, Chinchwad and Pimpri are its neighboring localities. The Rajiv Gandhi Infotech Park is also well connected to the locality. The Indrayani River also passes through the area.
