Currently the rate per sqft they are is 2500 and they are ready to negotiate slightly. The project has been approved by BMRDA and banks like LIC, Axis and HFDC and they will be giving A Khata for this project.

I dont recomend this project. There is a dispute between landlord and the builder. They will not show you Builder flats. This property do not have CC, NOC, or OC but they say you can get a loan. CC and OC are very very very important incase you want to sell in future cuz banks will ask for them or else the buyer will not get a loan to buy your flat. So its pure Financial Suicide. I was a Victim myself. becareful.

Q: I bought flat on Block A with a commitment from GM,sunil mantri group for getting it ready for delivery by 2013 end. During Agreement time there was no clarity on possession and dates given were really weird.on my visit in the month of MAY 2013, getting a shoking news : the complete sales and project team is been sacked by new GM ???? i had a sitting with Mr. MIR, New GM and instead of giving a word of assurance he made it clear he cant deliver my flat not even 2015. I have already paid them 36L and now i am so much confussed to pay then any addition penny without they send me project progress report. My wife and me try to reach top officials but no reach. SUCH A WORST CUSTOMER CARE WE NEVER EXPERIENCED IN ENTIRE LIFE. Yesterday, I got a demand letter from them for another 13L where there is no progress happened since last 5 months. dont know how to respond this issue. please help any one address this issue ! Before calculating the property tax in Bangalore you should be aware of some points like: 1) You should the zone in which your property fall. 2) Measure your apartment's built up. 3) Calculate the built up area of the apartment. 4) One should know when the apartment you are staying was constructed. 5) Alos do not forget to include the parking area allotted to you. Steps to be followed: 1) Visit the BBMP Area Revenue office and collect the application. Only one application for one property. 2) Do not forget to collect the handbook that is having all the information of zonal classification which may help you find out the UAV of your location.There are other columns as well in the handbook that needs to be thoroughly understood. The rates varies from a residential to a non residential property. 3) To measure the built up area you can take help from an architect or draftsman. 4) It is better to have all your old receipts as it will save lot of rework. 5) Last but not the least fill the form

Hi all, The builder is not providing the occupancy certificate which is mandatory for A khata. Also, the construction of an extra floor is a violation. What do you think of that?
Occupancy Certificate is very much necessary with this document it is very risky to buy a property and it will be difficult for you to sell off the property. Hope you know about Campa Cola in Mumbai which was about to demolish.

As per my knowledge KR Puram has recorded an upward trend in property prices. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely now.
I feel Hebbal has seen lot of development being in the lap of International Airport and now it is K R Puram's turn. The area is included into BBMP and huge developmental activities are going on. Hence, K R Puram has the higher appreciation for lower investment today

Investing for long term is fine @Mr Priyaranjan but the main issue with this locality is that the traffic situation is worst now when compared to what it was in 2008. Now the traffic congestion is every where in Marathahalli-Kundanhalli-ITPL & Marathahalli-Kundanhalli-Whitefield zones. These areas have become the worst traffic congestion areas in Bangalore. I used to stay in Brookefield but shifted from that place because of traffic problem. Why the local body or the ministers not doing anything to ease the traffic situation?

The rent for serviced apartments is on daily basis and the rent for 1BHK is around 2,000 per day and for 2BHK it is 2,500 per day, said a serviced apartment’s owner. However, the rent for these apartments differs depends on the location. And, serviced apartments are more popular in places which are in close proximity to commercial hubs.

Indiranagar 1st Stage is a good locality but if you want you can check Indira Nagar Defence Colony is one of the most posh areas in Bangalore. Very near to metro station, supermarkets, restaurants etc. In the July-Sep quarter of 2013, the locality price depreciated to Rs 8467 per sq. ft.

What are the risk and rewards of buying revenue lands or sites?
As per my knowledge there are lot of risk in buying a revenue site or a land because there are obstacles to over come the revenue sites like: a) Regularization of the sites. This can only be done by paying betterment charged to BBMP b) Going through DC conversion or land use conversion process to convert the land from agricultural to non agricultural use. c) You will not get Khata Documents also. Sometimes regularization is not possible for all the revenue sites :( The potential rewards of Revenue Sites can be extremely attractive. Many buyers makes the current prices of these lands very attractive. If the regularization and conversion of the site goes through, you stand to gain in a very significant way. :):)

First the owners have to ensure that their properties come under Mysore City Corporation’s limits, or the surrounding areas. After that the owners has to confirm with the officials concerned about the survey of the area and submit the property records. The different categories are: MUDA developed properties (layouts), gram thana, Ashraya houses, Janata Colony, Slum Board, private properties (in private developed layouts), Housing Board, Karnataka Industrial Area Developmental Board (KIADB), non-approved layouts (developed on alienated lands after conversion), properties in government owned lands, revenue properties and lands meant for agriculture.

Bilekahalli is slowly and gradually developing but it need some time to be fully developed. Q: I am looking for a 2 bhk apartment in this project. Are there any 2 bhk unit's available in Phase I.

Hey Mriganka, Phase I is completely sold out. In Phase II there are 2 bhk units available for sale with size ranging from 970 sqft to 1043 sqft.
As per my knowledge, the price of a 2 bhk apartment in this project starts from Rs 54 lakhs on wards.

What are the other types of configuration available in this project except 2 bhk? Please share along with the area details?
Except 2 bhk the project offers 2.5 bhk and 3 bhk units with size ranging from 1187 sqft to 1313 sqft.

Q: I had booked flat in Sep 2015 in Frontier Heights and they had promised then will start construction in October 2015. After waiting 1 long year, I cancelled my booking in Sep 2016 as still the construction not started. I am yet to get my booking amount back and then are saying it will be refunded in 3 months. Upon following up more on the refund, I am hearing different story every week. The builder says he is filing legal suite on Hiren Wahen(Marketing Company for this project) for all the mess. Yet to get positive response on my refund. Its been almost 60 days i raised the cancellation request and still yet to get the money. Any one faced similar issues with this builder?

As far as I know, the project is expected to get completed by November 2017. The price of apartments in this project ranges from Rs 51 lakhs to Rs 78 lakhs approximately.
Amrutha Heights is spread over 1.82 acres of land and there will be totally 280 apartments with a combination of 2, 2.5 and 3 bhk apartments. There will be 2 blocks and it is a B+ Stilt+14 floors structure. The unit area ranges from 1041 sqft to 1634 sqft.

Q: When I heard there is going to be Joggers Track in Skyview I was very happy. I was thinking of moving there and I was wondering what I would be doing if there was no place to run. I do not like running on the roads as they are very dusty and too much pollution is there. Training inside the apartment compound is much better
