Q: Has anybody got the latest update on the project. I don't think the Project is in good state. Everytime I visited the site, new story has been narated to me by the officials for the delays and the new schdule. I think it is time that the owners should have a word with the DB officials. As it seems we all owners have taken things for granted. No doubt today the DB Relaty share price would go down, on fridays news of Etisalte want to proceed with legal action aganist Swan Telecome. Why we owners has to take all these issue on our property, have we thought these things at the time of purchase. I strongly suggest we should come together and meet the officials with deadlines. If we don't do this, I don't think project will complete even by 2015.

Hi all, Are you aware of this new development charges of Rs 1000sq-ft extra. .Every Flat owner has to pay at the time of possession .Project has been delayed because of builder not our fault. Now, the cost has gone up.We were never told about these charges at the time of booking. What should we do now please advice.
Hello Ashish, It is clearly mentioned in your agreement from April' 2013, if u have paid your stamp duty and regestration before april 2013 it is not mentioned, but at the time of possesion every body has to pay extra Rs.1000sq-ft. It's not property tax that everybody knows, It's actually Development Charges.

Well Asish, If we continue to be unable to pay our taxes over a period of time, our country or municipal government will schedule our property for a tax sale. In a tax sale, someone else, usually an investor, pays the taxes on our behalf. We now owe the investor, not our government. If we don't pay, the investor can file a petition with the court to foreclose on our property and take ownership of it. so it is my request to all the resident of India that they should pay their tax on time.

Hi Mr. Choudhari, The ongoing rates of Raunak City is around Rs 4000/ sqft. I think you can go for projects in Kalyan as there is a scope of price appreciation for demand in apartment projects. Q: Stalled construction of CASE Univis Cielo C building. If it is due to TMC not providing the permit, what is it that the builder has violated that has compelled the TMC take such action? Is there a way to find out what is the real reason with TMC directly and also whether there is any legal way out builder can take corrective action to resolve the problem? This way we will know whether the building construction is stopped for ever or not.

The BMC has changed to the capital value based system, that calculates property taxes depending on present market value of the property. The civic body now plans to make the payment of property tax bills online too.

Already, the faulty calculation and not taking into account the base price is being contested in an Aurangabad court. Residents who are not happy with the civic body’s reasoning may move to the High Court. Advanced Locality Management and Networking Action Committee (ALMANAC), Chembur have said that they will move court with the help of residents of Marol. They feel paying an extra amount as tax is totally unacceptable. Also, the citizens feel that the civic body is taking builders’ side and the whole system is not rational.

I agree with you Mr Vinay but with so many constructions coming up in wagholi and lots and and lots of money to be earned, i don't think the politicians will let wagholi stay out of PMC for long. Interestingly PSF rates in Wagholi are still high irrespective of poor water situation. Q: a) Was it not the builder’s duty to communicate in writing to us time to time for any of his demands for payment or registration of the deal after getting the booking ammount? b) Whether the builder can unilaterally decide to charge exorbitant interest for delay in registration after booking and then forgo the same at his whims and fancy and pressurize us for immediate payment when we are sincerely communicating with him our situation and conditions. c) If we don’t want to ahead with the deal what is the way to get refund of our booking amount ? and last but not the least important thing , d) Can the builder really have the right to forfeit our booking amount?

Generally Builders will not return money unless it's profitable for them or specifcally written in the Contract. Even if it's written in the contact they will try to find different ways to avoid cancellations. Just check with the builder, if there is any cancellation charge, which may be some percent of Total cost. Thane West is one of the well-developed localities in Mumbai which falls under the Mumbai Metropolitan Region. It is only 4.3 kms-7-minute drive from Eastern Express Highway and 5.1 kms from the Thane Railway Station. Loading means the common areas which are of less use like the staircases, verahdah between the flats and all areas in the building. It is less advantageous for buyers.. Q: My flat H-302. I called society Plumber Vijay for the assessment of the leakage problem. After inspection he said that repair of the leakage will cost Rs. 40000/- to rectify including material. On my doubt he remained firm on his assessment and said if he is wrong he will pay back entire amount. I doubted his statement and Got the leak checked by another plumber, he rectified the leak which was from elbow joint of main drain costed me Rs. 300/- only. I requested Hon Secretary to ban the plumber for the society work as he is misguiding the members. Hon Secretary did not agree to my point and backed the plumber. MHADA is planning to construct about 250 flats for the high income group (HIG) in its Tunga Village complex in Powai. These houses are valued at a price of Rs. 1 crore. The current slab for HIG is a person with a monthly income of Rs. 40,000 and above. The houses are built in the same complex where MHADA had earlier sold houses for cheaper prices. During May, it had sold about 480 houses for Rs. 75 lakhs each for the HIG and about 250 houses for about Rs. 49 lakhs each for the middle income group (MIG).
MHADA officials stated the reason for increased prices were the costs involved. They said that the authority had to build a Municipal Training Institute and hand it over to the BMC. It also had to cut few rocks in few places. The overall cost was reflected in the prices of the houses.

With the rupee having fallen by almost 27% between April 1st and August 31st, returns for foreign PE firms are almost wiped out. These firms invested a few years ago when the Indian currency was between Rs. 42-52 against the US dollar. Now since the the Indian currency is around Rs. 60 for a dollar, they will face a loss of 25-30% in dollar terms if they exit.

One of the major moves of the state government is the doubling of FSI from 0.75 to 1.5 in these non-urban areas. There are also offers of various FSI incentives for essential urban necessities such as housing, religious buildings, institutions, guest houses, semi-government offices, IT parks, public undertakings, police buildings, biotech parks, public libraries, MHADA schemes and redevelopment projects. The decision is applicable to all municipal councils and panchayats across the state and will specifically benefit cities which are expanding.
According to real estate experts, the new FSI regime will reduce the under-utilization of land in the metropolitan region. It would also slow down the pace of conversion of agricultural land into urban land as the developable land is enough to cater to the demand. There are FSI incentives against road widening. This means that more the width of the road to be broadened, more is the FSI against the acquired land and road space. This space can be utilized for housing and commercial development.

Hello, Yes in fact nowadays the rentals and sale prices have touched sky high in recent times due to more demand in these localities. You mentioned that presently you are living in Borivali but willing to relocate if you get a good deal. May I know are you looking flats on rental basis or for outright purchase since you are not clear with your requirement. Moreover are you looking for 1,2 or 3 BHK and whats your budget. Be clear and precise about your requirements.
In my opinion you should look for flat located at Mira Road since the rates are competitive and affordable as compared to Borivali which is quite expensive. Moreover Mira Road is also well connected by road and rail means of public transport.

I think one has to pay separately for car parking which includes 2 wheelers and 4 wheelers. The rate quoted are exclusively for flats only and does not cover basement parking charges. It has to be borne separately by the buyer.

Hi Anand, Got in touch with the company executive and came to know that possession date for the Phase I is by March 2014 and the flats are almost nearing completion. Work has just being started for Phase 2 and completion will be around March 2015.
Hmmm, thanks for the latest updates given Mr. Ashish. In fact Mohan Suburbia is an integrated township located in Ambernath west close to Ambernath station. This mega township is surrounded by lush green hills spread across 35 acres. Mohan Suburbia is made up of 14 Bungalows and 57 residential buildings, each standing 7 floors tall housing 1, 2, and 3 BHK homes.

Came to know through company executive that Raj Altezza is one of the ongoing residential projects being developed by Rajesh Life Spaces which is coming up in prime location at Ambika Nagar situated in Mulund west. Mostly the possession will be given by Dec 2015.

Hi, Several banks like Corporation bank, HDFC, SBI, ICICI, Axis bank and Kotak Mahindra Bank have approved for loans for this project. Heard that the flats are coming up with international amenities like badmington court, swimming pool, Wifi connection, club house, community hall, multi gym and landscape garden. I think one need to pay extra for car parking and it does not cover the total price of the flat.

Hi Praveen, When I saw the application form it was mentioned that " I am poor and I am in need of a house". Really felt very bad when people do not have even basic shelter over their head when the ministers spend crores of rupees in elections campaigns and rallies.
Hi, It seems that the state Govt has launched a housing scheme for economically weaker sections to be developed by Hiranandani developers in Powai. But later came to know that the CM has denied any such schemes and has ordered a high level inquiry about the matter.

Hi Raghav, Work is underway for this project and handover is likely by Dec 2015 approx. In fact the work has started way back in year 2007.Orchid Woods has 7 blocks having 55 floors and is situated in Goregaon East.
Hi Ashish, Even I came to know that work has started in 2007 and still going on. The builder is not willing to give any details pertaining to the delay in project. They are saying that most probably it will get completed by 2015. Keeping my fingers crossed.

Hi, Is the apartment nearing possession? Looking at their current speed, I feel they will complete only by 2015. According to my agreement their 3 years time period ended on Mar'2013. When i checked with them for the last time. The Customer relationship officer gave me a whole new story... "If you pay us remaining value(out of the loan) we will complete it and deliver the flat within 3 months.". I am planning to consult a Legal adviser for my chances. Any suggestion? Any one who agree with me and want to join are welcome....

If you will pay the remaining amount they will complete your apartment and deliver in 3 months and you will take possesion of that apartment and watch them complete the project for years.... most of the agreements are in favour of builders .. is there any clause in your agreement that if there is any delay in handing over possesion the builder will compensate??....you will say no.....i know that....

Hello Praveen, Ulwe is well connected by road and rail modes of transport. Ulwe is well linked by JNPT Road and NH-48. It is also easily accessible via NH-4, Sion-Panvel Expressway and Thane-Belapur Road. As the locality is developed and maintained by CIDCO , it is going to be the major successful planned place to live after Vashi. The proposed metro project between Navi Mumbai and Ulwe will be the turning point. There is also a proposal to construct a new international airport which is coming up near Ulwe. Ulwe will be also be connected through Seawoods-Uran railway line and proposed trans harbor link.
Hi Ashish, The metro rail link will improve the connectivity with this locality, which is currently lacking mass rapid transport system. Presently Ulwe is connected with the important Thane-Belapur Road through Uran road which further connects to JNPT Road. The office market of CBD Belapur is located at a distance of approx 7 kms. Hello Ashish, The project has all the required approval and sanction from CIDCO since the locality falls under their jurisdiction. Came to know that the connectivity and infrastructure is excellent. The proposed rail link from Uran to CST is underway and will get completed by 2017. Another major advantage is the construction of the proposed airport at Ulwe which will boost the property prices. The project are located close to SeaWoods and is approx 10 kms from Vashi. The nearest railway station is the Bamandongiri railway station which serves as a major connectivity to Ulwe.

Hi Ashish, It seems that as per a recent survey undertaken by a property portal almost 80% of the respondents have a budget of less than Rs. 70 lakhs for buying a house in India. Hi Ashish, This is one of the ongoing projects which has G+6 floors and is located in Sector 16. In fact came to know from company representative that possession will be around March 2016. Hi, Infact this is the ideal time to buy / invest in a property since the property market is witnessing a boom phase in current times. Buy the property at the earliest and why delay when you have made up your mind. The site where the flats are coming up are well connected by road and rail means of transport. Kalyan-Ahmadnagar Highway is near to the project. Kalyan station is just 3 kms away and the flats are also near to Shahad railway station. Besides you also get state run buses starting from Kalyan going to Thane, Bhiwandi, UllhasNagar and other places. Kalyan is also a major junction for Indian Railways where many important long distance trains have a stop at this station.

Hi U there??? Came to know that the project was launched in the year Nov 2013 and expected to get completed by Dec 2015. The apartments have only 4 BHK having single block consisting of 14 floors each. The units have an area ranging approx 1690 sqft and are priced at Rs. 10.14 crore onwards. It seems that the price quoted are excluding the registration and Govt charges which are applicable respectively.

Hi Praveen, Actually they have launched the project in the year Oct 2012 itself with Phase I which is already ready for possession. Heard from marketing guy that work on the Phase II is in full swing and most likely the completion will take place by Dec 2016. It has 1 and 2 BHK units. Area for 1 BHK is 640 sqft and costs about 6.73 lakhs whereas the 2 BHK comes with an area of 820-1110 sqft and are priced at Rs. 77.83-1.05 crore. Yes the project has acquired all the approvals and sanctions from BMC.

Hey Praveen, It seems that after much delay the Govt of Maharashtra has finally given its green signal for the start of Metro Phase III which is considered to be one of the costliest infrastructure projects in Mumbai.
Hello Ashish, Yes even I too heard about the same. Also came to know that they are going to hike the stamp duty on property transactions to make up for the cost of the metro project. It seems that they are going to increase the stamp duty to 6% and upto 7% in other MMR areas.

Hey Ashish, Powai does not have any water issues at all as the locality gets its water supply from Powai lake. Also there is no problems as far the power is concerned as the area gets 24 hrs uninterrupted power supply. Hey by the way the locality has many malls and super markets for meeting the daily requirements like Dmart, Reliance Digital, More super market etc. Also for entertainment purpose the locality has a go-karting zone where enthusiastic people can take a ride.

Sure Dhiraj, they haev configurations of 1room kitchen and 1 BHK and the phase I cost around RS 3500/sqft and the phase II is slightly higher with RS 3700/sqft. A 1BHK will cost approx 22-23 lakhs now.

Hi, i was advised that DHFL will finance 70-75% of the price as loan and i was not sure of the private company so there is also option of Union bank. But brokers also advised that DHFL will be giving loans in same interest rate as other banks...near 10.25%...

This is in Dahidar east about 10 kms from Thane station and near to the Nashik highway.. there are frequent bus services and area is OK with schools and other facilities in 5 km radius. This is a small project and there are only 2 building with no other amenities planned.

The area is good for end use purpose but I do not feel it is a good idea to invest in this locality as the resale value in this area will not be as good as Viman Nagar, Koregaon Park or Kalyani and even the area has slums. How is the rental value in this area? I am planning to rent a house in Yerwada as I got a job in IBM recently? How much will be the rent of a 2 bhk apartment?
1-BHK and 1-RK (1 Room Kitchen) units are the most supplied in Yerwada, depending upon the size of these units they are available within a wide budget range of Rs 5,000-15,000 per month. For an example sized around 250-300 sq ft, a 1-RK commands a rental value of Rs 4,500-5,000 per month, on the other hand a 1-BHK unit, sized around 500-600 sq ft, is available for a monthly rent of Rs 8,000-12,000 per month.

Hey, i was in conversation with the developers of this project and was advised that the rate per sqft will be Rs 3500/sqft and available are 1BHK and 2 BHK of 720sqft and 1106sqft. As far as discounts are concerned i guess you should go for a site visit and i am sure that all the prices are negotiable...

HI all, The maintenance cost also depend on the number of owners in an apartment. Less apartments will result in more service charge. Better make a forum unite all the owner of the society and pressurize on builders for unnecessary charges. Dombivli East lies just beyond Thane and before Kalyan. The area borders the Ulhas River and is close to the industrial belt of Kalyan-Ambernath-Badlapur. There are both small and big companies. The Kalyan-Shilphata Road, also known as SH-76, passes through the area and connects it to CBD Belapur in Navi Mumbai. The commercial centre of Bhiwandi is about 20 km away from the area. Dombivli railway station is on the central line of Mumbai’s suburban railway and is at a distance of about 2 km from the area.

Q: Hello everyone, I am looking to buy a 2BHK property preferably in Kharghar, Ulve, Taloja, Navi Mumbai and Virar. Q: What to do after renting an apartment If you find out that toilet, geyser are not working/malfuctioning and there are several other problems. Also, apartment was not clean and owner said, she spent Rs. 2000.00 to clean the apartment. But apartment is not clean the bathrooms and kitchen are dirty and there are cockroaches even in the bedroom.Owner had left some of her things in the apartment and broker said he will have it removed but so far he has not done so. It offers 1/2 BHK residential apartments. 1 BHK in 610 sq-ft. and 2 BHK from 850-950 sq-ft. and the current price is Rs. 3200sq-ft. But all the flats of this project have been sold out. MMRDA plans to transform the Bandra-Kurla Complex (BKC) into a smart city with a view to attract investor interests and get a premium pricing for its remaining land bank. First they are going to provide basic amenities to that will transform BKC into a smart city, which will strengthen its brand value.
The city planning authority is aiming to provide facilities like wi-fi in the region, smart parking, street lights with focus on energy efficiency :) :) Smart Parking is expected to reduce unauthorized parking and will bring down the time required to park from 20 minutes to 5 minutes.

Gud Evening Sandeep, The weighted average price in Andheri East is currently about Rs 14900/sq-ft. whereas the weighted average price witnessed an increase from Rs 13500-23900/sq-ft. during 2014, it suddenly dropped to Rs 14900/sq-ft, during the 1st qtr. of 2015. This shows that the consumption of units has decreased here due to high property prices, which brought to a fall in property prices. The major reason for the increase in property values in 2014 was the starting of Mumbai metro. The property prices here are also lesser compared to those of Andheri West. This attracts people from middle-income groups and upper middle income groups.

Hi Suresh, Mumbai observed a 63% drop in launches at nearly 4000 units during the quarter, with the most costly property market in the country adding 16% to total unit launches across top 8 cities. The city saw as many as 92% of the units launched during the quarter in the eastern suburbs.

Yes, once i visited the area for a week and found that the area is for luxury class people. The area once developed more as an industrial area compared with its western counterpart. It has started gaining popularity similar to Andheri West in terms of real estate. Hey guy's, I live in Taloja and my office is in CBD Belapur, It takes a lot of time during office hours and at the same time the journey is too much tiring. So, i think of shifting to Kharghar. Which are the most common housing configuration available in Kharghar? And kindly mention the current residential property rate of the locality?
Well Miran, Every locality has some issues. You will not get a single locality in the country that have no issue. Kharghar does not offer much of a nightlife. Streets are hardly crowded after late evening. While the area is very beautiful, public transport is not much favoured. Most people use their private vehicles. Autos do not run on metres. Drivers too do not follow traffic rules.

Well Sunil, As of now Raj Gardenia is in pre-launch phase and they are not starting the construction work due to rainy season. The construction work will start in October. They are going to handover the project in February'2017. The whole area is developed by CIDCO. All the basic infrastructure like schools, colleges, hospital, park, gardenroad, bus depo, water, electricity are being developed by CIDCO. It is 5 kms from proposed Navi Mumbai International Airport and 1.5 kms from Panvel Railway Station.

Hello Arushisha, The booking amount will be 20% of the registration value and if you pay the full amount then they will offer you Rs. 3800/sq-ft. As far as bank loan is concerned, HDFC, ICICI and SBI have approved this project. You can get 80% of the registration value as a loan but it depends on your payment schedule and the monthly income.

Hello Lekshmi Ji..... This is another term, which is not often used by builders. However, it is important to know this term. Simply put, loading factor gives you the % difference between the carpet area and super built-up area. Loading factor when added to 1 and multiplied by the carpet area gives the super built-up area. Thus, the formula is: Super built-up area = Carpet area (1+ loading factor) Yes, the loading factor is different in different cities. For example, in Bangalore it is anywhere between 25-30%. This means that the super built-up area is 25-30% more than the carpet area. In Mumbai, the loading is much higher than that of Bangalore. It is around 40% of the carpet area in Mumbai.

During this period some of the famous project launches included the first phase of Runwal Bliss at Kanjurmarg (East) by Runwal Developers and One Spirit which is a part of the One Mumbai development at Mulund (W) by Nirmal Lifestyle. At Thane, projects launched include Dosti Codename Landmark by Dosti Group and Suraksha Realty at Balkum and Suraksha Realty at Ghodbunder Road.
Even a few large sized project launches which are offering more than 500 units by reputed developers were also reported in Thane City and Borivali during the review period. The Western and Eastern Suburbs witnessed balance supply, addition and accounted for a sizeable share of the total supply introduced during the period.

In Mumbai alone there are 83000 unsold houses with a total value of 1 lakh crores. Now, the developers are playing a game of hide and seek and don't want to show loose face by reducing property prices. But i don't think that they can keep the momentum. It is right. Real estate developers are more and more offering multiple kinds of apartment sizes to make sure there is something for every budget, and are modifying them as they fight to win customers in a slow market.
You are right Aman..... A single residential project today having as many as 4 to 5 different sizes of 2BHK apartments or 3 to 4 different 3BHK sizes, unlike some time ago when there were standard 1/2/3/4 BHK configurations were available.

It's true Abhijit and Aman..... Last week, VBHC Value Homes Pvt. Ltd, promoted by businessman Jaithirth Rao, pre-launched an affordable housing project called Palmhaven near Bengaluru, which has 4 types of 2BHKs and 2 types of 1BHKs, with 430-900 sq-ft in super built-up area. 2BHK homes here range from 600 to 900 sq-ft and cost Rs.17-18.5 lakh, giving the customer different choices to buy a bit larger homes.
Now, the developers are feeling that buyers wanted more options. A couple of projects met with some issues due to the lack of options, and they have slowly started offering these in their new projects. In their project segment, where budget is critical, sometimes loans do not get sanctioned and buyers come back to settle for smaller-sized homes too.

Yes, but at the same time developers will have to think that demand is not expected to pick up immediately as customers remain alert and are mostly in a wait-and-watch mood. Buyers are expecting some more correction in prices.
Apart from that there is a repo rates cut by RBI around 125 basis points since January,2015. In September, the Reserve Bank Of India cut its policy interest rate by 50 basis points to a 4-1/2 yrs. low to 6.75% surprised the people. Inflation is also running at a record low which could help pick up an economy that has been slowing down.

Hi Abhijit, Raj Spectrum by Rajesh Lifespaces is a residential project, located adjacent to ONGC at Sion West, Mumbai, offers only 2BHK residential flats. It's size is 690 sq-ft.(Carpet area), and price will be Rs. 1.80 cr onward. It is G+18 storey flats consists 100 units. Each floor has 8 flats. No, i have not booked yet. I was inquired about this project a week back. They are quoting Rs. 15900/sq-ft.

Right Puneet, And company's strategy is an extension of its experience with its 2 earlier funds in which it invested capital, typically under mezzanine structure, in top 5-property markets with developers such as ATS, Shriram Properties, Godrej Properties, Rajesh Lifespaces, Ahuja and Casa Grande. Hi Rohit, I know all the builders and developers are know to throw random charges. This might not be the case always. I am not also sure what your contract with them says. I would like to share some facts on these charges. The state government has levied infrastructure and amenities (I&A) charges on developers and builders who develop commercial and residential structures. Obviously, they will pass it on to us like the Auto walas or the telecom companies do. The charges ranges per sq-ft. of the basic sale price. This is commonly found with developers all over the city.

Hi Kishor, I had enquired with their sales team on the possession dates. For Phase-I the possession is starting from this year itself i.e. 2016 and for Phase-II it is said to be delivered in the year 2020.

Hi Abhijit and Lewin!!!!! But do you know that this upward revision in ready-reckoner rates would result in more stamp duty for the home buyers. At the same time, developers usually pass on increase in project expenditure to consumers.
Hi lekshmi, At the same time, it is also true that the government usually revises these rates every year. This rates are assessment of property value by the state government on the basis of which stamp duty and registration charges are paid.

If there is a project delay, change in floor plan and amenities, if builder is extra money for the said amenities, buyers will definitely post their reviews on it and inform the new buyers about the problem they are facing. If the project has all the legal approval in the place then i am sure that the builder will provide you possession on time. So, ask for the legal papers, verify it by a legal expert of ur locality and then proceed. Now-a-days, possession delay has become a fashion for the builders all across the city. I will say that they are simply enjoying our hard earned money. They have protected themselves with our hard earned money by investing in their other projects with the planed terms and conditions. Hi Suraj, I don't think there is any legal issue with this project. If there is anything like that then buyers must discussed it in multiple forum sites. As far as project approval is concerned, Kushal Swarnali is a PMC approved project and almost all the leading banks and financial institutions are funding this project.

Q: If you check the RERA registration number details on RERA website www.maharerait.mahaonline.gov.in (In Registered Projects select region as Konkan and Taluka as Thane and search for Ramah Bali Phase 2),first of all it shows revised proposed date of completion as 31 Dec 2022. Also there are 5 litigations against the project.Also in advertisements the builders publish that the flats start from 54 lakhs but they do not sell even 1 BHK for less than 71 lakhs even after negotiations. Is this allowed under RERA

Hi, What is mentioned in your agreement? If it is mentioned Rs.54 lakhs then you have to pay according to your agreement. And secondly, builder has submitted all the required or supportive documents for registering under RERA. So, you do not need to worry. They will only charge the amount which they have mentioned in RERA registration approval.
Hi, Builder must submitted the floor plan and its completion date with the RERA. So, any project getting delay more than 3.5 years from its starting period, builder has to pay penalty for that. At what rate are you booking your flat in Puranik Rumah Bali Ph-1 Ghodbunder Road? They have also mentioned the rate per sq-ft. in their site if it is RERA approved.

The builder keeps on delaying the possession date and now I notice complaint is being filed by individual flat owners for which details are available on RERA website.
