According to the JLL report, locations such as Gachibowli, Madhapur, HITEC City, Kondapur and Nanakramguda are expected to see strong demand, which will also support the residential real estate market for the above said localities as well.

Q: builder is problematic, no response after taking money for my friend and i know he is seeking legal help while those days and home is not constructed as per agreement. reddy is worst guy as per my friend and he suffered him a lot. now after house warming he is planning to sell it. never trust this builder as he is money maniac. be very careful and try to avoid him. is the advise from my known sources

We have brought a house in Praneeth Pranav Homes, Beeramguda. My sincere feedback is never buy a property in Praneeth developers ventures because of following reasons. Poor quality of constructions cracks will appear every wall of the house not sure what material they use. Masons, electricians, plumbers are very very poor skilled they don't know have any previous experience so you can expect that no wall will be straight or well finished. Electric points well be on gods mercy if your light will actual work when you install the buld or plug point. Builder will show you seventh heaven when your purchasing the house saying swimming pool, full loaded club house, children's play area and many other promises, honestly that will all be on builders mercy because not sure he can actual provide them, My 2 cents is never go with the developer if you are looking for your dream house or you have to put double the money that you purchased the house to fix other problems.

Q: I bought a flat in here and i am staying in the location as of now, Pro's Construction quality and building plan is Good Cons Although they Phase-1 is successfully delivered, 60 % interiors in the phase-1 is still pending Most of the flooring is not completed above Floor-4 Work is very very slow, they promised me to handover the flat by Aug-2012, but after hard fight i got it in Apr-13, i am almost the 3-4 occupant in the 72 flats in the building Forgot about the amenities he promised, those will take at least 3-4 years Mainly day to day Maintenance is pathetic No Proper Power supply yet, Lifts don’t work, they say there is voltage, No Power Backup yet Even no Internet, they are saying it will take atleast to get the internet in the community Builder need a lot of experience to run this much community

Hi, I have also bought a flat in Super Falcon, Film Nagar in Hyderabad. To my best of my knowledge, the builder has done a good job as far the project is concerned. He has taken all the required sanctions from concerned departments and handed over the possession on time without any delay. Hello everyone, I stuck with the project(phase 2) till now. Now they have cancelled the project. They are now offering a PDC of 9 months without any interest. That would be 3 years for 7.1 lakhs without interest. Has anyone sued the developer?
yes , this is right that phase 2 is going to cancelled by the builder and they are not responding any thing regarding this matter. Only mail comes from builder either you can shift to phase 1 project with extra cost or builder is ready to refund the amount but no interest. I think we have to take legal decision in this matter.

@Gajendra, As per opposers, they want withdrawal of the bill to secure land rights for farmer. I want to ask them that they have given 10 years of long time.....what were they doing? Why didn't they pass the bill in their ruling which can help the farmers? Why now? As per them Modi Government asking respective states to structure their respective laws is nothing but, in a way, admission of his defeat as farmers have taken firm stand on the issue.
@Milind......I don't what is right or wrong in this bill but do you know Veena what social activist Medha Patkar told against the Modi Govt? As per her, a new kind of conspiracy in getting the land bill promoted, projected and passed from states to the Centre as it is in the existing list. But people's movements are determined to fight the law at state level.

As per Md. Salim Of CPI (M) asked farmers to force their respective MPs to take the right attitude so as to make sure government changes its stand on the bill. According to him farmers will feel cheated, if they rely on Parliamentarians. So, force their respective Parliamentarians to force government to change its approach.
It is also heard that the farmers from Haryana, Uttar Pradesh, Maharashtra, Tamil Nadu, Rajasthan, Haryana and other parts of the country put forward their views during the meeting. The Tamil Nadu leader though expressed disappointment at not many JPC members turning up for the hearing.

Is it true that the steps was taken after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions. I appreciate the panel's decision. It will bring more clarity in the Indian real estate market.

It means :Achche Din Aa gaye". Modi Govt is really doing a great job for this country. Currently, there are many builders who have to be controlled in and the current disciplinary action measures may not work as a sufficient defensive. So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.
@Bharath, It means if there will be any substantial change from the original schedule, specifications or structural design in what is finally delivered to home-buyers is considered as a breach of obligation by the builder.

Q: Ramannakunta lake in Secunderabad, it used to be really nice, but now its become very dirty and the land surrounding it has been encroached upon illegally. Any steps to fix this?

Well that’s what they are aiming to do. They’re planning to convert it into a ‘mini tank bund’. There will be major desiltation going on there to clean this up. They are also removing all those illegal encroachments, I heard they are completely demolishing any illegal constructions that have come up on the lake bed. The cleaning will be completed in 2 months. After that we can expect to see beautiful landscaping, walkways, nice seating arrangements and solar fences to overall beautify the place.
@Sriram, As per the general land records, Ramannakunta (lake) is spread over 8 acres. Silt has accumulated and reduced the water-carrying capacity of the lake. They have decided to rejuvenate it and have begun desilting works. They are laying a separate pipeline to divert sewer inflows from Old Bowenpally and surrounding residential colonies.

Well, What I think is the biggest threat here, is that this whole thing is like a massive breeding ground for all different kind of pests. The fence only covers half the drain and someone can easily stumble and fall into the unfinished part of it. Hi Dhananjay, Taking forward the decision of the state government to construct skyscrapers around Hussainsagar, chief minister K Chandrasekhar Rao announced on November 22 that the multi-storeyed buildings would be constructed on 40 locations spread over an area of 100 acres around the lake.
Hi Dhananjay, As per my knowledge, State government would accord top priority for cleaning of the lake and directed the officials to call for tenders for diverting the storm water drains that are connected to the lake. He said Hussainsagar was being polluted due to inflows from various nalas and asked the officials to ensure that the underground drainage system is in place as sewage was being released into the nalas.

Nizampet comes under Gram Panchayat hence the water distribution pipelines from the over-head tank, has not been installed by the Hyderabad Metropolitan Water Supply & Sewerage Board. The area was once known for its ample water resources but with the advent of housing projects, surplus pressure was exerted on ground water resources which ultimately resulted in near depletion.

I moved Kompally few years ago from Ameerpet. The community has good roads and excellent security. There is a water problem in this area and none of the houses have a water connection. Our community buys water. We don't face power cuts also as the community buys power in bulk and doesn't depend on the board for power. Manjeera water has been taken initiative, but there is no supply .Everyone depends on their own purification system at home for drinking water and uses bore-well water for other purposes. The water in Kompally area is very salty..

Q: We are getting into an agreement with builder to build 5 floor apartment complex in our site. What are the GHMC norms in mortgaging ? Does it need to be certain floor ? and also certain size ? What happens if choose the the apartments that builder put under mortgage as our share ?

I feel risk is there in buying a mortgaged apartment, do some market research and then go for the dealing. The GST on under-construction flats, which are not in the affordable housing segment, has been reduced to 5% without input tax credit (ITC) from 12% earlier with the ITC. The GST rate on affordable homes has been reduced to 1% without the ITC from earlier 8% with the ITC.
yes, i agree with Dhananjay. The rate cut is for under-construction property or ready-to-move-in flats where the completion certificate is not issued at the time of sale. Properties, for which construction has been completed, attract stamp duty, not the GST.

Few of such restrictions include: 1. No instant cash flow Now, although you wouldn’t have a mortgage to make payments on, you would likely have other expenses, such as property taxes, the cost of improvements, and sometimes even association fees. Without rental income coming in, you may need to get creative in order to cover the expenses. For example, you could sell parcels of the land or the rights to it (i.e. mineral rights, gaming rights, etc.), or you could find another use for the land in the meantime. 2. Legal hassles How the property is zoned locally (i.e. residential, commercial, etc.) can determine what you are able to do with the property as well. The timeline for getting your project approved by the township can also vary. How many lots you’re allowed to develop is another big question, which dictates how much you can make through subdividing. 3. Physical Hurdles Sometimes the property itself can have issues.
