The construction cost of a senior living project is quite similar to any typical residential project. Only difference is in the layout of units and architecture design, which are done keeping in mind the requirement of seniors. Unlike other residential projects, senior living projects do not have any prior reservation. Building and operating senior living projects are more costlier and complicated than the normal residential projects. Also, the internal rate of returns (IRRs) are more attractive in a residential project as compared to senior living project.The construction cost of a senior living project is quite similar to any typical residential project. Among 1 BHK projects, Rohan Iksha by Rohan Developers along Sarjapur Outer Ring Road accounted for about 480 units each of sizes 310 and 353 sq. ft. Besides, TGS Capetown by TGS Property along Begur Road accounted for about 230 units each of sizes 600 and 650 sq. ft. Among 2 BHK projects, Rays of Dawn by Provident Housing near Mysore Road accounted for about 400 units of size 883 sq. ft. each. Besides, Emmanuel Heights by Emmanuel Constructions, off Sarjapur Road accounted for about 293 units of size 1115 sq. ft. each. VRR Nest is one of the ongoing projects by VRR Builders and Developers located at Hosur Road. The project is far away from the hustle and bustle of the city. It is expected to get completed by end of 2015.

In case of apartments, Kanakapura Road and Bannerghatta Road are in demand. While for gated communities and villas, it is north Bangalore which is making brisk business.

The real estate market of other big cities such as Delhi NCR and Mumbai are moving at snail pace whereas the Bangalore’s real estate is going great in terms of demand and supply.
According sources, around 10,500 residential units were launched in Bangalore in the second quarter of 2013. Some of the projects include Prestige IVY Terraces by Prestige Group, Sobha Santorini by Sobha Developers and DNR Atmosphere by DNR Corp.

What I feel is that the Bangalore real estate market still remains affordable when compared to the rest of India. Adding to it there are a large number of developers who are offering good low cost homes.
Even the progress of the development of the outer ring road, Metro Rail Phase 1 and 2, the proposed signal free corridor between Silk Board and Hebbal and the new airport, six laning of Bellary Road, the Hosur Road expressway are making the future of the city more promising.

Bangalore International Airport is just 20 kms. The National Highway 7 which passes via the neighborhood and easy accessibility to major industrial hubs such as Doddaballapur, Peenya, Jalahalli and Jakkur as further added to the essence of the region. The closest railway station is Yelahanka Railway Junction, located at a distance of 8km. Yelahanka makes travelling a cakewalk for commuters. Mixed used development gained momentum in 2002 in Bangalore. With the revised Master Plan 2007-2015, the main trust for development of integrated township came in. Whitefield and Yeshwanthpur were the two localities to witness the rise of integrated developments.

There are few more integrated township projects coming up in other localities such as on Thanisandra Main Road, a 125-acre integrated township with residential units, commercial space, healthcare facility a convention centre, high street shopping and school, is expected to come up between 2017 and 2020. As per my knowledge, Phase I is ready to move in and only few 3 bhk apartments are available for sale. Phase II will be completed by May 2016. In Phase II both 2 and 3 bhk apartments are available.

I stay in Whitefield. Whitefield is a well developed locality with good features and infrastructures. The region incorporates the areas like Vinayaka Layout, Nallurhalli and Gandhipuram. It is enveloped by Vijaynagar, ITPL, Brookefield and Marathahalli. The region gained its popularity because of numerous IT companies and Apartments. The region is reputed because of the Sathya Sai Baba ashram and Brindavan where thousands of people come every year. The price seems to be Okay.

What are the pros and cons of the online land acquisition?
The new online system has its own set of benefits, prevention of fraud being one of the many. The traditional system of acquiring land always led to a long delay in upgrading the RTC, after the final notification is issued. Consequently a handful of landowners used to sell off the acquired land illegally, without the knowledge of farmers. Furthermore, swindlers and touts, who used to make the most of the sluggish procedure of the RTC’s updating system, will now be at a major loss, thanks to the new online system.

Parth Gardenia is an exclusive luxurious apartment complex with ample open space for the selected deserving few, it is located in the most prime locality of North Bangalore, Just 1.8 Km off NH-7, very close to Manyata Tech park and is in close proximity to ORR, BIAL, Schools, Malls, Hospitals and other important destinations of daily life.
As I heard that Sahakar Nagar is not having good schools and other basic amenities. What would you advice should I invest in this project as well as locality.

Towering price structure often stands out as the primary reason that discourages the buying behavior of people in key cities, however, Bangalore’s present market scenario heralds the right time for property investment. According to real estate consultants, for Bangalore, drop in prices in the near future is not in the cards and hence, it sticks out as the perfect time to purchase property in the city.
The present price sq ft ranges between Rs 5000- Rs 6000 sq ft in the city. Hence, a 1200 sq ft property will somewhat cost around Rs 60 lakh. Together with registration cost and other expenses, the prices will clamber up to Rs 70 lakhs, which is a decent price in the Garden City where the inventory is quite high.

Yeah I agree that Bommassandra is a good locality for investment but if you are planning for at least three to four years you can even go for Jigani. The real estate marlet in Jigani is slowly and steadily booming. Jigani is an excellent location in Bangalore and it is away from hustle and bustle of the city. igani is well connected to ring road and inter connected to Hosur road and Bannerghatta road. It is very close to IT parks and hospitals. You can expect 40 percent tp 50 appreciation after three to four years. Jigani is an excellent location in Bangalore and it is away from hustle and bustle of the city. igani is well connected to ring road and inter connected to Hosur road and Bannerghatta road. It is very close to IT parks and hospitals. You can expect 40 percent tp 50 appreciation after three to four years. Property price in Jigani is less when compared to Bommasandra.

Yes you are right Devraj, The Palike is in talks to mark up the betterment fee by 10% every annum. The site owners will have the privilege of paying the fee in four installments. Owners of ‘B’ khata plots does not designate them for bank loans, on account of the lack of approval from civic agencies such as BDA or any other planning authority. Thus, even a 10% hike will not deter owners from paying the betterment fee, only for the sake of an ‘A’ khata registration.

If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. The plus point of Phase I is that proper street lights, shopes are there and the roads are also better when compared to EC Phase 2. Interestingly, top markets for rental yield are also largely skewed towards southern and eastern part of the city, with an exception of Kalyan Nagar in the North.

SBI has not yet approved. Also , I was a keen buyer in this project but somehow not gaining trust on this project. The plot sizes, price chart what they send over mail to refer is not correct. And as you zero down on your selection, they comeback saying the plot size mentioned is not correct and the premium was wrong calculated. So on... Not trustworthy

Apartments will continue to be the first choice for many buyers, the market for luxury villas in Bangalore and plots has grown substantially in Bangalore. Moreover layouts and plots give the owner the flexibility to construct customized homes. Owing to their growing popularity, developers are coming up with villas and layouts on the outskirts of the city where prices are comparatively low.

Q: I believe that currently the Indian real estate market is at a stage where it can only rise. Home prices have come down by 15-20 per cent in the last one and a half years due to corrections, which combined with the reduction in home loan rates has helped improve sales in last few months. Over the year, incomes of working couples have also risen by 10-15 per cent, boosting home sales by genuine first time buyers, whereas reduced interest rates, cheaper EMI, price correction has encouraged the end-users to invest in real estate. Q: We have learnt that the sanction plan of this project does not show 3BHK apartments. The two 3BHK apartments are shown as one 5BHK unit in the originally approved plan. Builder is not giving information on this issue at all.

Confident Sagitta is spread across 25 acres of land and the project is under construction, the estimated possession date is by November 2016.

The project is located on Singapore Paradise, between BEL Circle and Yelahanka main Road, near to Hebbel Ring Road and Manyatha Tech Park. It is in close proximity to several popular Schools, colleges, Banks, Mall, industrial area and well connected to local Bus services, transportation and Bangalore International Airport.
The project offers 48 number of 2 bhk units with 1150 built up area. The plot area is 14000 sqft. I am also planning to go for this project. If you are interested we can ask the builder for some negotiation.

RCC frame structure Basement + Stilt + 4 upper floors. The builder is offering only basic amenities such as club house, well equipped gym, kids play area, party hall and indoor games.

Hello Ashish, Arvind Electronic City Bangalore is an upcoming project by Arvind Infrastructure. There is no information found on it. I think the builder is waiting for the required approvals before launching it.
Yes, Arvind Electronic City, Bangalore project is still in pre-launch phase and builder has not disclosed any information on it. According to new Real Estate Regulation & Development Act 2016, builders and brokers cannot advertise the project until and unless they have RERA approvals from their respective states.
