Crores of Rupees spent on Apartments in the Metro Cities
In Mumbai, Rs 10.08 crore was spent on a 4-BHK apartment with an area of 2,771 sqft on Senapati Bapat Marg. This 33rd-floor apartment is housed in an under-construction residential tower touted to be among the most sought-after properties in the area. This works out to a per sq ft price of Rs 36,400, which includes the cost of three car parkings. The apartment would have a spectacular view of the eastern seaboard and the Mahalakshmi Racecourse.
Residential rates here range between Rs 25,000 and Rs 40,000 depending on the age of the property and the amenities offered.
In a recent transaction in Delhi, Rs 5.05 crore was spent on a 1,894-sqft duplex apartment. This is a 3-BHK duplex apartment with a courtyard and a garage. The secondary sale transaction took place in the Asiad Village, a posh residential area in South Delhi, near Siri Fort Sports Complex and Auditorium. Asiad Village was built for the Asian Games in 1982 and was made available for sale to the general public in 1986 by DDA. It is an aesthetically designed complex built on the concept of courtyards and gardens with linked upper terraces. Its morphology resembles a traditional village, with cubic solids and voids that are characteristic of the Indian urban fabric.
Similarly in Pune, a 3-BHK unit with two car parks was sold for Rs 1.6 crore, all inclusive, in a newly launched project, Sobha Garnet, located off NIBM Road. The apartment was designed to an area of 2030 sqft. It is an 11- storied building with two levels of covered car parks. Amenities include two swimming pools, two gymnasiums, amphitheatre, half basket-ball court, tennis court, badminton court, jogging track, children’s play area, clubhouse, etc. The project comprises luxurious 3- and 4-BHK apartments spread across 7.5 acres of land. The base rate quoted for the project is Rs 4,450 per sqft, and the quoted residential rates at NIBM/ Kondhwa range between Rs 3,600 and Rs 6,000 per sqft.
