Q:
Has the real estate experts estimated what percent of affordable home sales will go up?
My replies to this discussion
Due to the budget announcement, luxury housing might impact marginally. This is about a provision related to property worth over Rs 1 crore. The rate of abatement on homes and flats of above 2,000 sq ft, or costing Rs 1 crore and above, has been reduced from 75 percent to 70 percent in the Budget. According to a real estate expert, the benefit will motivate property buyers in small cities. It was said that there will be some benefits in selected locations like Noida Extension in the NCR, but there won’t be any benefits in markets such as Mumbai.Due to the budget announcement, luxury housing might impact marginally. Q:
Hi, I had bought a property in 1998 for Rs 1 lakh and now I wish to sell it for 50 lakh. I’m looking to buy two properties esch of 5 lakh one in hebbal and the other near electronic city. Kindly, suggest if my capital gains by selling my existing property will be included in the purchase of the new properties? What are the ways to minimize the capital gains?
My replies to this discussion
You can claim tax exemption under Section 54 on the long-term capital gain on sale of a property. If you buy a house within two years or construct a house within three years with all the profit made of sale, then you can avail tax exemption. You can avail tax exemption if you had bought a second house within a year before selling the first house. Further, you can avail tax exemption under Section 54 (F), too. For this, you need to own not more than one house and invest sale proceeds from assets other than a house in real estate. Real estate investment in India must be made in residential properties, not in commercial properties or vacant plot, in order to avail tax exemption. You can claim tax exemption under Section 54 on the long-term capital gain on sale of a property. Q:
Is Indian real estate going to see a boom in the future?
My replies to this discussion
A prospective property buyer firstly looks to get complete confidence that his/her hard earned money is safe in the project that he/she is planning to invest in. A buyer wants transparency in project dealing from the consultant. While buying a property, buyers are primarily interested in getting a place for them and after that he thinks of the appreciation benefits. For a property buyer, connectivity, locality and amenities in that location play a major role.A prospective property buyer firstly looks to get complete confidence that his/her hard earned money is safe in the project that he/she is planning to invest in. Q:
How is the metro work going on in Vijaynagar? Is the BMRCL maintaining all the safety measures?
My replies to this discussion
BMRCL has placed nets to cover the iron pillars and placed boards marking boundaries for where the metro work is happening. However these safety measures are missing at a number of places and some of them became old and torn off. The road near the Vijayanagar telephone exchange directly under the station is close to traffic, but commuters have to pass through a side road which is close to the Metro construction. Q:
Can anyone suggest me which floor should I choose to live on a high rise building
My replies to this discussion
It is very difficult to say which floor is the best floor to live in because all the floors have some advantages and disadvantages.
Top Floor: PROS: Less noise and less foot traffic, Lower heating cost during winters, better view of the city.
CONS: Higher AC bills during summers, moving heavy items can be a problem, if lifts are under maintenance, it can be a pain.
Middle floor: PROS & CONS: You need not have to climb as many stairs as top floors when the lift in under maintenance and a steady power consumption rate during each season
Bottom Floor: PROS: Less AC bills, ground floor will get less light and dampness
CONS: The security on ground levels is more compare to upper floors, ground floor remains comparatively cooler and power consumption is also lowIt is very difficult to say which floor is the best floor to live in because all the floors have some advantages and disadvantages.
