SVP’s Gulmohar Garden in Raj Nagar Extension (Ghaziabad) has been delayed by more than two years. In a move to save Bangalore from heading for a fall, the Karnataka government has recently introduced a new provision to curb such activities and promote real estate growth in the city.

The realty market at present is very tight. This is evident from the fact that getting 30 crore from PE funds and banks is a hard nut to crack for small developers. I think this is the ideal time for money lenders to step in. Lack of money often compels a developer to discontinue with construction and that leads to non-payment of installment from the buyers. This is where money lenders come to the rescue.
The main thing is that availing the services of a money lender calls for more problem for a developer since they charge steeply. Although some prime developers find it easy to bear the additional charge, small builders, however, go for a toss due to the additional burden by money lenders. :( :( Builder in the country, at present are displeased with the status quo of the real estate market. Private banks do not offer loans to some builders, as a result, selling of few flats or taking loans at high interest is the only choice left. This is the only option left for builders to meet the ever-growing needs of the buyers.

If it is for investment purpose you can go for CV Raman nagar, Old Madras Road and KR Puram. These areas are very well located and connected to RMZ Infinity and other main areas of the city through BMTC bus, metro and other public transport.. IT professionals who are working in RMZ Infinity prefer to stay in these area.
The property rates are expected to surge very high in 5-10 years time frame, as it is near to Central Business District and East Bangalore. Metro gives an added advantage for the properties in this area. Old Madras Road is just a few blocks away from MG Road. The area is undergoing a complete transformation and there is a growing demand for apartment spaces in this region.

I agree with u Sree but the buyers are attracted in this locality because the micro market possesses good social infrastructure such as educational institutions, hospitals and malls. With improved infrastructure, Marathahalli is expected to becoming one of Bangalore’s prominent real estate hubs.

Hey Guys. I am thinking of booking a flat in this project. I liked the plan and everything. As with many other builders I saw the badminton court put in the open. In my opinion it's just a waste of the amenity. But other things about the project like location and price are good. I also read a lot of negative reviews about the reddy builders like projects being delayed and poor construction quality. I am planning to visit a couple of completed projects from Mahaveer and ask the owners if possible about quality. Did you guys do these research? What did you find?

I am saying this because Haralur road is well connected to all shopping malls, schools, main road, hospital and offices. It is center to all major places like HSR layout, Electronic city, Sarjapur road and Silk board. Bangalore city Junction is around 18 kms from Haralur road and BIAL is around 52 kms from this area. The area is fast developing and it is also close to NH 7. Around six new project are under construction in Haralur road. So I am telling that the area is going to fetch you good returns in the future.

For both Phase I and II it is Rs 475 per sqft. There are only six or seven plots are available for sale in Phase and around 45 plots are available out of 90 plots in Phase II. They are charging Rs 1 lakh as the booking amount

The rate per sqft going on is Rs 4600 and the price of a 3 bhk will cost you around Rs 99 lakhs including everything. For the time being Cauvery Water connection didnt come to that area. Cauvery water is there till Tin Factory. The project will be ready with two more months.

The project was launched in December 2014. The development plan has been approved by BDA. There are 24 installments and you have to pay the booking amount through cheque or DD.

Kanakapura Road will be a better option and you can also expect future appreciation in this area as the area is surrounded by many educationally institutions and the connectivity is also very good. The locality is good for investment purpose and the project is good for long term investment.
It will take four years for the project to get completed. The project is spread over 41 acres of land and will have 2520 apartments. It will have 5 buildings, 20 towers and G+31 floors. It is a mixed used development (residential, retail and auditorium). The project is around 11 kms from MG Road.

As per my knowledge, Phase I in this project is expected t get completed by mid of this year and Phase II by 2016. Financial Institutions like HDFC Bank, LIC Housing Finance Ltd and State Bank of India have approved the project.

Thanks. Builder says that they are trying their best for Oc and should get in 2-3 months as 80% of apartments have been taken up by residents. The residents of the property also confirmed the same but aany othrr way to figure out if builders claims are correct and not just a trap?
There is no other way to check if the builder is telling the truth or just faking regarding the OC. You can try taking a written document from the builder if possible.

Okay!! How much is the rate per sqft they are quoting? How big is the project and what is the total land area?
The rate per sqft for ground floor is Rs 3300 and from first floor on wards it is Rs 3500. It is a G+6 floors structures and the project is spared over 3.5 cares of land. There will be 259 units with a combination of 2 and 3 bhk apartments.

I agree with you Harsha. Recently, the Reserve Bank of India revised the guidelines to determine the base rate which are expected to bring down the interest rates, especially for new borrowers. Secondly, The RBI has reduced the repo rate by 125 basis points since January last year.

Q: I am looking into a apartment, the plot area is 4000 Sq ft, 50 * 80 . The apartment is close to 1800 sq ft, but there is clear violation of norms. Builder is suggesting that because land is jut 4000 Sq ft, the OC is not applicable. Is that true ? Have there been any change in laws recently ?? not able to find any information online.

In Bangalore, this is a mandatory document for an apartment complex having more than five units. I do no think there is an recent changes in laws. The total development size is 8 acres and there will be a total of 685 units. As far as I know the project has got approval from Bangalore Development Authority and all the leading banks such as SBI, Axis, HDFC, ICICI, IDBI etc.

the project is jinxed. SRR / EXCEL is the marketing front but the land is not their's. I have been asking for refund for about 2 years now. Got the principal amount thankfully but still working on the interest they are bound to pay for the money which we invested.

Q: Corona SDK and Self-Signed SSL Certs I have a project running locally, the backend is a laravel application and I use its APIs to push/pull data to the corona app. The laravel app has a self signed ssl cert so we can develop over https, mimicking production, however Corona Simulator doesn't seem to support self signed certs. I am getting the following error: Corona Simulator[66572:858313] ERROR: network: network request failed:https://testapp.test/api/login [-1202: The certificate for this server is invalid. You might be connecting to a server that is pretending to be “testapp.test” which could put your confidential information at risk.] IS there a way to allow for self signed certs? I need https to debug the Vue front end in FireFox and Chrome, so doing away with the ssl cert is a hard pill to swallow.
