Q: What is the issue with occupancy certificate?

Hi, I have bought one flat in near to Hi-tech city Hyderabad. SBI has sanctioned loan against that property. Just few days before I came to know that builder is not going to give me the Occupancy Certificate (OC). However they will transfer Khata in my name. Though the area is still in developing stage, Tellapur area is good for investment because of its proximity to the IT hub and business districts. The rate per sqft going on for apartments is Rs 2,500 per sq ft on wards, while price of villas falls in the bracket of Rs 1 crore to 3 crore approximately. The rental for a 2-BHK is about Rs 12,000 and Rs 15,000 for a 3-BHK. For villas, the rent will be somewhere around Rs 30,000 per month

PROS: 1) The roads are very good and there is hardly any traffic so travelling is not any issue. 2) After 5 years the property prices in this locality is going to touch the sky. CONS: 1) Hardly any autos or buses plying in the area, 2) Roads are expected to become narrow when this locality and its surrounding areas witness rapid development from home buyers.

I booked an apartment in this project and I really liked the professional approach of the builder. It is one of the few gated community projects progressing as per schedule. Rental market and future resale prospects are good as it's nearly IT Hubs. Main reason that I chose Mahindra was that I can trust my money with them.

DUring ELite 3 construction, works are delayed and project was delayed for more than 8 months and still the works are ongoing.. The false promise was made by Prajapthi is that Manajeera water available during my falt booking. Till date the Manjeera is not available.

Helo, yeah Praneeth.. Many of the parks in the city were till now under the control of the Hyderabad Metro Development Authority, but now they are being handed over to the Greater Hyderabad Municipal Corp.
But Srikanth, why is the HMDA transferring the control of these spots to GHMC?

Hi Shravani, Yes, a non-resident Indian can buy either a residential property or a commercial property in India. Further, there is no limit on the number of residential or commercial properties that an NRI can purchase in India.

Hi Srikanth, this project is approved by HMDA. and Villa of this project is almost in completion stage. The price per sq ft will be Rs 2080. The location is also very good.you get good return in future.

Q: The Executive Committee of our Apartment Owners' Assn. is not maintaining several registers for the last 2 years. which are required as per A.P.Societies Registration Act 35 of 2001. The E.C. is not conducting Elections as per the procedure, nor submitting the accounts to the General Body. I suspect misappropriation of communities funds. Can I approach the Registrar/ sub-Registrar of Societies in the State? How far it will help the community. This is about a Apartment Owners' Welfare Association in Hyderabad

Encloses a memorandum with following details: desired name of the Association, aims and objectives of the association, and who in the association will be authorized to correspond with the Registrar of Societies. 2. Encloses the Bye-laws (rules and regulations) of the Association. 3. Encloses the prescribed fee.

It means everything from our mobile bills to eating out in air-conditioned restaurants, a visit to a spa, dry cleaning charges and coaching classes fees are set to get more expensive with the government deciding to levy a 0.5% Swachh Bharat cess on all services that attract service tax. You are right Lewin, The taxes they currently collect and transfers they receive from central government should be adequate for them to provide sanitation facilities. If even today about half of India's population is estimated to defecate in the open, it is state's massive failure to provide an essential need for healthy living.

Yeah......it's true. Something that is lacking in other metros like Bengaluru and Chennai.
This is not my opinion and i am not taking my city as negative Hanif but ask the residents of Hyderabad and the truth will be out. Many cities in India are a far better place to live in as compared to Hyderabad. God knows what were the criteria for this ranking. I have stayed in few places in India during my posting and found better than Hyderabad.

So I went with one of my associates to the premises of Aliens Group township project in Tellapur. The construction quality, design, and location were very well apt for me. I went to their website back, got the details about the office, and then visited their office to enquire about more details regarding the flat. I have booked an apartment at Aliens Space Station and within short time they handover my flat. Thanks to Aliens Group.

Himayath Nagar has grown into a densely populated area. Presently the rent for a 2 bhk will be some where in between Rs 13,000 to Rs 18,000 and 3 bhk will be in between Rs 22,000 to Rs 25,000.

I agree with both the gentlemen. In the previous regime, for example in Maharashtra, VAT was charged on a composition scheme of 1%. This meant that the developer could not claim the input tax credit (ITC) for all the raw materials used in the construction of the property. For any inter-state procurement, a developer had to bear all costs without getting any benefit of ITC. But this will be possible under GST. This means that a Maharashtra developer who has bought cement from Gujarat will now be able to claim ITC on the commodity.
But remember Mr. Nimish, the option of getting full input set-off credit that developers enjoy on under-construction projects would not be applicable on ready-to-move-in flats. This could effectively mean higher costs for homebuyers of ready-to-move-in flats.

Hi Jyotsna, It is a Fully Furnished, Fully Serviced and Fully Air-conditioned apartment. Construction quality is good. Five-star type services and facilities. It has a Star Hotel and Commercial Office space on campus and 580 acres Golf Course abutted. The developer has good name and fame. Price is Rs.6250 per sqft. Great location and will have a good appreciation and good rental values. Sizes are available from 1428-1440 sqft. in 2 BHK and 1717 sqft in 2.5 BHK and 1838-3625 sqft in 3 BHK.
Yeah, and apart from that some world-class facilities are being provided in here, so that there is no need for you to go too far for everyday things like banks and ATMs, and a cafeteria, a library, recreational activities like basketball court, tennis court, a clubhouse, a Maintenance Staff and wifi facility among others.

Chanda Nagar is a suburb, located in the north-western parts of Hyderabad. The locality is very close to Lingampally and Miyapur. It has a mixture of commercial and residential property with shopping malls and housing colonies. BHEL is about 4 km away from Chanda Nagar while International Crops Research Institute is about 8 km. This locality has grown fastly in the recent years especially due to proximity to major IT Companies like CA, Microsoft, TCS, Infosys, Capgemini, Polaris, CMC, Honeywell, CTS, and Infotech. There are many shopping malls and supermarkets located in this area. Gangaram Hanuman temple and Venkateshwara Swamy temple are the most prominent temples in the area. The state-owned TSRTC runs the city bus service, connecting Chandanagar to all the major centers of the city and IT Parks. Many IT Professionals choose to stay at Chandanagar for the all-around facilities provided.
Hi, I will advise you go with Chanda Nagar as it has HUDA approved plot but I am not sure about the Sudarshan Nagar, as plots in this locality have lots of litigation cases. I, therefore, request you to go for Chanda Nagar. It is one of the best locality and near close proximity to Gachibowli and Hi-Tech City. But before going for the deal, check out all the required legal approvals and then go for it. If possible take the advice of a legal expert in this matter. Thanks

Hello Eshwar, Points to be considered before buying of the individual plot- check whether the seller has a right over the property. Verify Pattah and Encumbrance Certificate for the property. Check whether the layout has been approved by the CMDA and sanctioned by the local body. Hi Madhu, Maheshwaram in Hyderabad is a fast developing locality with excellent connectivity benefits. Huge land parcels in this area attract a large number of investors to invest in this region. The price is also more affordable when compared to its nearby neighbouring localities. Its close proximity to IT hubs and wide employment opportunities with the proposed SEZ cause a high demand for properties in this locale. It has high investment value in the future.
Yes, i agree with Raghavendra. Maheshwaram is ideal for mid-income group home buyers, and IT professionals due to affordability and proximity to workplaces factors. Several plotting are establishing in maheshwaram by prominent builders such as Ramky The Huddle, Akshitha Golden Breeze, Fortune Jewel, Kavuri Baghmankal Layout, Headway Cyber Greens, JBs Nagarjuna Enclave, Perams Aditya Pride, Akshita Golden Breeze Extension Two among others.

Q: 2 weeks ago i purchased a HMDA approved Plot in Hyderabad. The registration is complete. Property Mutation for HMDA Layout Plot, is it required ? the person who got our Plot registered says Mutation is not required for Non-Agricultural land, but online articles mention that Mutation of property is important and required when selling the property. Please suggest..

To put it simply, the Master Plan and a valid layout approval guides usage of land and regulates the development activities in an area. A valid layout approval means you can utilise the plot for development purpose like building construction, etc. after duly obtaining permission as per law. However, not having a valid layout approval does not imply that the area would be confiscated by the public authority or the ownership rights over the land are affected as in your case (unless there is an ownership discrepancy). It means that you cannot utilise the plot for development purposes like house construction, etc. You would not get building approval under the law for the said area.To put it simply, the Master Plan and a valid layout approval guides usage of land and regulates the development activities in an area.
