i tthin Indu is right, sector 72 is more profitable than sector 122. Buyers think that , it is just 2 km so can invest in a plot of 40-50/k psm, this is the value of sector 122 . even if we talk about the locality, sector 122 is covered with two villages which is real a bad factor. Hi Guys, Any body got latest news on circle rate in Noida. I came to know from news that, authority has raised the circle rates in Noida. It is expected to raise around 20 %.
Hi , In August 2014, residential circle rates were raised by 10-17%. While commercial circle rates were raised by 2% (except in sectors 18 and 38A, which saw a 17% hike), institutional circle rates rose by 10%. There are five types of residential sectors in Noida. From August 1, plot rates for these will range between Rs 35,000 and Rs 86,000 per sq m.

Hi Akash I have gone through the price structure of the sector and noticed that Rs 4600 per sq ft is the average price for all the projects present there. I have also come across the fact that in April 2013 the price was Rs 4416 per sq ft.. and in this festive season the price just took a leap and went to Rs 6861 per sq ft in Sep 2013… Strange curve.. but shows how demand for the sector is rising.

Hmm for 1 bhk they have 615 sq.ft available and they are quoting Rs 5100 per sq ft. No idea about fully furnished or not, For 3 bhk they have 2050 sq.ft and they are quoting Rs 15250 per sq ft.

Hi Bhuvan, Almost all the leading financial institutions and centralized banks are providing loan for this project. No, there is no such news regading delay of the project and approval of plan. This is a GDA approval project and has got all the approval. Construction work is in full pace and construction work completed upto 2nd floor.

Hi Shobin, as far as i am aware and my calls to the builder..they are planning togive possession this month itself... if its still delayed you check your agreement..there might be a penalty clause as in the builder might be compensating either monetarily or in some other way for the delay in possession.
Hey you can also put a compalint into the consumer court.. but i will suggest that you first speak to the builder to compensate to the delay and if all else fails approach the court..

Q: Flat in P-tower. Builder to pay for additional 105sq ft amounting to 2.5lakhs. As per contract 775 sq ft is the carpet area. Measured today and found it to be 770 sq ft. they are not able to justify. please suggest! We need to fight this together!

Well Mr Pankaj, there are a number of problems with Uniworld gardens II, the latest that i have heard is that their tower D is ready for possession but is waiting for occupancy certification or completion certificate and that has been delayed for quite some time now.
There is also a news in where Unitech is planning to sell off parts of its assets and divert the money to complete its projects and it has committed to deliver more than 6 million sqft of residential space within this financial year.

Hi, I was told that there are some units available in resale andthe current rate for a 1 BHK is around Rs 8000/sqft and there are 2 sizes for 2BHK i.e 937sqft and973 sqft with the basic rate of Rs 7500/sqft.. There are limited units available so i will say to arrive at decision quickly..

well the government definitely took credit but it seems they had only started the identification process and this delay means residents cannot get a building plan sanctioned or carry out sale and purchase.

Yea..that is there, so will definitely advise you to check all paper work before investing and also if possible get a lawyer involved who knows the legal issues and check for frauds. Best will be to go with reputed and big builders who has a name in the market like Gaursons or Amrapali to name a few...

Hi Surender, you are right on some of the points and yes the presence of investors increases the property prices for the end users.... but then it can also be looked at in another way... The investor is actually giving the money to the builder that is interest free and hence being partners in the development of the project. Hi Praneetha, For investment in kharar or Mohali you must think wisely because this is a very huge area of development. BUy your property near phase-5 of Mohali. Buy your property of only good properties which are renowed names in market and has reputation of delivering there project on time. Hi Sufia, Delhi Development Authority (DDA) is going to develop about 20 lakh residential units on the outskirts of the Capital on 24,000 hectares of land offering world-class infrastructure. The housing authority will be implementing this gigantic land pooling policy under the supervision of Union Ministry of Urban Development in the coming two months.
Hi Guys, According to the policy, a number of small holdings will be pooled and a part of land will be taken from the pool for provision of infrastructure and public facilities. The DDA will provide basic facilities like education, health, water, sewerage and other amenities, while the rest of the land will be returned to the original owners for development. It is felt that benefits of long tenor loan based on the economic life of the project should also be extended to projects under implementation where date of commencement of commercial operations is yet to be achieved including cases where financing is being reworked taking into account cost overrun, if any, as a one time measure and for projects where restructuring package is being worked out under CDR or otherwise.

Hi Sufia, As per my knowledge, the Delhi Development Authority (DDA) has postponed the computerised draw of lots for its Housing Scheme 2014,which was going to be held on November 17. This unfortunate delay was because for the technical reasons. It is expected that this draw will resume in four to five days.

Q: 1st I had applied for home loan in 2013 in ICICI they sanctioned. but at the time of disbursement they are unable to process. 2nd time SBI is refused my loan at the time of disbursement. Is this project safe and legal.

Hi Sufia, Nearly 1,500 plot holders in Sector 52 feel relief as HUDA administrator ordered immediate refund of dues to them in compliance with a directive by the Punjab and Haryana high court in July 2014. The high court had reduced the enhancement amount paid by the 1,485 plot holders to Rs 1,870.69 per sq yard, telling HUDA to pay back the remaining amount.
Hi Sufia, The plots were allotted in 2003 at the rate of Rs 3,300 per square yard. Subsequently, HUDA asked for three enhancements till the total enhancement came to Rs 8,200 per square yard. More than 46 plot holders filed a petition in the high court in 2013. But still people are unhappy & demanding to revise the refund price. People from Progressive Citizen Welfare Association are admiring the work done by HUDA, as well as demanding the refund amount to be revised.

Hi Sufia, Delhi-Amritsar National Highway 1 will be completed by May next year as the contractor has started construction work on the remaining portion of the highway. The 470 km long Amritsar-Delhi national highway would be completed by May 15 next year except for a 20 km stretch which would be finished by March 2016. Definitely this road will have positive impact on Delhi real estate market as well as connectivity between Amritsar to Delhi.
Hi Sufia, As per my knowledge, on the rising toll plaza charges, National Highways Authority said the rates would decline to forty per cent in 2023 as the contractors would realize cost of construction by then and afterwards toll rates would remain at 40 per cent for the maintenance of the highways in the country.

The original cost of the 295 delayed projects is Rs 5,48,838 crore and anticipated cost is Rs 6,50,274 crore, thus leading to a total cost overrun of Rs 1,01,436 crore.
Environment Ministry brought out a minor change which mandates seeking of clearance in case of certain projects like new national highways, state highways and expressways. Hi Sufia, As per my knowledge, office of the District Town Planner (Enforcement) has sent a second notice to 17 owners of EWS houses in Sector 54 for illegal constructions in the area.The move comes after TOI reported on November 23 that residents of the sector were filing a PIL demanding action against the violators.
@ Sufia, This is the second notice issued by DTP (enforcement) to the owners. DTP authority issued a notice to all 17 owners on October 29. DTP authority have sent them a notice once again, as the issue has been highlighted by a few individuals and the newspapers. If they don't restore the building to its approved state within a week, an FIR will be lodged against the violators and unapproved floors will be sealed.

While piling up of inventory is a major culprit, the recent decision by the government to increase circle rates in the capital has also impacted sales. Buyers clearly have the upper hand, and are negotiating favorable payment terms of up to six months from the standard three months so far. Many buyers and investors are waiting for further correction.
Hi Vibhor, In my point of view, the market is still slow, there is slight improvement since the new government has been sworn in. Sellers were asking for unreasonable prices during the peak. Now both sellers and buyers are becoming more rational because of which deals are starting to happen.

Hi Guys, According to me, the length of the extension from dead end of Noida City Center station to the planned dead end near NH-24 is 6.675km.In Noida, the existing corridor has stations in sectors 15, 16 and 18, Botanical Garden, Golf Course and Noida City Center. I completely agree with Nikhil Agarwal, Delhi NCR especially areas like Noida sector 144, sector 119 and areas surrounding these sectors are gaining huge response from both builders and investors. Some well-known builders Geoteck, Unnati Fortune Group and more are building some big projects that include residence, commercial and retail space.

Under the act of land pooling policy MPD-2021, land will be approved by development authority. So there will be no legal issue. Dwarka Sector-21 metro is approx 8km from this project. Proposed diplomatic enclave is around 6km. Proposed golf course will be approx 5mins from this project.

There are many shopping centers , schools, university, malls & many more are proposed. Residents of L-zone will have all kind of facilities nearby. You can give a residential property on rents to a family. This will generate income for you. In future you can resell it and earn profit.
