Hi Sandeep, While applying for the loan, the bank is required to furnish the following information 1) Loan application form duly completed with photograph, 2) Identity Proof, 3) Residence Proof , 4) Age proof, 5) Educational Qualification Proof, 6) Income Proof, Income proof of Spouse/earing children/joint borrowers (if applicable), 7) Property documents as per property check list attached.

In category 1- suppose the land is of 20hecters or more than 20hecters, then after pooling land/plot owners will get 60% of the total land. Another category which is for plots coming under 2hecters to 20hecters. Here 48% of total land will be returned to land/plot owners. In this 48%- 43% for gross residential, 2% for city level PSP, 3% for city level commercial.

Q: Hey Guys, I made down payment in 2011. Then the problem emerged as we all know. However things were back on track and had got all clearance. My question I am not getting the right answer from developer or any dealer when i do a query as Mock buyer. All drawing their own pictures with different situation month by month. Yeas, sure the per sq ft price right now is Rs 4600. They launched the project with Rs 3600 per sq ft.So the appreciation is slowly taking place. This is a good time for investment in this project.

Yeas, the Noida Extension, land issues are solved...but the project land is around 105 acres.. but in between that, a Mandir is located. Hence the land division become a problem for authority. There is a confusion going around between the builder and the authority.
Nah, the project is not scraped... but the construction is paused until. the issues is solved....

Many developers have already started rising property prices about which they had been warning from last year itself. This area has great future in the coming time as it is already connected to Noida and Greater Noida, Delhi and NH 24. The metro station in Noida Extension is already announced by DMRC which will make travelling to Delhi very easy. The area has great prospects and demand in the coming time. The prices are bound to increase due to high demand and the great connectivity of the area. It's worth investing in this area.Hence i would conclude stating that the area is good for investment for now.
More off plots and layouts are present in the area, rather than anything else.

Eldeco Magnolia Park at sector 119, Noida. Eldeco Magnolia is a luxurious high rise apartment. I have asked a broker, they said the price they are quoting is Rs71.5 Lakhs to -1.02 Crores.
The Project is located in Sector-119. Within distance Between 0.5km to 2KM from the project have Railway Station like Metro Station. You also have metro station within 5 km.. so i guess the project has fair connectivity..

Hi Guys, As per my knowledge, Sector 138 is a nice location for end use & investment. Sector 168 is a very prime location in Noida and it is well connected as it is located right in the intersection of Noida Expressway & FNG expressway. This locality has a tremendous potential for rise in property prices as multiple IT MNC are getting operational in this sector. The sector also enjoys the good connectivity because of well planned sector roads parallel to expressway. School, bank, ATM and hospital are available nearby the locality.

Yes there is huge sewage treatment plant thats going to come in this sector just across the road. So during the rainy season there might be some issues with the smell and unhygienic roads.

Guys even the developers get the approvals of the blue print from anywhere in Delhi.But this should be mandatory that they should also get the completion certificate of the building in order to as it confirms the cosntruction of the building. Hence not only the authorities but the builders should also provide the certificate to the house owners.

Hey Arpit, i can define what is poor housing demand . this means that developers had to sit on a huge unsold stocks and postpone new supply. About rating 2013 has witnessed 12 per cent drop in launch of new projects during 2013. Still average housing prices rose by 10 per cent across India. Hence it was below average I guess!!!

hi, the land values in Sohna are much below Gurgaon and thus are a great attraction for investors. Plots in Gurgaon are priced at almost Rs 1 lakh per sq yd. Sohna offers a similar plot within a range of Rs 30,000-35,000 per sq yd and that too just 8-10 kms away. Sohna does offers a greater scope of price appreciation, but is good only for those who have a long-term investment horizon. The plots in Sohna are considered to hold a potential of offering ROI of almost 30 per cent per annum.

well alka, they are planning for 2 and 3 BHks as of now... 4 BHks are also in the pipeline but that will probably be in the last streach.... 2bhks are of 750,950 and 1150 sqft where in the 1150 sqft one will have a study also... 3bhks are of 1350,1550 and 1750 sqft with the 1750 will have a study also..

Hmm Kashif, Is this the first time you are investing.. i know its quite difficult to take a call... well there are many factor that decide and one of them is the availability of fund. if you do give in 20% of the amount , it is a considerable drain on your savings and might not be able to diversify your investments.... so think , take time and then decide
yea..sandhya is quite right , but then most banks prefer customers who are willing to pay more down payments and if you do then you just might get a better interest rate and the process of disbursement of funds too is faster.

Hi Rajesh, i also heard about this project and called up a number i found in one of the websites..it looks like this is a new area bigger than dwarka being developed near to pritampura and is called zone P-II. The price i was advised is around Rs 2590/sqft for a 2bhk.

Hi Rajesh, Sector 82 and 83 are good investment area, there areas land bank is with the Vatika group and there are number of projects by them coming up here - group housing, high rise, builder floors, plots etc. The area is right off NH-8 and is an upcoming residential locality. location wise pretty good as its near the intersection of NH8 and Dwarka Expressway The most important factor in favour of these sectors is the excellent connectivity that it offers especially after dwarka expressway starts functioning. IGI airport will be easily reachable and so will be dwarka and other parts of delhi; IFFCO chowk one of the major intersections in gurgaon is just a 10 mins drive from here . There is metro connection proposed parallel to Dwarka Eway and so will be near the metro as well.

Yea and thsi area is quite organised also as it has an independent planning board that regulates the economic growth and development in a balanced way..this body creates the functional plan for growth that is further implemented by the state governments and is based on the overall regional plan.
Hmmm.. office, retail and residential real estate sectors have shown growth with the main market drivers being the untapped development potential and financial viability and affordability to not just developers but also end users as well.

More than 20,000 of the 25,000 houses being offered by DDA under its current scheme will be constructed using this technology.About 30,000 more houses are expected to be built on the same lines. DDA officials claim this technology helps finish projects 20% faster.
Hi Suhail, However, the authority is looking to expand the scope of this technology to build around 25,000 low income group or one-bedroom flats in future. While prefabrication in western countries means houses are first built and then assembled at the site, here it is limited to building columns and pillars .

For income tax, the taxable event is the generation of income, which is completely different from the taxable events for goods, services and sales. It is not a fact that all transactions are charged to income tax as well as GST.
Hi Guys, In my point of view, this has a cascading effect and ultimately goods and services become costly for the consumers. Multiple registrations, filing returns, assessments and keeping records for different purposes has added complexities to the businesses. This also has resulted in high rate of litigation in the tax matters.

With the exception of some flats in Sirsapur and Rohini, which are still not ready for possession, the ready stock may soon pass into the hands of the rightful owner.
Hi , People are craving for good infrastructure and connectivity before they can actually use the luck to their advantage. In the long run, an investor stands to gain. But, as of now, amenities such as sewerage, drainage, connectivity and a basic social fabric are missing. It is difficult to expect these in the next 3-5 years either.

Hi Guys, In my point of view, in order to aid the residents to pay the property tax easily, MCG said it would organize camps in various areas in the coming days where the residents would be able to pay tax. They will publicize the information about these camps so that residents do not have to go all the way to the Citizen Facilitation Centre to pay the tax.
@ Shivshankar, According to me, residents in builder areas in New Gurgaon said they would not pay the tax until MCG takes over these areas from builders. An umbrella body of RWAs, Gurgaon Citizens Council (GCC) had also filed a petition in the high court saying MCG should first provide residents with services like water, roads, and streetlights, among others, before asking for property tax.

According to me, conventionally, vacant houses in an area should be an indicator of oversupply, and should lower prices there. But thats not the case in the Indian real estate market, where people who want to invest in a house as opposed to those who want to live in it hold greater sway. Hi Guys, As per my knowledge, corporate houses want the minimum alternative tax to be cut from 18.5% to 15%. Real estate developers don't want to be taxed for unsold flats. Knowledge economy companies want stock options to be treated as a deductible business expense. Crude oil prices have fallen and fuel prices have come down. But taxi and auto fares have gone up compared to last year
Yeah. That is right. The aggregate deduction allowed under Sections 80C, 80CCC and 80CCD is capped at Rs 1.5 lakh. This savings basket includes several products, including the Provident Fund, PPF, NSC, tax saving fixed deposits, ELSS funds, insurance policies, Ulips, NPS, repayment of housing loan and even children's tuition fee.

The Revenue Department has asked all registrar offices to allow purchase and sale of leasehold properties. Although there were restrictions, transactions had been taking place through general power of attorney. Q: I am looking at investment options which can fetch me returns and probably good rental income in 2-3 yrs horizon. i think Dwarka being in delhi will have more appreciation/rental income relative to noida/geno. Metro is already present in Dwarka and so is public transport. Recently there were annoucement of setting smart city in Dwarka.

Hi all, I am telling you the delays of Metro Rail Project. Every time when Metro rail company move toward a certain Ministry for land, the Ministry would ask the company to give it a piece of land of the same monetary value somewhere else. This would make it difficult as then the Metro rail company would have to approach different departments for the land to be given in exchange leading to project delays.
Correct Surinder, The DMRC too has faced the similar issues with its projects at Delhi Cantonment, Shankar Vihar, Lal Quila and Naraina since these lands belong to the Defence Ministry. It had taken us almost a year to resolve the issue. After several deliberations, the issue was sorted out and the projects cleared.

Yes, and the investment was focused through Mumbai Redevelopment Fund, in a parallel deal, it also purchased Rs 75 Cr worth of mass stock in the same project from its Apartment Fund. Both the funds have a corpus of Rs 500 Cr.
Last yesr in July Piramal had launched the Indiareit Apartment Fund to buy individual residential units in Tier-1 markets. Currently Piramal Fund manages/advises funds over Rs 7550 Cr on the equity side which includes 5 domestic funds, 1 Offshore Fund, 4 third party mandates and has a loan debt book which is higher than R1900 Bn.

Another category which is for plots coming under 2hecters to 20hecters. Here 48% of total land will be returned to land/plot owners. In this 48%- 43% for gross residential, 2% for city level PSP, 3% for city level commercial.

Since there will be a huge resource requirement for Smart Cities Mission and Atal Mission for Rejuvenation and Urban Transformation, the Ministry consider the idea at a recent regional workshop on Smart Cities here.

It was also suggested by the Union Development Ministry that where services can be measured and beneficiaries identified, user charges must be applied. Water and sewerage charges should be levied separately rather than built into property tax, as is done by some states.

This may usually vary from 3-4.5% of the total apartment cost. One also needs to understand that floor premium in NCR is higher for lower floor apartments due to excessive heat. Ur Welcome, There are no standard rules or guidelines that govern PLC. Each developer and project has a different PLC amount and most of the luxury apartments located in a posh location have higher PLC based on each unit. Apart from the luxury projects, penthouses which are built on top of a tower or an independent villa with a wide road in front or garden facing, or corner plot etc. may also have a PLC but lower than luxury projects.

Q: Hello All...We have a flat in Avenue I, global City virar. This month we are being offered 'fit-out possession' in lieu of final payment. My question is how it can be different from actual possession? Should we accept it? Do we have an option to reject it and wait? Thanks.

Hi, Fit-out-possession is a term given to a possession which still has legal or so civil work left. By offering possession of not fully ready apartments, builder is washing his hands off. He is putting the responsibility on you. In case of any eventuality/disaster, the responsibility would come on the residents. So, never go for fit-out-possession.
Rakshit is absolutely right. We should avoid fit-out-possession. Builders are offering letter of fitout without obtaining necessary approvals such a fire safety certificate, electricity connect, water connection, land payments dues etc. An incident like Fire etc. and authorities would be instantly throwing the residents out and may seal the complex itself. Why? because you have been residing in a building that does not have a Occupancy Certificate. In such cases you end up loosing insurance claim damages from unforeseen events and theft/burglary etc.

@Awar, disfigurement in yield caused by various tax levels make investors uncomfortable and therefore the government must remove them. With such difficult taxation policies, India could find it difficult to attract foreign investments in this segment.

Hi everybody, And this run, Delhi, Noida, Faridabad and Alwar are following Gurgaon. In the list of top 10 real estate investment destinations, Ghaziabad is at 6th position followed by Panipat, Meerut, Sonepat and Rewari.

We can hope only nothing in our hand. Hope, this budget will bring some smile on the face of buyers. The real estate sector is sensitive to many of policies that are announced both for various industries and individuals. The realty sector is going through a long and painful slowdown, and is looking for all and any signs of light at the end of this month.
It is true Bikram. And the first and most important demand is financial protection from project delays. The confidence of the home buyers is really low. Thus, for the realty sector to grow, it is important for the developers/builders to win their confidence. And this can only be done, if the government introduces policies that offers protection to the investors/buyers.

Very sad........i don't know why is this bill getting delay if both the houses have approved it. Unless it is done, the act can not be implemented. Hi Rajesh, Yes, it is almost one month after Parliament approved the Housing Regulatory Bill, the Centre is yet to issue a gazette notification. The notification is issued to inform citizens of the day when the Act comes into force.

Is your flat ready-to-occupy? If it is under construction then you have to pay the EMI as per the payment schedule and the possession letter is issued by the KMC only after completion of the project. But if the project is ready-to-occupy then you have rights to ask for Completion Certificate. It is a very necessary document without which you can not occupy your flat. Without Completion Certificate, building is considered as illegal.
Good afternoon Sudeshna!!1 If the developer has not been given a certificate of completion, buyers can either approach the local municipal authorities to award the completion certificate or can form a resident’s welfare association to speed up the process. In case new properties operate without completion certificates, residents are threatened to be evicted and the city engineering department will penalize the properties for not paying property tax.

But if you don't have time then you can take the help of a property lawyer. You can also register your property online. Hi Hardeep, A home buyer, who fails to get the possession of his property on time, can resort to several provisions under India’s civil, criminal and consumer laws, to take action against the developer. If possession is not delivered on time, you can send a notice to the builder, claiming refund of the amounts paid along with interest and/or damages. You can also file a consumer complaint for "deficiency in service" as defined under the Consumer Protection Act, 1986 against the builder.
Yes, i am agree with Sayatani.....The flat purchaser is required to file a written complaint before the appropriate consumer dispute redressal forum set up under the act, depending on the value of the property, or the amount of damage he has suffered. Any dispute over Rs 20 lakhs can be directly filed before the State Commission and any dispute over Rs 1 crore can be filed before the National Commission in New Delhi. Any dispute for a value lower than Rs 20 lakhs has to be filed in the District Commission.

This is possible and certainly legal. According to me, no matter who provides you Real Estate or Financing services. But you still must perform your due diligence in making sure they are not taking advantage of you. Hello Muniraj, The tenant is not liable to pay service tax under law. The legal liability is that of the landlord.It is just like Sales Tax or VAT liability are passed on the end user when buying a pack of Maggi Noodles, the same is the case with the tenant-landlord situation. The service tax liability is effectively transferred to the end-user (tenant) and he or she has to pay it out of pocket to the landlord, who then deposits it with the designated authority.
At present, the services sector is taxed at 14% with two additional cesses - Swachh Bharat Cess and the Krishi Kalyan Cess, attracting 0.5% each - taking the burden to 15%. However, those whose annual income is less than Rs 20 lakh will not have to register under the GST or pay any service tax. Currently, service tax has to be paid if the income is above Rs 10 lakh.

Variants are available from 995 - 1050 sq.ft (built-up area) in 2 BHK, 1245 sq.ft (built-up area) in 2.5 BHK and 1565 sq.ft (built-up area) in 3 BHK. Its current asking rate is Rs.3662 per sqft. A 2 BHK flat in ACE Divino will cost you Rs.36.44 lacs onward. Stamp duty and Registration charges extra.
