The property rates in kalyan West was around Rs 4000 in Feb 2012 and now it is touching the 5000 mark. I think you can invest in this area. Good return on investment is expected. I got this thread through search engine. perhaps many people are looking for investments in Ulwe.. Even I was interested and had talks with many of my friends. I am V Srivastava from Mumbai n have flat in malad west.. my building went under redevelopment in 2007. registration of the flat was done in november 2008. pl tell me if even on redevelopment of building(I have taken one room extra and i had to pay for that about Rs 1500000/), I have to pay VAT @5% of the total agreement cost along with penalty and interest for delay in VAT and Service tax. the delay of payment was done even by the builder. they infomed me just about 15 days back about this. pl inform and clarify my doubt on VAT. There was same rate for the new buyers too.

Dear All,I am planning to buy a 2BHK in Clarion. Basically I was looking for some 2BHK in Kandivali (E) and the broker took me and shown the site.He was all gang-hoo about the project and said that he has a investor flat at good rate with good appreciation in future. He also mentioned that work was stopped but now it is in full swing. But thanks to the reviews by all the users in this forum, I want to be doubly sure before taking a plunge.So just like to know1) Is it a good time to invest. I am ready to wait for some time but just dont want to be stuck in the same indefinitely in hope of good returns.2) Was CC for higher floors the only issue or there are some other issues. CC issue could be (or might have been resolved) after the BMC approval but if there are some internal issues (like as mentioned cash crunch, land title) that they are very difficult to resolve and could stop the project for a long time.Thanks in advance

I was staying at Kumar primavera B2,I had left the flat in april- 13.
- Just near the main gate is a big dumpyard where there are lot of pigs, It can be seen any time of the day.
- In all the kitchen sinks there is only one water connection(drinking water) where water is available only for 3 hrs morning 7-10. rest of the day you have to manually fill water from the bathroom and use it for kitchen.
- There is no corporation water in the society, it is filled through tankers. This water is contaminated and most of the times oil has been seen floating on it.
- Mosquitoes is a big problem due to river aside and there is no step taken to clean the surroundings. I've not seen any corporation vehicle which spreads the chemicals for killing mosquitoes. The cases of dengue and malaria are very common here.
- If you want to go for public transport you have to walk long way, even auto stand is at a distance of one and half KM's.

Earlier, the incentive was same for single building as well as cluster redevelopment in terms of free FSI. Since you are the owner of the flat in DB Orchid Ozone, you need to pay an amount every year as property tax to the revenue department. Heard that all banks offer fixed as well as floating rates of interest. I think floating rate is the best one that you should go for. But if you are looking at longer tenure then fixed rate option may be worth looking at. Also there are banks who offer 100% loan amount, provided you can show them that you have the capacity to repay. But do remember there is stamp duty, registration and other charges that will work out to approx 10% of the cost of the property.Hi,

I have not paid any amount after paying my margin money. Have informed HDIL accordingly, Their sale representative said he knew the account so there is no issue. they have no legal right to ask us for payment as they are not furnishing the requisite papers.Hi,

Prices of a property depend on the locaton, connectivity, basic nearby facilities, proximity to the nearby, schools, colleges, hospitals, malls, bus stop, nearby railway station, markets, banks, ATMs, Aiport etc. If the project is far from the main road the price is lower than the road side property.
So, it seems to me that this project is far from the city crowd and the infrastructural development of the locality is less compare to the other locality of Thane.

Nobody can say what is going on in developers mind. So, better visit the developers office and find out the reason of delay. As you are saying that you have booked your flat 3.5 years back, even the construction work has not yet started. Ask the builder for the approvals. Is there any issue with the construction?

They call it by different names like "Development Charges", "Infra Fund" , "NOC Charges" and what not. But it is a matter of sad that buyer and seller are mostly in a hurry to close the transaction. So, this practice goes on and nobody is there to oppose. Society also makes money. So residents don't oppose. These charges are shared 50:50 by buyer and seller. If you want to fight the society, you can complain to the registrar. Else just pay your Rs.25000 and close the deal.Good evening Krishna,

The flat was allotted to the owner by MHADA in 1966 and after that there has been no transaction and recently he passed away and the registered society has transferred the flat to her daughter's name on basis of nomination form. Society has conveyance from Mhada.

But there are lot's of fraud cases are coming to hear specially on plots. So be careful, check all the legal approvals as this area is coming under Gram Panchayat, so ask for the collectorate approval and then go for it. Hi Gurmeet!!
Development charges of Rs 350/sq-mt. for residential and Rs 700/sq-mt. for commercial. Since the builder is demanding the charges at the time of formation of the society you need to find about the amount each flat owner has to pay based on the carpet area (not built up area) of the flat. In fact it almost comes more than one lakh as it is 500 sq-mtrs to 2000 sq-mtrs - charges are Rs. 170000 in Kharghar.

Since the builder is demanding the charges at the time of formation of the society you need to find about the amount each flat owner has to pay based on the carpet area (not built up area) of the flat. In fact it almost comes more than one lakh as it is 500 sq-mtrs to 2000 sq-mtrs - charges are Rs. 170000 in Kharghar.

Layout is good, they are giving all the amenities, but costing is a bit high. 38 L for 1BHK. Prices at Tharwani projects and others are quiet reasonable. The Ph-1 has 2A, 2B and 2C towers and Ph-2 has 1A and 1B. The location of towers and actual position of flats in towers is difficult to visualize. There is no complete layout plan of the project indicating internal roads, towers entrances and even main entrances of Samyama. Towers of Ph-2 would be different from Ph-1 towers but there is not even a single picture to show the way it would look. Now they have reduced the area of flats without any information. It has already small flats and further become smaller. Plz. check the floor plan before buying flat in it.Hi Jay!!

1) Does the registered sale deed executed by the builder mention the legal development charges, maintenance expenses to be recovered?
2) If there is no such clause, builder can not demand additional amount from flat owners.
3) If these charges are not mentioned in your agreement, refuse to pay and file complaint before consumer forum against builder and seek orders to direct builder to hand over possession of flat to you.Hi,

The 1BHKs will have a carpet area ranging from 180 to 230 sq.ft. and 2BHK will have 305 sq.ft. carpet area. The project is estimated to be completed in over the span of 40 months.

No, An allottee can not create an equitable mortgage by the simple deposit of the allotment letters, as the allotment letters or transfer letters are not title documents. I bought a Flat on Phase II 2 years back and they promised to give possession in 1 year. But still there is no hope of getting flat. I would like to advice you to do your all due diligence before investing in any such plots. This locality comes under forest zone. Hence, construction activities have been stopped near it. Also check where the plots have got NOC from Airport Authority of India or not. I am in the process of buying a resale flat in Kandivli Area. It is a 2BHK flat.
Here is the situation:
- Original agreement from Builder to first owner had 3 flats each of 210, 235 and 195 sq ft carpet area
- However, the building was constructed differently for some reason and all 3 flats were combined into 1 with total carpet area of 720 sq ft
- Agreement from Builder to first owner has 3 separate agreements with 210,235 and 195 sq ft
- Agreement from First builder to second builder has 720 sq ft carpet area
- Society NOC provided at the time purchase made by second owner has 720 sq ft carpet area
- Index 2 page has 720 sq ft carpet
My concern is why is there a difference between original agreeement and all other agreements. Also, is it safe to go ahead with the deal? Are there any other documentation that I should be checking to be extra sure on this?
