Yeshwantpur had witnessed a growth in terms of road infrastructure since 2008. Hi everyone, What i think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. Absolutely correct..... The number of fights have seen between home buyers and realty developers due to delay in project completion and it can come down if the bill is making it mandatory for the builder to maintain 50% of customer advances in an escrow account within 15 days of receiving the money from buyers.

As far as I know the project has been approved by BDA and banks like SBI, Canara, ICICI, LIC, HDFC, Axis and Punjab National Bank. G K Meadows is a single block apartment of 9 floors, with 85 units.

One of the prime reasons for the boom in real estate in North Bangalore is BAIL. The residential built-up in the area is mainly triggered by the easy connectivity to BAIL. The price for a residential property in the area is quoted at Rs 3000- Rs 5000 per st ft.

I know Indiranagar is a very posh area but I am looking for some brief description about the locality and the rate per sqft.
ndira Nagar I St Stage is a great locality to live in. The metro station is located here. There is also plenty of public transport in the form of auto rickshaws and buses readily available. Indira Nagar I St Stage is very close to a number of IT Tech Parks namely Bagmane Tech Park, Embassy Golf Links and RMZ Infinity. These are located around 5-10 minutes drive away.

The price per sqft of an apartment is around Rs 3250 and they are ready to negotiate on the price they are quoting. Electronic City is a better option for investment and you can also except good returns in the coming future because of the PRR project. You can also get good returns as some may offices are there. The region is well developed and has many reputed IT companies, industries and residential spaces. It also has some of the reputed educational institutions and hospitals to give better facility to the residents.

Premium units with North, East or garden facing will be charged an additional Rs 200 per sq.ft and water facing villas will be charged Rs 400 per sq.ft. The massive 30000 sq.ft club membership will be charged a nominal one time fee of Rs 2,50,000 ( quite low when compared to club fee of most apartments), other fixed cost include Rs 6,00,000 for 2 covered car park, BESCOM / BWSSB at Rs 150 per sq.ft. and annual maintenance deposit of Rs 48 per sq.ft. per villa. The under-construction tower, planned up to 320m, was involved in litigation following allegations of building violations. Refuge areas, swimming pools, passages and structural columns were not included in the FSI when Palais Royale’s plans were approved by the BMC seven years ago.

As far as I know there will be 7 blocks named as P,Q, R, S, T, U and V. The estimated possession date of block P, Q and R is by end of this year. S and T is by December 2013 plus grace period of 6 months. U and V by June 2014 plus grace period of 6 months.

I agree with you Mr Bijoy that Haralur road is a better option for investment purpose but I am residing in Hosa road, the area is developing slow and steadily. It is one of the peaceful and safe location and easily connected with all important places in the city. There are many new projects coming up in this area. The only disadvantage is the narrow roads.
If you are planning for long terrm investment then you can go for Hosa Road as the area need some more time to get developed and there are not many projects and no good schools in this area. I feel Haralur is a better option and the property price is which Rs 5700 per sqft now is expected to increase more. Decision is up to you want you want to do.

The proposed expansion of the E City was bogged down, as the court annulled the acquisition of 224 acres of land by KIADB.
According to the court, the land proposed for acquisition was not adjacent to the rest of the phases (Phase 1, Phase 2 and Phase 3) as confirmed by the Karnataka Industrial Areas Development Board. Hence, the acquisition was termed as “ arbitrary” by the court. In tune with the court’s order, E City phase IV will now encompass an area of 39 acres, instead of the previously notified area of 224 acres.

Change of land utilization by the Bangalore Development Authority, the presence of a tank in the land allotted, procurement of some land by the BDA and crossing out of any particular area on government’s order due to a lag in the acquisition are the few primary reasons for reduction in land size.
In a move to make Bangalore the Silicon Valley of the nation, the concept of Electronic City was developed for which the government had initially procured huge acres of land. 370 acres, 340 acres and 100 acres of land have been acquired for for Phase I, Phase II and Phase III respectively. To expand the horizons of the E City, the government issued a notification in 2003 to procure 224 acres 33 guntas for Phase IV. The land in question is located in Veerasandra and neighbouring villages of Attibele hobli.

I would not recommend to buy a flat in this the project as the carpet area is very low compared other builders. Normally it should be 70 percent to 75 percent of super built up are. I think their carpet area comes around 62 percent to 65 percent . Builder and marketing team will say it is 70 percent. But it is total lie. Please calculate this wall to wall excluding wall before you book it. Their quality of material and finishing is very very worst. Check with the people are who already took the possession. The marketing will commit you something but will never follow that. This is from my personal experience I am telling

One has to apply for a Khata certificate, take approval from DC office regarding layout approval, sketch of the plan from the nearest sub registeres office. One has to also fill the form 9-11 without which registration will not take place. B-khata is just a register maintained by BBMP official it is not considered as a valid khata. B- khata does not exist on paper and moreover for b-khata property you cannot avail for home loans also. The Karnataka Housing Board (KHB) will be given the responsibility for allotting the property to eligible applicants. The remaining 60 percent land, developers will be free to sell at their own prices. The maximum household limit for EWS and LIG is Rs 8,000 and Rs 16,000 per month respectively.
I heard that the state government have already cleared the Affordable Housing Policy. Similar policy has been implemented in Kerela, Punjab and Rajasthan

According to the law a flat owner can occupy the apartment only after he gets the OC, otherwise the building is considered illegal. In last quarter of 2013 the rate per sqft was Rs 6600 and now it is Rs 7900 per sqft. The locality has seen 19 percent appreciation in the Jan-Mar 2014 quarter.
As per market reports, the locality is tagged as one of the up-market areas of the east, the locality is brimmed with a number of properties, which are above the range of Rs 90 lakhs. At the moment, the locality boasts of six new residential projects, launched recently. The price of property in the micro-market runs between Rs 6800- Rs 8600 per sq ft.

The rate per sqft they are quoting is Rs 3230. The project is in pre launch stage and thye are planning to launch it by May. The estimated possession of the project is by mid of 2016. Motzkin Park Terrace has got approvals from BMRDA and banks like HDFC and Axis.

Hi Tej, The project has been approved by BMRDA and by all major banks. But till now they have got approvals from only LIC Housing Finance. The project is expected to get completed by another 2 years.

The project is spread over 11.23 acres of land. Over 3 acres of green space and 2 acres earmarked for amenities. There will be 636 units with a combination of 2 and 3 bhk luxury apartments.

Sreejith, Don't go with OW Projects, they are not maintaining quality & time of delivery of their project, I am one of the victim. Moreover the their CRM team is worst, they don't know how to talk to customers, sales guys will give all commitments before sale, once sale is done, you can see their actual behavior. Don't ever go with this builder. Dileep
There is a mixed review about the project. Some are telling that they are transparent with the legal documents and some are telling there is some issue with the un divided share. So bit confused....

I came to know that Mumbai property prices raised by 10 percent approximately, where as there is a decline of 43 percent in new launches in 2014 and in 2015, the prices are expected to rise, but to the extreme. It is predicted that there will be a rise by 4% in the residential sales of combined six Indias top cities.
Out of six markets, Chennai was the worst affected with a 48% on-year plunge in sales, while Bengaluru and the National Capital Region (NCR) saw sales drop down by 25% and 15%, respectively .

Cons: 1) The builder is not ready to negotiate on the prices they are quoting. 2) All the earlier projects by this builder were smaller compare to this project and 3) I heard that there is a railway track near to this project. Pros: 1) For the price they are quoting, it appears to be a good project and 2) It is a premium location just 600 mtrs from main sarjapur road behind Decathelon.

Kanakpura Road tops the list because of the connectivity, upcoming metro. Even talks are going on that they are going to widen the NH 209 into four lanes. Road widening is definitely going to impact the real estate market as many as six engineering colleges and several schools are spread in the locality. The area is good for both investment and for end use.

According to the report, around 41% of the total units were launched in the south-east submarket, mainly along Sarjapur Road and Hosur Road. An additional 25% in the North submarket, in Yelahanka and around Kogilu. The reason this area has seen maximum launches is because of the enhanced connectivity and increasing IT-ITeS developments.

No, they have not completed any projects as of now but they are having 13 project which are under construction. I would suggest you to cross check all the documents provided and reputation of the builder as i have read many negative comments about the same.

The developer is not willing to commit in writing on a) delivery date of site b) Rs 720/sq.ft rate is firm and fixed. He has also not completed any projects so far. Kindly advice.
Yeah sometimes builders are not ready to negotiate on the price quoted but they should mention on the agreement about the delivery date

This 8 lane project was planned about 10 years ago but still the project is half done. What is the reason for the delay?
Work on the project started in June 2015 but there is a delay because only a few months ago that the railways finally handed over their property near Okalipuram for the project. Once the corridor is completed it is going to ease travelling for those going towards Rajajinagar and Malleswaram from the busy Majestic area.

Q: I had purchased an apartment at Vivansaa Baalsam from Dubai in Aug 2016. The sales team here insisted on going for the Tri-Party Loan Agreement with Indiabulls, whereby the builder agrees to bear all interest till the time of possession. I found the offer to be too good at that time, so I went ahead. Things were going smoothly till two months ago, when Indiabulls debited the monthly interest from my account, stating the reason that Vivansaa have defaulted. They again debited the same amount last month. I have been trying to reach Vivansaa since the last two months, but they are not giving a propoer response regarding the refund. Also, numerous e-mails sent to their management team have not yielded any response. Can anyone suggest a way out of this situation?

Hi, Please consult a reputed lawyer for such complicated issues. Based on what you have said, In my opinion, It is absolutely NO from mine. The Reason why I say so is, the seller does not own anything in his name. There is absolutely no premise why you should ask the bank to issue the cheque for the complete amount in his name.
