Hi Anil even i have booked the flat, but the project is still under construction. You can join the owner's group of Orchid Island, Sector-51, Gurgaon to have a proper idea of the possession date.

Hi Hitesh are you sure that the EDC is decided by developers?? i know this for a fact that in Gurgaon this amount collected as EDC needs to be deposited to the Department of Town and Country Planning, Haryana and in last years high court ruling in 2011 collection of enhanced EDC was stopped also.

Hi, i feel that 5 Star and Commercials , Mall etc are confirmed and more or less even the Villas, hence it should really give a boost to this area.so in near future Sector 143 will get an edge over 137 and 168 which are considered to be better places and more expensive at present. So in long run if not better atleast one can consider 143 to be equally good

Also even in Sec 168, next to Lotus Zing and Paras Seasons their is a planned STP but look at the resale rates in Zing skyrocketing. I think you do not have to worry about that, there are families living in near by sectors like 119 in Amrapali, Gaur and also a local village market at walking distance for vegetables, meat etc.
Thats a bad Unihomes 1 is not moving at a good pace and is delayed by 2 yrs already, so Unihomes 3 is a long term plan - at least 4 yrs (min). So if the possession is in 2015... take a grace period of 1 year more.

Sure, Sector 74 has witnessed a very messy price trend curve. It went superb up and then again super down. To start with in April June 2011 the price was Rs 4938 per sq ft but then due to land issues it went down to Rs 4100 per sq ft.Then again in 2012 Jan March the price shooted up to Rs 6741 per sq ft. Shockingly it came down to Rs 4429 per sq ft. This year it was noticed that Rs 6750 per sq ft and it fell down to Rs 5156 per sq ft. Now recently the price is Rs 5050 per sq ft. I feel the appreciation of the place is also doubtful!

Well Subho, That is very common practice in Gurgaon. In majority of cases, actual size is higher then ATS and differential is always demanded at the time of possession... same should be true for this also... So beware of such practices.

Hello Akash, As i mention above that when this project was launched the price was 3600/sq.ft but after a year the price is 4200/sq.ft that is a huge appreciation in terms of return so, 3-5 years investment period would be the best decision and one can get a handfull of return.

Hello Nilufar, If you are not going for the assured returned then you have to pay atleast 4 lacs as a booking amount. This project comes under commercial and in such cases banks are providing loan only after completion of the project. So, you don't need to worry and can invest accordingly.

@Baldeep, EDC & IDC are typically mentioned in BBB unless you have been given all inclusive rate.EDC/IDC should have been charged at the rate applicable at booking and not at possession since authority keeps on revising the rates. EDC 100-200 psf depending on sector IDC depends on builder and facilities offered

Q: BPTP has stopped progress after taking 80% money from customers on their project Park Spacio at sector 37 D in Gurgoan. Every time you ask , they give stereo type reply that the contractor has run away and work will commence in few months time . looks they have diverted the funds and now simply misguiding the customers . A stamp duty paid instrument/document is considered a proper and legal instrument/document. The liability of paying stamp duty is that of the buyer unless there is an agreement to the contrary.

People are not happy because thousand of like are in stake. This plant is very near to five Schools including play schools, residential sectors & highly populated villages of Noida. If property and real estate is all about new development and new setups then Sector 86 is a classic example of model real estate development. It is also close to commercial Sector-88, after completed the work of external road & Dwarka Expressway.

This project offers 2BHK, 3BHK & 3BHK with servant room, area ranging from 1264 sq-ft to 2122 sq-ft. Builder quoted price is around 4500/sq-ft. This project has all daily basic amenities nearby. Expected possession of this project is around 2018 December.

This project is located in a decent residential sector i.e sector 70 A, Gurgaon. Builder quoted price is around 4000/sq-ft.
@ Vinay, As of now the booking is closed. It is believed that lucky draw will happen in October. As per sources, due to some dispute among builder & HUDA , draw date has been delayed. This project has spread over approx 6acres of land. This project will have G+13 ,high rise apartments.

The informal group, comprising urban development minister M Venkaiah Naidu, finances minister Arun Jaitley, law minister DV Sadananda Gowda, is examining the Real Estate (Development and Regulation) Bill and the report of Rajya Sabha select committee. Why didn't the UPA govt. think in favor of the poor home buyers? Why are they raising the issue now when NDA Govt. is serious with this issue.
Right Saras, It is heard that the government has to take a political call on certain recommendations of the select committee. The GoM has discussed it and would make suggestions to the PM. The final call will be taken soon after which the urban development ministry would prepare a Cabinet note.

Hi Malika,I Ireo Uptown is nearing completion. I saw two flats in Tower-E, the centre bandh road has lots of filth, glasses, plastics what Ireo calls forest land and should be sorted. I found 2BHK door next to a 3BHK door, very weird. It is just like a wall between a 3BHk and a 2BHK and the entrance of tower-E 2BHK is South East not good. Hi, I am also looking for 3BHK flat in Godrej Signature Home, Gurgaon? But as you know, in this sluggish market it is difficult to bet on any project bcz most of the projects are getting delayed by 1-5 yrs. So i am little bit confused on it that whether i will get my flat possession on time or not. Can you tell me which local body has approved this project and which all banks are offering loan for it?
You are right Tamal.... Even i have discussed on approval with their sales guy. As per them, DTCP has approved this project and all approvals are in place. BOB, HDFC, Axis, LIC Housing Finance, SBI, Federal Bank, HSBC, Standard Chartered, Indiabulls etc. have approved this project for home loan.

On 23rd June'2016, the home buyers of Emaar MGF, who has been protesting for past several months for delay in possession gets partial relief as company managed to get part occupancy certificate (OC) for phase-1 of its 200-acre integrated township Emerald Hills in Gurgaon.

And it happened because the heels of series of protest from home buyers and a FIR filed against managing director and directors of the company on 8th June'2016 by Emaar MGF home buyers at DLF Phase-I police station for cheating and criminal breach of trust. The buyers in their FIR had alleged that Emaar- MGF has been deliberately delaying completion and possession of the houses in Emerald Hills township, which started in 2009/2010 and to be completed by 2012/2013.

Hello Vipan, You have waited for long time to get your flat possession. I will only request you to wait for two months more until Real Estate Regulation and Development Act will come into force. Hello Ankur, As many as 11 homebuyers, who had bought residential units from Emaar MGF Land Limited in Gurgaon way back in 2009, the National Consumer Disputes Redressal Commission (NCRDC) has ordered that the developer complete the construction and deliver the flats by end of 2018 and offer compensation at the rate of 8 percent to the complainants with effect from the committed date of possession until the unit is actually handed over.
It is really a good decision by the court. On the basis of that order, other buyers can also file a complaint with the consumer commission. I would suggest every buyer must take action to get compensation as per the said order. As of now, three complaints against the same builder have been made. Those who have failed to file a complaint with the Consumer Commission can file their suite now.
