Affordable homes by GHB; no more affordable

affordable housingGujarat- The state eminent for its affordable housing will not offer cheap homes as per government plans. The Gujarat Housing Board (GHB) has not proposed cheap prices of apartments in major cities.

The price of one bedroom apartment proposed by Gujarat Housing Board is around Rs 11 lakh. While a two bedroom apartment unit will be around Rs 18 lakh and Rs 21 lakh.

The last assembly polls witnessed heavy discussions on affordable housing. The chief minister expressed his views and supported affordable housing.

Although the board is trying its best to find options to reduce the cost of units but no big scope seems in the picture, say sources in GHB. In this regard, government will soon start demand survey by April 2013. It will also invite applications from public in next few months.

The board had released many tenders projects worth Rs 790 crore for new schemes at few places. These include Transport Node, Munjka and Rangol in Rajkot, Kalapinagar and Hathijan in Ahmedabad, Tarsali in Vadodara along with Ganeshpura (Chhaparabhatha) in Surat. The government has approved one project each in Rajkot, Vadodara and Surat.

One project in Rajkot and those in Ahmedabad got cancelled on the basis of cost. It is expected that these tenders will be floated again soon.

Sources say that the carpet area of the projects would be more than those flats which are offered by private builders. Additionally, the government will also provide all basic amenities. Thus, on whole the board is offering best price to home buyers.

The projects by GHB is not likely to start by end of 2013. This means it will take minimum three more years to complete them. More than Rs 300 crore has been allocated to GHB for affordable housing projects.

The government has allocated Rs 2,85 crore to GHB and other local bodies to provide housing to low income group (LIG) citizens in urban areas.

For management and maintenance of open land and measurement, the government has also allocated Rs 21 crore to the board. This include compound walls, fencing around housing areas, gates and deployment of security personnel to prevent encroachments.
