Not good. Builder is rude. Construction quality is poor. Project delayed by 1 year. Builder attitude is bad.

@Mithilesh, I do not think there will be any problem in selling or renting out the project after the possession. You can easily expect 60 - 70 % hike on current price by 2016. :) :D

Q: I am interested to buy a plot in ASTRO GREEN CASCADE. But the only negative factor I see is there is a DUMP YARD exactly in front of the layout. When I asked the same to the ASTRO builders representative, he says the place where the DUMP YARD is present also belongs to ATRO developers and there is VILLA project coming up in that area. According to me both the areas are equally placed but as far as connectivity is concern Electronic City wins over Kanakapura Road. If you are looking for good ambiance then Kanakpura Road is a good option.

Kanakpura Road will be a better option and you can also expect future appreciation in this area as the are is surrounded by many educationally institutions and the connectivity is also very good. Q: I recently booked a three Bed room flat in this project. The project is in pre-launch phase and I got a good deal in terms of price. If you look closely at the specification & location of the project, you will realize that it is indeed a property with a lot of inherent value. The location is in center of EPIP, just opposite to Sathya Sai Hospital. With the upcoming metro connectivity in Whitefield, and a possibility of a mero station just opposite to the property, makes it very attractive. The builder is new in bangalore but if you interact with them, you see the difference. They are a very professional lot. I have not heard about the project as well as the builder before. After doing some research I found that they have completed only one project that is Ushodaya S Square in Ramamurthy Nagar. Samrudhi Realty has named the project as Samruddhi Rhythm and the project is coming up off Hennur Road. They have priced the project reasonably and there will be a total of 200 units. Q: I was planning to buy an apartment in Sahakara nagar, Bangalore but found that the property could not be registered. Apparently, BDA has a case against the Sahakarnagar layout and they have stopped registration, sanctioning plan and building apartments. I personally went and met the sub-registrar in Kodigehally and he told that nobody could register properties in Sahakarnagar. I tried to get the circular from BDA and they have asked me to file a RTI. I have filed an RTI and awaiting their reply. The builder says that he could register the property from some other subregistrar office by bribing them. As a first time home buyer I am nervous to book though the property is decent and closer to my and my wife's workplace. My question to the forum is 1. Has anyone registered property recently in Sahakarnagar in the last 2-3 months or so ? 2. What are the documents I should ask the builder before applying for the bank loan ? 3. Is there any active group on the internet for bangalore real estate ? Thanks in advance. Any help in this regard is appreciated.

I totally agree with you Komathi...... "All's Well That Ends Well" is a Idioms that suited this market perfectly. It is true that the bill can help farmers but at the same time it will not harm the real estate sector or developers if it is handled in a right manner.
And it is also came to hear that to protect small property buyers, a parliamentary panel is recommended to cover housing projects on land below 1000 sq-ft in the proposed Real Estate Regulatory Bill. Earlier it was provision in the bill that builders could register with the regulator only if the project was on the land exceeding 1000 sq-mt.
