To register a property you need to pay a fee of 0.8% of the market value. I think that’s quite a reasonable price as you will be getting a word-class villa for only Rs. 46 lakhs. The plots of lands are for cheaper. The 300 square foot plot costs only Rs 10 lakhs, and the 1500 square feet plot costs only Rs 20 lakhs. The constructions for this project are going on currently, and you can book a villa if you want to. The prices are still very affordable, compared to the general high rates of property in other residential areas of Indore, like Vijaynagar and Bengali Colony. If you’re looking for good township projects, then better check out the Shalimar Township on A.B. Road. This project was developed by the famous Mirchandani group and this is the first integrated township project in Indore. I think you should go for this instead of an independent bungalow or villa. Other than the maintenance issue, there is also the safety issue of living in an independent bungalow as opposed to a secure township.If you’re looking for good township projects, then better check out the Shalimar Township on A.B. I couldn’t agree more to whatever is said above. Bicholi Mardana is such a great locality to live in. My husband I moved here few weeks back and I know we made the right decision. It is easy to get supplies here; there are many vegetable markets, ATMs, pharmacies and hospitals around. There are many nice restaurants as well in the areas for food lovers. Overall, to invest here is to put your money in a good future.I couldn’t agree more to whatever is said above. Bicholi Mardana is such a great locality to live in. I'm also quite interested to get a house in Royal Town. Love that the property value seems reasonable enough for a long term commitment. Especially if you can avoid the city as much as possible, then it definitely makes sense. Mhow is a really big area but localities like Ujjain road and Pithampur road have a lot of residential houses especially with families residing in them so on the whole it is pretty quiet and there isn't much traffic, noise and pollution. I think the project is still in the teething stage. So wait and see if it's worth the move. Probably the facilities like swimming pool, and club houses might not be ready yet. You might as well look into other gated communities if you're thinking about moving soon because this is a relatively new project and will probably be completed only by Jan 2016. there are only 2 and 3 bhk apartments that they've come out with till now. The area is great because it is centrally located and is behind Panchwati. Khandwa road is a prime location! It has an excellent neighbourhood and is extremely well developed. Property value will definitely appreciate. I feel it's a very good choice to live in with family because it's a residential area. It's roughly about 2.5 km from IT Park Indore, University Campus and IIT. You could check out DLF Garden City. They have a few plots available from 2000 - 4000 sq ft. The locality is posh and all the basic amentites are provided. Apart from all that, garden city also has a clubhouse and a world-class school within it's vinicity. The area around the complex is also perfect. Everybody is very happy with this years budget. The government has also allocated about 38,000 crores for the development of highways in India. The finance minister Arun Jaitley announced a host of schemes that he wants to accomplish 10 years from now and real estate boost is one of them. It is very good that with the help of the new budget, attention has been paid to the development of airports in tier 1 and tier 2 cities as well as the road repairs and other urban development. As of now, Indore has a number of infrastructural projects in the city that are supposed to make the city more developed. Hey so last time I checked, the state government had acquired the land for the knowledge city project which is supposedly 50 km away from Indore. I don't really know if work has started as yet but they were supposed to get water supply, electricity, drainage system and roads in the first phase of the project which was supposed to be completed by 2016. They needed funds though about 300 crores which I think, they got from the central government. Another project also was said to happen, the Pithampur, Dhar, Mhow project costing 200 crores to provide Narmada water supply to Pithampur's industrial cluster but I know that project didn't really work out too well and Pithampur never got the water supply. The land was priced at Rs 40 crores, but the IDA didn’t have to pay anything as per the court proceedings. I think they have got this land to build some kind of a marriage hall cum reception centre. Hey! As far as I know there are 2 bhks available ranging between 1060 - 1100 sq.ft. I think the price per sq.ft. is either 2000 or 3000 Rupees. It's definitely not more than that. Right now there are probably many for rent. Like most gated communities, it has all the facilities within the boundaries of the gated community. You should check them out asap! Hey! The project is still under construction but should be ready by January max as far as I know. If you can wait that long then you should check out all the places in that locality before you finally decide. Although IDB Valencia seems to be quite a good option considering the price for 2 and 3 bhk apartments and the price per sq. feet. Read up more on the project. It is sad that Indore being the prestigious commercial capital of Madhya Pradesh faces, the city faces so many civic problems on an everyday basis. The real estate is really picking up in Indore and there are a lot of insfrastructure developments in the city that is drawing IT professionals, MNC's and a whole bunch of property investors. So why has the civic facilities remained this pathetic? Conveniently however, there was an answer to that from Sarang. He blamed it on all the Congress corporators but has promised that there is going to round the clock work and all lack of civic facilities would be rectified. Hopefully he keeps to his word. From what I’ve come to know, there are going to be a major pipeline that is going to be laid from AB road to bypass. This is the new water supply line that will be providing us with more water, because currently there is not enough for the city. Yes, the power crisis is definitely here. My sister’s house is in Mahalaxmi nagar and I have some idea about the number of powercuts that plague that area. It is funny because the state government claims that they are providing us Indoreans power continuously, but still there are cases like this and that also in such a prominent residential part of the city like Mahalaxmi Nagar. The powercuts there last for hours, and are pretty regular. Its okay during the day, people manage somehow, but after dark it is almost impossible to do anything without the power. But, if you are going for these plots, I’d suggest you make a good bargain, they might bring down the prices if you are lucky. You know personally I think it’s better to invest in lands inside these colonies and with trusted builders to avoid being a victim of any land scam. Ujjain road is slowly getting developed with the HBN mega mall coming up soon, so it’s a good thing that you are exploring your investment options here. I hope your idea behind this investment isn’t to move in immediately or for a ready to occupy property. Properties at Ujjain road are attracting investments in under construction properties and sale of residential lands. The area is less than 7 kms far from the airport, so I think development wise you shouldn’t worry too much. The IDA would definitely take some measures to develop commercial and residential properties around the area. Even if you plan to invest in a land and construct a house, the area is pretty serene and quiet. But, I also found out from somewhere else that there are about 125 apartment and flats and about 50 rowhouses, but all the row houses are sold by the builder, and only about 30-35 apartments left for sale. Immediatey the sewarage department was alerted and told to do their job so now routine inspections are being carried out at every zone level and to make sure there are no chambers left uncovered. So the situation is much better now. I don't much about the Pipliyahana pond project, just that it costs 1.75 crore for the entire things. Social infrastructure provisions are very good in Super Corridor. Most of the constructions are at different stages of development but most likely in 2 years they will start giving possession and be for sale. Other than that, you will be really well connected with most other places via the NH 17, the Edapally- Palarivattom Road, and the Ponevazhi Road. The Edapally railway station is just 1km away, and the airport is also close.
The water condition in Edapally last year got very bad. The authorities used to cut off water supply without even informing us before as they used to do some repair work or the other. This was very irritating because we relied on this water for drinking purposes! Yes, water tanker is there but always there'd be very little quantity.

Manorama Ganj is a popular locality, i think, in Indore. I came to know about this place from the famous Geeta Bhavan Hospital here. The locality is a good residential locality also. This residential area has mostly individual houses and some two or three storey buildings here.

I am guessing that the residential project's construction and land area have been finalised and have been approved by the Indore Development authority and to add to that the project is also a Government approved MR12 project which means that the builders have got most approvals done for the project.

The Indore Developmental Authority has finally replied to the notice that the high court had asked them to regarding the Kesharbagh bridge's work progress and has put the entire blame on the constructing company saying that the company was behind the delay and not them.

Q: Hi, I am getting new Flat possession with in 2-3 months which is already delayed one year by Builder. In Final payment they are asking following: Maintenance charges (for 2 years) , Sinking fund (payable at the time of possession & finally handover to society) and Club membership (Payable on completion) My township has 10 towers and only 5 towers is launched and under construction. GYM, Swimming pool, sport complex like amenities are not started and as per them it will be grounded after complete township I believe 10 years later from now. So what are the charges actually payable because these is not beneficial for me in couple of future years.
