Bangalore housing society to reduce cost by trimming security
A real estate builder of a luxurious apartment complex near Marathahalli said that most of the apartment complexes are cutting down on their security, trimming manpower to the extent, to save on maintenance cost.
However, the builder told that it is smaller apartments that are trimming on security guards and his apartments complex does not entertain such practises.
A security personal of a housing society in South Bangalore said that three months ago three of their security guards were dismissed without being assigned any reason. Now there are only four people, at any given point of time, manning an apartment complex of over 60 flats. Another major problem faced by many apartments is the lack of skilled personnel.
Another real estate builder said that most securities available are semi skilled labourers who are utilized to man the gates and compounds, manage vehicles, keep the books and man management. Cost cutting is not a practice when it comes to security and maintenance.
Now-a-days it is very difficult to get skilled security personnel. Many apartments in Bangalore trim security to cut cost.
An industry expert said that there are over 4 lakh apartment complexes in the city in which 5% falls under the plush category, while 70% make up mid-sized apartments that fall under the Rs 30 lakh to Rs 70 lakh price points. Most of them cater to the 1BHK – 4BHK segment.
Apartment societies comprises of respected members or elected representatives from housing complexes take over maintenance and security from the builders after the first couple of years and take the requirements according to their funds and needs. It is then that most maintenance and security cuts are seen.
