Cidco approval must for developments around Navi Mumbai airport

Mumbai- Maharashtra government has appointed the City and Industrial Development Corporation (Cidco) as the special planning authority (SPA) for around 10 to 25 km peripheral area of the proposed Navi Mumbai International Airport (NMIA) at Panvel.

The state government is making significant moves in long term planning of developing a knowledge corridor. Any development or construction in Navi Mumbai territory has to seek approval from Cidco. At present the region is spread across 344 sq km.

The territory has even been extended up to Karjat, Khopoli, Khalapur, Khopta, Nitalas and Pen which include over 270 villages and an area of over 600 square km. The new territory of Cidco has been declared as Navi Mumbai Airport Influence Notified Area (NAINA).

Over the next few decades, it is likely that two more cities like Navi Mumbai are going to emerge along the Pune-Mumbai corridor.

Cidco has been given a high responsibility of regulating urban, residential, industrial and other developments in the Navi Mumbai region, mostly along the Mumbai-Pune old highway, Goa highway and the expressway. The permission to the development plan was given after minute planning by Cidco officials over the last one year.

While granting environment and CRZ clearances for the proposed Navi Mumbai airport project, the environment and forest ministry had put a condition that the development plan of Navi Mumbai will be revised and re-planned to avoid unplanned growth around the airport region.

Airport Authority of India (AAI) provisions strictly prohibit construction of projects or any structure within the periphery of ARP of Navi Mumbai International Airport, without obtaining NOC from the Authority.

Cidco had submitted a proposal to the government for its appointment as SPA for the area around the proposed airport. The area excludes eco-sensitive zones such as the Matheran Eco Sensitive Zone. Since Cidco has been appointed as SPA, it has been declared that all other Special Planning Authority in NAINA will have to stop functioning. The UD department has told Cidco to prepare development proposals and development control regulation for the NAINA as per the MRTP Act.
