Q: Hi, We all are aware about the Penthouse problem with Krishvi Gavakshi. As most of us aware the Penthouse is not approved or only partially approved. We have reached to Krishvi for verification but again as usual they gave lul response. We have also verified from bank and even one or two bank has confirmed that Penthouse is not approved and loan for the same will not be available. Let us know if anyone has done the agreement with builder for Penthouse.

Hi All, I am planning to book a house in Parkway Home, i went to the site but I guess i din't pay much attention to this sharing of amenities. Thanks for this post, i know it now but my major worry is about the Location. Do you guys, owners found the location convenient or you guys are hoping that the jail road is going to expand ? Though its distance form sarjapur mainroad be around 7-8 kms but the road is really narrow. And once the project is completed ( and possibly more projects would build around that) i think that the road may not cope up with it. I agree with Mr Madhav. After Metro Phase I was operational between Indiranagar to MG Road, the real estate market in these areas impact a lot. The capital values jumped up by almost 25 per cent in these areas. The properties here became easily rentable.

There are large number of projects coming up in Hebbal both mid-segment and upper-segment. In next five years. Hebbal has witnessed a complete make over in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport near Devanahalli.
The area is facing hell lot of traffic problem for which the civic authority has planned to broaden and upgrade the Bellary Road leading to BIA. However, it has failed to solve the purpose. It is found that the daily traffic volume at Hebbal flyover doubled in a year.

To add to it, a number of contractors without a license or permit, are reported to be employed by BMRC. Recently I inquired about the approvals and they said that the project has been approved by all the banks and they are also giving A Khata for this property.

Hi Armaan, The only concern with Aquafront is that they have 5 land owners it seems, we need to thoroughly check the titles and approvals from the local body with a good lawyer if the booking is done.

The area offers good connectivity through road and rail. The area is easily accessible and is well connected to commercial areas such as Yelahanka and Devanahalli from NH-7. The transport service like volvo buses is also available in the area. Metro is expected to come up in the area in 4-5 years.

I agree with you @ Latika, I feel the price per sqft what they are quoting Rs 2800 is quite affordable but one more thing about this project is that it is on DC converted land and is approved by Panchayat.

Approach the builder and get the details of the project approval. If the project is approved by a bank, you could go there yourself for a loan. Try to find out if other buyers have got a home loan and approach those banks for a loan and it should be easy. The builders will provide you with these information if you ask Them for it.

GR Queens pride, GR (Geetha amd Ram) both are husband and wife and they are big fraud i have ever seen, guys dont buy flats in gr queens pride through builder, they will talk to you sweetly like you wouldnt have thought, but after getting in to trap you will realize that biggest mistake have done in your life. they will make you cry like anything, i have bought a flat in gr queens pride and in my apartment no owners are happy, they all crying and cursing to this bastard builder, we all are struggling hear for even small small things like lift, water, electricity and lot more but these builder are not at all listening, on top of it they are threatening to customer. We all are filing case against this builder and calling to media also, dont deal with these builder they are big time cheater, if you people are thinking be aware you people will be in truble, once money has gone you cant do anything .
Even I have read negative reviews about this builder and heard that GR Queens is delayed by 3 years already.

How far is the project from HSR Layout, BDA complex? What about the locality, Is it liveable?
The project is around 5.5 kms from HSR Layout, BDA Complex and around 7 min from Sarjapur Road ORR Junction. Harlur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to live with family members. But the only disadvantage is that the area is having a very narrow roads which might create traffic congestion in the future when the area is fully developed.

The presence of high-end projects in the area is making Koramangala a hot real estate destination. Almost all the houses are done up in a villa’s fashion or there are studio apartments, duplexes and pent houses which do not come under the regular apartment category and requires special designing. Koramangala is a saturated end user market with hardly any primary supply in the area. Majority of independent properties are dependent on secondary supply.

As far as I know Phase I and Phase II is completed sold out. BDA and bank approvals is still pending for Phase III. The rate per sqft the builder is quoting is Rs 4000 and they are expecting to give the possession by end of 2016.

@Selva, Both the projects are good but choices differs from person to person. I personally prefer Pure Earth because the project is close to schools, hospitals and corporate offices.

The project is located after Narayana Hrudayalaya, it is a very calm and peaceful locality. Hi Seshagiri, I am a proud member of Prabhavathi In the beginning; I was doubtful about the company, but I listened to my first gut and took courage and visited Prabhavathi office and discussed with their staffs and all my doubts were clarified and I got answers for all my questions. So my suggestion to all the buyers and investors that you have any doubts in your mind visit the developers office, verify all the necessary documents yourself. According to me, they are one of the best real estate companies as far as I know when compared to other top builders in the Bangalore.

Hi I too have visited the site a couple of times but astonished that there is no physical advertisement. Moreover last week they said they are yet to get approval from all the above banks and financial institution mentioned by them in the brochure. But investment wise and cost wise the project is very lucrative but 1 thing is they say they'll complete the project in 3 years which is a bit strange as all builders take 2-2.5 years for similar projects.

Electronic City is a better option for investment and you can also except good returns in the coming future because of the PRR project. You can also get good returns as many offices are there. The region is well developed and has many reputed IT companies, industries and residential spaces. It also has some of the reputed educational institutions and hospitals to give better facility to the residents.

Q: I lived in house no. 203, 20th main, 4th cross, btm 1st stage, 3rd floor in a 1rk flat. I had committed to vacate the house on 10th Aug. I shifted all my luggage to another house on 9th Aug and went to the landlord Sudhakar Reddy to ask for the refund of deposit. As he was not there in his home, I went upstairs to my room and waited. I had a flight to catch early morning. He came to my room at 1 am that night and asked me to vacate. I told him that he is late and thus can inspect the house now and finalise the refund amount which I can collect while leaving five hours later in the morning. To my surprise, he created a big mess at that time of the night and unfairly cut 12500 extra from my deposit and forced me to leave the house at that time of the night. I urge all the people who are looking for a house to not even think of having him as your landlord. Strictly beware. Also if anyone knows what action I should take against him, please suggest. I am in Bangalore.

I do not think it is a correct procedure better you take advice from a legal expert. But it is better if you get Occupancy Certificate directly from the builder. I am happy to hear that Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.
But decision is yet to come.....and hoping for the best... Now, housing projects on more than 500 sq-mt would have to register with the proposed real estate regulator as opposed to the threshold at 1000 sq-mt that was fixed earlier. Also, the interest rate payable by the promoter or allottee in case of any default by either would be the same now.

@Niketan, Even i am experiencing the same.....it is also learnt that most of the members are in favour of doing away with provision of treating "bulk buyer" as developers since this may put a brake on the investment flow to the real estate sector.

This Cauvery water connection is a big headache these days. Want to if this project is going to provide the connection. How many flats will be there in each floor and how much work is finished?
Right now Cauvery water connection is not there in this project but three bore wells are there. There will be 15 flats on each floor and two towers which will be interconnected. Right now plinth work is going on. The sales person told me that around 23 flats are already sold out :) :)

True Santosh, The Cabinet Committee on Economic Affairs last week allowed road developers to fully exit their equity investment in all operational projects after 2 yrs. of completion irrespective of the year in which the project was awarded. Which in turn can be used to fund other infrastructure projects or to withdraw debt.
Players in different work groups will benefit since the funds released can be used in other projects not promoted by National Highways Authority of India and power projects. Cashless developers burdened by a high debt servicing cost will also now be able to use funds to withdraw debt.

Q: Hello, I have a plan of buying a property in Bannerghatta road in Bangalore.I spoke to builder about the legal documents .During the discussion i came to know that the land is A Khatha but since there are some slight deviations(not much ex: lift spacing) from approved plan during khatha bifurcation we might get B Khata instead of A Khata.But the builder says whatever the betterment charges that may be required to pay for conversion of individual flat Khaths to A Khatha will be taken up by him and the same will be mentioned in the sale deed agreement once I decide to buy the flat.Is it safe to proceed? He has all the recipits for betterment payments made and all the deeds.

No occupancy certificate means that the building has not been given a Pass Certificate by the concerned authority. This metro connectivity is now changing the real estate equation in the residential areas which are closer to the metro corridor. Yeah you are right :) Excel Oxigen is a 74.5 acres of project, they have divided it to 46.5 acres of villas, 20 acres of villa plots and 8 acres of International Sports City. The project is expected to get completed by June 2017.

Ideally, Landowners share flats are a good bet at times because it is generally available at a very competitive rate. You should look into the following things before purchasing land owners flat. 1) You should check the agreement between Landowner and the developer. Things need to be checked in the agreement are - Flats allotted to Land owner, who has the marketing rights of the flats, Any date clause mentioned by the builder, any price clause mentioned. 2) If the land is a joint holding please check the partition deed. Hello Karishma You can convert agricultural land into residential or industrial land by paying a nominal fee known as conversion fee. You can get a change of land use after obtaining the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion. Q: I had purchased an apartment at Vivansaa Baalsam from Dubai in Aug 2016. The sales team here insisted on going for the Tri-Party Loan Agreement with Indiabulls, whereby the builder agrees to bear all interest till the time of possession. I found the offer to be too good at that time, so I went ahead. Things were going smoothly till two months ago, when Indiabulls debited the monthly interest from my account, stating the reason that Vivansaa have defaulted. They again debited the same amount last month. I have been trying to reach Vivansaa since the last two months, but they are not giving a propoer response regarding the refund. Also, numerous e-mails sent to their management team have not yielded any response. Can anyone suggest a way out of this situation?

Its current asking rate per sqft is Rs.6390 per sqft. As per the developer, its possession date is December 2020.

Go for Sobha Habitech by Sobha Limited in Whitefield and try to negotiate the price. As the locality of this project is excellent. It has good connectivity to other parts of the city and at the same time, it has all the basic amenities nearby. Just do not go on bigger flat size.
